Coffered Ceiling: What It Is and Why Terra Sol Has One

A coffered ceiling is a ceiling with a pattern of sunken panels, framed by raised beams or trim. The sunken panels are called coffers. The design adds depth and shadow, so a room feels more finished than it would with a flat ceiling. At Terra Sol, Lennar's townhome community in Homestead, Lennar's published feature list includes a custom coffer ceiling in the owner's suite of every plan.

This guide explains what a coffered ceiling is, how it differs from a tray ceiling, how to light and care for one, and what the owner's suite looks like in each Terra Sol plan.

What a coffered ceiling is

Picture a ceiling divided into a grid, like a waffle. The lines of the grid are beams or trim that stick down. The squares or rectangles between them are set higher. Those recessed spaces are the coffers.

The idea is very old. The dome of the Pantheon in Rome is covered in coffers. Builders have used the look for centuries because it makes a ceiling look carved and solid.

In a modern home, coffers are usually built with framing and drywall, then finished with trim. They are mostly decorative. They do not make a room bigger, but they draw the eye up and make the room feel special.

Coffered vs. tray ceiling

These two get mixed up often.

Builders do not always use these words the same way. Lennar's list says ""custom coffer ceiling"" for the Terra Sol owner's suite but does not show the exact pattern. Ask the sales team to show you the finished ceiling in a model or a completed home, so you know what you are getting.

Why buyers like them

  • They add depth. Shadows between the beams make a flat room look layered.

  • They make the bedroom feel like a retreat. A detailed ceiling sets the owner's suite apart from the other bedrooms.

  • They frame the bed. The ceiling pattern gives the room a natural center.

  • They give lighting more options. Recessed lights or a fixture can sit inside a coffer.

What to think about

  • Dust. The ledges and trim collect dust. A long-handled duster helps.

  • Ceiling fans. Lennar's list says Terra Sol homes are pre-wired for a ceiling fan in the great or family room and all bedrooms, per plan. Ask where the fan box sits relative to the coffer pattern.

  • Paint. Coffers look best when the beams and the panels contrast a little. A slightly darker or lighter panel color adds depth.

  • Changes later. Adding coffers to an existing home costs a lot. Getting one as part of the build is a real plus.

Lighting a coffered ceiling

  1. Center the main fixture. A fan or light in the middle of the pattern keeps the room balanced.

  2. Use warm bulbs. In a bedroom, a warm white tone feels softer.

  3. Add a dimmer. It lets you turn the ceiling into a mood light at night.

  4. Think about lamps. Bedside lamps fill in the light and show off the ceiling's shadows.

The Terra Sol owner's suite, plan by plan

Every Terra Sol plan puts the owner's suite upstairs with a coffered ceiling, a walk-in closet and its own bathroom. Every one opens to a balcony that measures 20 ft by 4 ft on the builder's drawings, with an aluminum railing.

The room sizes differ. These come from Lennar's floor-plan drawings. Confirm them for the home you pick.

Plan

Owner's suite size

Plan size

Carnation

about 12 ft 6 in by 12 ft 11 in

about 1,649 sq ft

Iris

about 13 ft 4 in by 12 ft

about 1,671 sq ft

Poppy

about 13 ft 4 in by 12 ft

about 1,746 sq ft

Water Lilly

about 12 ft by 15 ft 4 in

about 1,804 sq ft

The Water Lilly's suite is the longest, with extra room at the foot of the bed for a chair or a dresser. The Iris and the Poppy suites are close to square. Our Terra Sol floor plans guide covers every room in each plan, and Poppy vs. Water Lilly compares the Poppy and Water Lilly suites.

What else is in the owner's bathroom

Lennar's published Terra Sol list includes, in all baths, cultured marble countertops with built-in sinks, ceramic tile on bathroom floors and shower walls, and vanity mirrors. The en-suite bath has a shower with a clear glass enclosure. Our solid surface countertops guide explains cultured marble and lists every included feature.

Making the most of the balcony

A 20 ft by 4 ft balcony is long and narrow. It suits a pair of chairs and a small table, or a row of planters. Measure your furniture before you buy it. On a tour, step outside and see which way the balcony faces. That tells you whether you will get morning or afternoon sun.

Furnishing a room with a coffered ceiling

  • Keep the floor simple. A busy ceiling looks best above calm furniture.

  • Line the bed up with the pattern. Center the headboard under the middle of the grid if you can.

  • Choose curtains that go high. Hanging them close to the ceiling makes the room feel taller.

  • Skip heavy ceiling fixtures that hide the coffers.

How big is the owner's suite at Terra Sol?

On Lennar's drawings it is about 12 ft 6 in by 12 ft 11 in in the Carnation, about 13 ft 4 in by 12 ft in the Iris and Poppy, and about 12 ft by 15 ft 4 in in the Water Lilly, the largest. Every owner's suite has a walk-in closet and a balcony.
