Townhomes or single-family homes?
The townhomes run from 1,785 to 1,940 square feet. They have recently started from the mid $480,000s to the mid $510,000s. The single-family homes run from 2,085 to 2,878 square feet. They have recently started from the low $620,000s to the upper $690,000s. Fenced rear yards apply to the townhomes only.

Which plans have a bedroom on the first floor?
Four plans do: the Denali, Sapole, Hayden and Grandcourt. In every other plan, all bedrooms are upstairs. A first-floor bedroom works for a guest, a parent, or a home office.
Denali: Bedroom 2 is 10'0" x 10'0", with a full bath on the first floor.
Sapole: Bedroom 4 is 10'5" x 11'11", with a full bath.
Hayden: Bedroom 2 is 11'8" x 10'8", with a full bath.
Grandcourt: Bedroom 5 is 10'8" x 13'4", with a full bath.
The Denali is the only townhome with this layout. It gives you a downstairs bedroom and full bath at a townhome price. The next plan with one is the Sapole, which has recently started roughly a hundred thousand dollars higher.
Does garage size matter?
Yes, and it draws a clear line. Every townhome has a one-car garage that measures 12'0" x 20'0". The Sapole is the only single-family home with a one-car garage, at 12' x 19'1".
Three plans have a two-car garage:
Galen: 20'0" x 20'0"
Hayden: 20'4" x 20'0"
Grandcourt: 19'0" x 20'0"
If two cars must fit inside, start with the Galen. It has recently started about fifteen thousand dollars above the Sapole. That gap buys a second garage space, a flex room and roughly 385 more square feet.
Which plans have flex or extra living space?
Parker Pointe offers three kinds of bonus room.
A flex room. A flex room is a spare room with no set job. It can be an office, a playroom or a gym. The Galen has one at 11'8" x 12'0", beside the front door. The Hayden has one at 12'0" x 11'4".
An upstairs living room. This is a second sitting area on the bedroom level. The Sapole has one at 12'0" x 16'9". The Hayden has one at 11'0" x 12'0". The Grandcourt has the biggest, at 14'4" x 14'2".
A sitting room. Only the Grandcourt has this. It is 11'8" x 12'10" on the first floor. It sits next to a 24'2" x 14'4" great room, which is one big open space for kitchen, dining and living.
The Hayden is the only plan with both a flex room and an upstairs living room. It has recently started about thirty thousand dollars above the Galen. The townhomes have no flex room. Their extra space is the great room, 21'4" wide in all five.
Which plan has the most outdoor space?
The Rainier and Denali win among the townhomes. Both have a 19'4" x 6'0" patio. The Bryce patio is 7'0" x 5'0". The Sheraton and Shenandoah patios are only 8'6" x 3'0".
A 19'4" x 6'0" patio has room for a table and chairs. An 8'6" x 3'0" patio fits a chair or two. The single-family homes go bigger. The Sapole, Galen and Hayden each list a 10'4" x 8'2" patio. The Grandcourt lists 10' x 8'.
Sheraton or Shenandoah?
Almost no difference. Both are 4-bedroom, 2.5-bath townhomes. The Shenandoah is two square feet larger, at 1,836 versus 1,834. The kitchens differ by an inch. The front living room is 9'0" x 14'6" in the Sheraton and 9'0" x 14'10" in the Shenandoah. The great room, bedrooms, patio and garage match.
The honest answer is to walk both. Choose by price, lot and location in the community. The floor plan will not decide this one.
The Rainier is the same layout family with a much bigger patio. It has recently started about ten thousand dollars above the Sheraton. If you like being outside, that is a fair trade.
Which plan fits which buyer?
Nothing replaces walking the homes, but here is a plain guide.
A smaller budget matters most: The Bryce. It is the least expensive plan and has 3 bedrooms. It is also the smallest.
You want 4 bedrooms for the lowest price: The Shenandoah or Sheraton.
A guest or parent needs a downstairs bedroom: The Denali.
You want the smallest step up to a single-family home: The Sapole. It has a one-car garage, a downstairs bedroom and an upstairs living room.
You want a two-car garage: The Galen, Hayden or Grandcourt.
You work from home: The Galen or Hayden. Both have a flex room.
You host a lot or have a big family: The Grandcourt. It has a first-floor bedroom, a sitting room and an upstairs living room.
You may not need a single-family home. If a two-car garage is not on your list, a townhome may cover the rest for far less.
What comes with every plan?
Every Parker Pointe home is part of D.R. Horton's Tradition Series. Kitchens have 2CM granite countertops, and bathroom tops are cultured marble.
