Broward County Property Tax on a New Home: 2026 Rates, Due Dates and the Year-Two Jump

In this article
Broward County property tax is figured by multiplying your home's taxable value by your area's millage rate, then dividing by 1,000. For 2026, the final total rate is 20.1680 mills in Pompano Beach, 18.3596 in Parkland, and 19.4550 or 18.2964 in Davie, depending on the hospital district, per the Broward County Property Appraiser. Bills go out Nov. 1, and paying in November saves 4%.
How is Broward County property tax calculated?
Your tax bill has two main parts. The first is the value part, called ad valorem tax. The second is any flat charges.
The value part. The Broward County Property Appraiser (BCPA) sets your home's assessed value. Exemptions, like homestead, come off that value. What is left is your taxable value. Then each taxing body applies its millage rate. One mill is $1 of tax for every $1,000 of taxable value.
The flat part. Florida law (section 197.3632) defines non-ad valorem assessments as charges ""not based upon millage."" They are included on the same combined notice as your property taxes. Look for them on your bill, because they add to what you owe.
Here are the 2026 final total millage rates for three Broward cities with new-home communities, from BCPA's ""2026 Final Millage Rates"" table:
Area (BCPA millage code) | 2026 final total millage | Tax per $100,000 of taxable value |
|---|---|---|
Pompano Beach (1512) | 20.1680 | $2,016.80 |
Davie, north hospital district (2412) | 19.4550 | $1,945.50 |
Davie, south hospital district (2413) | 18.2964 | $1,829.64 |
Parkland (3012) | 18.3596 | $1,835.96 |

The same table shows the countywide pieces every city shares. For 2026, Broward County operating is 5.6628 mills and the School Board is 6.2940 mills plus 0.1587 mills for school debt.

How much is property tax on a $500,000 home in Broward?
Here is an EXAMPLE only. It uses an assessed value of $500,000 and the 2026 final millage rates above. It does not include flat non-ad valorem charges, which vary by property.
EXAMPLE: $500,000 assessed value | No homestead | With homestead (2026 rules) |
|---|---|---|
Pompano Beach (1512) | $10,084.00 | about $9,217.57 |
Davie, north (2412) | $9,727.50 | about $8,897.72 |
Davie, south (2413) | $9,148.20 | about $8,377.99 |
Parkland (3012) | $9,179.80 | about $8,406.34 |
How we got the homestead column: Florida's first $25,000 exemption comes off for all taxes. The second exemption is $26,411 for 2026, according to the Florida Department of Revenue's inflation table, and it comes off non-school taxes only. In Pompano Beach that saves about $504.20 on the first part and about $362.23 on the second, or about $866 a year.
Your real bill will differ. Your assessed value, your exact millage code and any flat charges all change the number. BCPA has a Home Buyer's Tax Estimator on its website, and our team can help at 561-704-0091.
When are Broward County property taxes due?
The Broward County Tax Collector says, ""Property tax bills are mailed on November 1 and due March 31 each year."" Paying early earns a discount:
Pay in | Discount |
|---|---|
November | 4% |
December | 3% |
January | 2% |
February | 1% |
By March 31 | No discount, taxes due |
Source: Broward County Tax Collector, checked Oct. 12, 2026. The discounts come from Florida Statute 197.162.
The Tax Collector also says, ""Taxes become delinquent on April 1."" On the EXAMPLE Pompano Beach homestead bill above, paying in November would save about $368.70.
Prefer to pay in pieces? The Tax Collector's installment plan lets you pay four times a year. Enrollment ""opens annually from November 1 to April 30 for the next tax year.""
Why does property tax on a new home jump after the first year?
This surprises a lot of new-construction buyers. Florida values property once a year, on January 1.
Florida Statute 192.042 says ""improvements or portions not substantially completed on January 1 shall have no value placed thereon."" So if your home was still being built on Jan. 1, that year's bill may cover mostly the land. The next year, the finished home is on the roll, and the bill can be much bigger.
Two more things push the second bill up:
The seller's exemptions end. BCPA says ""the sellers' exemptions will not carry over beyond the year of the sale: you MUST apply for your own exemptions.""
Your homestead starts the next year. BCPA's August 2026 newsletter says that if you ""purchased your home after January 1, 2026, you are eligible for 2027 Homestead Exemption.""
If your lender set up escrow from the first, smaller bill, your monthly payment can rise when the escrow is redone. Our guide to what escrow is explains why.

How do you file for homestead in Broward County?
File with BCPA. Florida law (section 196.011) sets the deadline: apply ""on or before March 1"" of the year you want the exemption.
BCPA says, ""The timely filing period for Homestead Exemption for 2027 is March 3, 2026 through March 1, 2027."" You can file online at bcpa.net/onlinehomestead.asp.
Once you have homestead, Florida's Save Our Homes cap limits how much your assessed value can rise each year. Florida Statute 193.155 caps it at 3% or the change in the Consumer Price Index, whichever is lower. The Florida Department of Revenue lists the 2026 cap at 2.7%. Homes without homestead have a separate 10% cap under section 193.1555.

Is there a property tax change on the Florida ballot?
Yes. Florida voters will see Amendment 3 on the Nov. 3, 2026 ballot. The Florida Division of Elections lists its official title as ""Increased Homestead Exemption; Lower Cap on Increases in Non-Homestead Property Assessments.""
The official ballot summary begins: ""This amendment increases the homestead exemption, for all non-school taxes, to $150,000 in 2027 and $250,000 in 2028."" The examples in this article use today's rules. We do not take a side on how to vote. Read our neutral Amendment 3 explainer for what it would change.
What this means for new-construction buyers in Broward County, FL
Buying new in Broward means planning for two different tax years.
Year one: your bill may be based mostly on land, if the home was not substantially complete on Jan. 1. Enjoy it, but don't budget around it.
Year two: the finished home is taxed, and the seller's exemptions are gone. File for homestead by March 1 so your own exemption starts as early as possible.
Check your millage code. Two homes in the same town can have different rates. Davie alone has two 2026 totals, 19.4550 and 18.2964.
Ask your lender to base escrow on the finished home's expected tax, not the first bill.
Pay in November if you can. The 4% November discount is the largest one for paying the full bill at once.

Common Questions
How is Broward County property tax calculated?
Take your taxable value, which is the assessed value minus exemptions, and multiply it by your area's total millage rate, then divide by 1,000. Flat non-ad valorem charges are added on top. Your millage code on bcpa.net tells you which rate applies.
What is the 2026 property tax rate in Broward County?
It depends on where you live. The 2026 final totals from the Broward County Property Appraiser are 20.1680 mills in Pompano Beach, 18.3596 in Parkland, and 19.4550 or 18.2964 in Davie. Every \$100,000 of taxable value at 20.1680 mills is \$2,016.80 a year.
When are Broward County property taxes due?
Bills are mailed November 1 and are due March 31. You save 4% in November, 3% in December, 2% in January and 1% in February. Taxes become delinquent on April 1.
Why is my first tax bill on a new home so low?
Florida values property on January 1. Under Florida law, a home not substantially complete on that date has no value placed on it, so the first bill may cover mostly the land. The next bill includes the finished home.
When should I file for homestead in Broward County?
File with the Broward County Property Appraiser by March 1 of the year you want the exemption. If you bought your home after January 1, 2026, BCPA says you are eligible for the 2027 homestead exemption.
How much does homestead save on a Broward tax bill?
It depends on your rate. The first \$25,000 exemption applies to all taxes, and the second, \$26,411 for 2026, applies to non-school taxes. At Pompano Beach's 2026 rate, that works out to about \$866 a year on a home assessed at \$500,000.
