Terra Sol Floor Plans: All Four Townhomes Compared

Terra Sol has four floor plans from Lennar: the Carnation, the Iris, the Poppy and the Water Lilly. All four are two-story townhomes in Homestead with a one-car garage and a balcony off the owner's suite. They have three or four bedrooms and run from about 1,649 to about 1,804 square feet. A half bath is a small bathroom with a toilet and a sink but no tub or shower. Every Terra Sol plan has one on the first floor. Lennar calls it a powder room.
Lennar gives one square-foot number for each plan. It does not say how much is air-conditioned space.
The four plans are only about 155 square feet apart. So the real choice is how the rooms are split up, and what you want upstairs.
What every Terra Sol plan shares
All four plans follow the same basic idea:
Two floors. The kitchen and living spaces are downstairs. The bedrooms and the laundry room are upstairs.
A one-car garage. It measures 12 ft by 20 ft on the builder's drawings. The Water Lilly's is 12 ft by 20 ft 4 in.
A back patio. It is 15 ft by 10 ft on every plan.
A balcony off the owner's suite. It is 20 ft by 4 ft on every plan, with an aluminum railing.

The room sizes in this guide come from the builder's floor-plan drawings. Always ask the sales team to confirm them for the home you pick.
The Carnation: the biggest great room
The Carnation is the smallest plan at about 1,649 square feet. It has three bedrooms, two full baths and a half bath. It is the only Terra Sol plan with two full baths instead of three.
What it gives you is space where people gather. The great room is about 15 ft 2 in by 19 ft 3 in, the largest great room in the lineup. There is also a living room near the front door, about 11 ft 11 in by 11 ft 4 in. The kitchen is about 9 ft by 13 ft. There is no separate dining room, so the table goes in the great room.
Upstairs, the owner's suite is about 12 ft 6 in by 12 ft 11 in. The two other bedrooms are about 10 ft 9 in by 11 ft 6 in and 10 ft 9 in by 12 ft 4 in. A small loft of about 7 ft by 9 ft sits between them.
The Iris: a dining room and a third full bath
The Iris is about 1,671 square feet. It has three bedrooms, three full baths and a half bath.
Downstairs, it trades the Carnation's living room for a real dining room. The dining room is about 12 ft by 10 ft 3 in. The great room is about 12 ft 2 in by 21 ft, long and narrow. The kitchen is about 12 ft 3 in by 9 ft.
Upstairs, the owner's suite is about 13 ft 4 in by 12 ft. Bedroom 2 is about 11 ft 10 in by 12 ft. Bedroom 3 is about 10 ft 6 in by 10 ft. The loft is small, about 8 ft 8 in by 6 ft 4 in.

The Poppy: three rooms downstairs and the biggest loft
The Poppy is about 1,746 square feet. It has three bedrooms, three full baths and a half bath.
It has three separate rooms on the first floor, like the Water Lilly. There is a living room of about 11 ft 11 in by 10 ft 6 in, a dining room of about 12 ft by 10 ft 3 in, and a family room of about 12 ft 2 in by 15 ft 10 in. The kitchen is about 12 ft 3 in by 9 ft. Upstairs, the Poppy has the biggest loft at Terra Sol, about 10 ft 6 in by 10 ft 2 in. Lennar shows an option that turns that loft into a den. Our guide to what a den is explains the difference. The owner's suite is about 13 ft 4 in by 12 ft.
The Water Lilly: the only four-bedroom plan
The Water Lilly is the largest plan at about 1,804 square feet. It is the only Terra Sol plan with four bedrooms. All four are upstairs. It has three full baths and a half bath.
Downstairs, it has the biggest living room in the lineup, about 11 ft 11 in by 16 ft 3 in. It also has a dining room of about 12 ft by 9 ft 7 in and a great room of about 12 ft 2 in by 15 ft 7 in.
Upstairs, the owner's suite is about 12 ft by 15 ft 4 in. The other three bedrooms are about 9 ft 7 in by 10 ft 11 in, 10 ft by 9 ft 11 in, and 9 ft 7 in by 10 ft. To fit the fourth bedroom, this plan gives up the loft.

You host a lot. Start with the Carnation. Its great room is the biggest.
You want a dining room. The Iris, the Poppy and the Water Lilly all have one.
You want a living room, a dining room and a separate family room. The Poppy and the Water Lilly both have all three. Lennar calls the Water Lilly's a great room.
You need a fourth bedroom. Only the Water Lilly has one.
You want a flexible space upstairs. The Poppy's loft is the largest, and it has a den option.
