About the appliances

The builder's feature list shows two different appliance packages. One is a standard stainless steel package. The other names higher-end brands. Because the lists do not match, we do not know which one comes with a given home. Ask your sales contact and get the answer in writing. Do not buy based on a brand you saw online.

About the countertops

At Parkland Royale, Lennar lists quartz for the kitchen, the bathrooms and the laundry. We did not see granite in the list. Ask the sales team to show you a sample of the quartz so you can see the color and pattern in person.

The warranty

Lennar's limited warranty is called 1-2-10. It has three layers:

  • 1 year for workmanship, which covers the quality of construction and finish

  • 2 years for mechanical systems, which covers electrical, plumbing and mechanical work

  • 10 years for structure, which covers load-bearing parts of the house

The builder says the length can differ in some other states. Ask your sales contact for the full written warranty so you can see what is and is not covered.

What may cost extra

The builder's list shows what comes with the home. It does not give a full list of what costs extra. Things like different flooring or added cabinets may be options. Ask for the options list for your plan and lot, and ask which items are priced separately.

Flood and insurance

Wind is only part of the picture. You should also look up the flood zone for any address you are thinking about. Use the FEMA Flood Map Service Center and the Broward County flood zone page. Then talk to an insurance agent.

The builder's website gives a list of features. Your purchase papers are the real list. Here is how to check them:

  1. Find the feature list. Look for a page or an addendum with a list of what comes with the home.

  2. Match it to the website. Check that impact windows, the garage door and the quartz are all on it.

  3. Look for ""per plan."" Some items change from plan to plan. For example, brick pavers and soaking tubs are listed as ""per plan.""

  4. Ask about options. Anything you add will have its own price.

  5. Keep a copy. Save the papers in a safe place.

If something on the website is not in your papers, ask about it before you sign. It is much easier to fix a question now than after closing.

Ask about service after you move in

The warranty is only helpful if you know how to use it. Ask your builder these questions:

  • How do I report a problem?

  • Who do I call, and how long does it take to get a reply?

  • What counts as workmanship, and what counts as a system?

  • What can I do in the first week to keep records, like taking photos?
