What a Next Gen suite is
A Next Gen suite is a small home inside the big home. It has its own space to sit, its own tiny kitchen and its own bedroom. The people who stay there can close the door and have their own place. They can also join the family any time.
Families use these suites in many ways:

How the suites differ
The Highgrove suite. The builder lists a living area, a kitchenette and a bedroom. The bedroom measures about 10 ft 7 in by 11 ft 4 in. The builder's text does not say whether the suite has its own bathroom or its own outside door. Ask about both at your visit.
The Sovereign suite. The builder lists a private entrance, a living area, a kitchenette, a bedroom, a bathroom and a laundry. That is the full list. It is the most complete suite at Parkland Royale. A person can live there without stepping into the main home.
If privacy is the top need, the Sovereign is built for it. If you want a smaller house that still has a suite, the Highgrove is the one to see.

How the main homes differ
The suite is only part of the story. You live in the main home too.
Highgrove main home. It has a great room about 16 ft 11 in by 20 ft 11 in, a kitchen, a breakfast nook, a dining room and a covered terrace. Upstairs, the owner's suite is about 16 ft by 18 ft 4 in. There are three more bedrooms and a bonus room.
Sovereign main home. It has a family room about 18 ft 5 in by 17 ft 11 in, a living room, a dining room, a big kitchen and a covered terrace. The terrace is the biggest of the two, at about 29 ft 11 in by 11 ft 4 in. Upstairs, the owner's suite is about 17 ft 10 in by 15 ft 11 in. There are three more bedrooms. The builder does not list a bonus room.
So the Highgrove gives you a bonus room upstairs. The Sovereign gives you more room on the first floor. Our plan-by-plan guide shows how they fit in with the other six plans.
Price and size
The Sovereign is about 800 square feet larger. It also starts at a higher price. In general, Crown plans have started lower than Monarch plans, and the Highgrove is a good example. We explain how the collections differ in Crown vs Monarch.
Ask yourself: do you need the extra 800 square feet and the separate entrance? If yes, the Sovereign makes sense. If not, the Highgrove may be the smarter pick.
Both plans share the basics
Lennar lists the same core features for both plans. These include concrete block construction, impact-resistant glass windows and doors, and quartz counters. The suite has its own list too. It includes tile floors in the living area and kitchenette, carpet in the bedroom, and 10-foot ceilings. Read more in what is included.
One small note. The builder's feature list shows two different appliance packages. One is a standard stainless steel set. The other names higher-end brands. Ask your sales contact which one is in the home you want, and get it in writing.

Questions to ask on a tour
Does the suite have its own bathroom?
Does the suite have a separate door to the outside?
Is there a washer and dryer in the suite?
Where does the suite sit compared with the garage?
Can I see a finished Highgrove or Sovereign?
Think about how you will use the space in five or ten years. A suite for a parent today might be a guest room later.

Neither plan is better in every way. They are built for different families. If you cannot decide, tour both. The difference in feel is easy to notice once you walk the rooms.
What changes over time
A suite can serve more than one purpose over the years. A grown child might stay for a while and then move out. A guest room for a parent might become a home office. Think about how you might use the space in five or ten years, not just next month.
