  • A manned gate has a person at the entrance. Visitors stop and say who they are.

  • A keypad or remote gate opens with a code or a clicker. No one is staffed there.

Lennar's page calls Parkland Royale ""manned and gated."" That is the builder's description. Ask the sales team how the gate works day to day, such as who staffs it, when, and how guests get in.

What a gate can do for you

  • Fewer cars driving through. Only residents, guests and workers use the roads inside.

  • A set way for guests to arrive. You can plan for visitors and deliveries.

  • Shared spaces. Gated communities often have amenities that residents share.

What a gate cannot do

Saltgrass at Heron Bay is built by Toll Brothers. The builder's page calls it a gated, amenity-rich master plan. Its homes run from about 2,600 to about 4,600 square feet, and its starting prices are higher than Parkland Royale's at every size. Its homes also have three- or four-car garages. If you want a larger garage and a bigger amenity set, take a look. If you want a lower starting price for a similar size, look at Parkland Royale.
