Parkland Florida Real Estate: What New-Home Buyers Should Know

What you will see when you search Parkland real estate

Search Parkland and you will see two kinds of homes. Some are resale homes that someone already lived in. Others are new homes that a builder just finished or is still building.

Both can be good. They are just different. A resale home may have a bigger yard or a spot you love. A new home gives you a clean start. Everything inside it is brand new, and the builder stands behind it with a warranty.

This guide is about the new-home side. If that is what you want, you need to know three things:

  • which communities are building in Parkland

  • what each plan offers

  • how the numbers compare

We will walk through all three.

Why some buyers pick a new home

New homes in Florida are built to the current building rules. That matters here because of hurricane season. Lennar lists impact-resistant glass windows and doors as part of every home at Parkland Royale. You can read more about that in our guide to hurricane impact windows and what they cost.

Here are the other reasons buyers tell us they like new:

  • Fewer surprise repairs. The roof, the air conditioner and the plumbing are all new.

  • A warranty. Lennar's limited warranty is called 1-2-10. It covers workmanship for one year, systems for two years, and structure for ten years.

  • Modern layouts. Open kitchens, big living rooms, and first-floor bedrooms are common.

  • Smart-home basics. The builder lists a video doorbell, a smart lock and a smart thermostat.

A new home also has trade-offs. You may wait for the build. The yard may start as bare lawn. Ask about each one so nothing surprises you.

Parkland Royale at a glance

Parkland Royale has two collections. A collection is a group of floor plans that share a style and price level.

  • The Crown Collection has four plans: Barony, Highgrove, Kingsmont and Valemont. They run from about 3,283 to about 4,155 square feet.

  • The Monarch Collection has four plans: Astoria, Marquis, Regent and Sovereign. They run from about 3,205 to about 4,339 square feet.

That makes eight plans in all. Astoria is the only one-story plan. The rest are two stories. Two plans, Highgrove and Sovereign, have a private Next Gen suite for relatives or guests. We explain those in our guide to Lennar Next Gen homes.

A gated address

Lennar describes Parkland Royale as a manned, gated community. The builder also lists a clubhouse, a pool, a fitness center, a splash park, a park and lakes. These are planned amenities. The builder has not published opening dates. To get the current status, call 561-704-0091.

How Parkland Royale compares with other new homes nearby

NHS is not tied to one builder. We tell you when another community fits you better. Here is how we see it.

  • Saltgrass at Heron Bay is a Toll Brothers community, also in Parkland and also gated. Its sizes overlap with Parkland Royale. Its starting prices are higher at every size, based on the builder's own page. Its garages are bigger too. Every plan there has three or four bays.

  • Vineyards in Davie is a D.R. Horton community. Its largest single-family plan, the Ponte Vedra, has 5 bedrooms and about 3,000 square feet. That is close to Parkland Royale's smallest plans. See Vineyards.

  • Hunters Manor in Pompano Beach is also by D.R. Horton. Its homes are smaller and start in the low $600,000s. It is a different price level. See Hunters Manor.

If you want 3,200 square feet or more in a gated community, the choice is mostly between Parkland Royale and Saltgrass. If you want a lower price, Hunters Manor and Vineyards are worth a look. Call us and we can walk any of them with you.

Getting around

Parkland sits in northwest Broward County. A few real roads connect it to the rest of South Florida:

  • The Sawgrass Expressway (State Road 869) runs along the south side of the city. It joins Florida's Turnpike near Coconut Creek.

  • University Drive (State Road 817) runs north and south.

  • US 441 (State Road 7) is another north-south road on the east side.

  • Loxahatchee Road starts at US 441 in Parkland and runs northwest.

Parks and things to do

Parkland has city parks with real facilities. The city lists Pine Trails Park with sports fields, courts, a fishing pier, trails and an amphitheatre. It also lists the Equestrian Center at Temple Park, which has two riding rings. We cover them in Parkland parks and things to do.

What to ask before you choose

Use this short list on every tour:

  1. Which plans can I see in person? Some plans are shown as finished homes. Others are not.

  2. What is included, and what costs extra? Ask for the list in writing.

  3. What is the monthly cost beyond the mortgage? Ask about community fees and taxes. Get the numbers from the builder's contract papers, not from a blog.

  4. When will the amenities open? The builder has not published dates.

  5. What incentives are available today? Incentives change often.
