Living on one floor

A one-story home puts everything on a single level. The bedrooms, the kitchen, the laundry and the living areas are all on the same floor.

Here is why people like it:

  • No stairs. You never carry laundry or groceries up and down.

  • Easy for every age. Young kids and older relatives both find it simple.

  • Everything is close. You can hear the kids from the kitchen.

  • Easy to keep an eye on. One floor is simple to look after.

And here is what to think about:

  • A wider footprint. The same square footage takes more ground, so the house is wider than a two-story home.

  • Less distance between rooms. Bedrooms may be closer to the living areas, which means less separation at night.

  • Fewer options. Only one plan at Parkland Royale is a single story.

Living on two floors

A two-story home puts bedrooms upstairs and living areas downstairs, in most plans.

  • More separation. Sleeping areas are away from the main rooms.

Both have five bedrooms and four full baths. The Barony adds a half bath, a third garage bay and a bonus room. The Astoria keeps everything on one level.

How the rooms feel

The numbers below come from the builder's plan drawings.

Astoria. The family room is about 17 ft 9 in by 20 ft 7 in. The living room is about 19 ft 7 in by 17 ft 9 in. The kitchen is about 11 ft 10 in by 16 ft 4 in. The owner's suite is about 13 ft 11 in by 19 ft 11 in. The covered terrace is about 25 ft by 12 ft 2 in. A bedroom near the front entry has its own full bath.

Barony. The great room is about 16 ft 11 in by 20 ft 11 in. The owner's suite upstairs is about 16 ft by 18 ft 4 in. The covered terrace is about 17 ft 2 in by 8 ft 8 in. One bedroom is on the first floor. The other four rooms for sleeping are upstairs.

The Astoria has two big living spaces on the first floor, a family room and a living room. The Barony has one big great room and a bonus room upstairs. The Astoria's covered terrace is also much longer.

Which one fits you?

Pick the Astoria if:

  • you want no stairs

  • someone in the family needs a bedroom with no steps

  • you like big, open rooms on one level

Pick the Barony if:

  • you want a three-car garage

A note on the price

The Astoria is smaller than the Barony, but it has started at a higher price. One reason is that it sits in the Monarch Collection. Monarch plans, in general, have started higher than Crown plans. What every plan has

Everyday life in each

Laundry. In a one-story home, the laundry room is on the same level as the bedrooms. In a two-story home, it may be on the first floor or on the second, depending on the plan. Ask which one you are touring.

Noise. On two floors, the bedrooms are above or apart from the living areas. That can help if someone sleeps early or late. In a one-story home, you can use the layout instead. Look at how far the bedrooms are from the family room.

Guests. A first-floor guest bedroom helps in both styles. The Astoria has one near the front entry with its own bath. It is a good fit for someone who does not want stairs.

Outdoor living. Every plan has a covered terrace. The Astoria's is about 25 feet long. The Barony's is about 17 feet long. Stand in each one and picture your own table and chairs.

Storage. Ask about closets and the garage. The Barony has room for three cars. The Astoria has room for two.

Test it yourself
