In this article

Lennar sells five floor plans at Coral Landings in Homestead. All five are two-story single-family homes. They run from 1,670 to 2,474 square feet, with 3 to 5 bedrooms. Four plans have a 1-car garage. One plan, the Vanguard, has a 2-car garage. The real choice is not size. It is where the bedrooms sit and how many cars you need to park inside.

This guide groups the Lennar floor plans by those trade-offs. Every size here comes from Lennar's own plan pages and floor-plan drawings, checked on October 22, 2026. You can see the community on our Coral Landings community page.

A few things are the same in every plan:

  • Two stories.

  • The owner's suite is upstairs, with a walk-in closet and its own bath.

  • The laundry room is upstairs.

  • Lennar lists the same ""Everything's Included"" features in every plan.

Trade-Off 1: Three Bedrooms, All Upstairs

Crownstone (1,670 sq ft)

The Crownstone is the smallest plan. Downstairs you get a foyer, a powder room, a kitchen and a great room. A great room is one big space for sitting and eating. Our guide to how a great room works explains the idea.

Lennar's drawings show these sizes:

  • Great room: 16' 3"" x 22' 8""

  • Kitchen: 11' 3"" x 13' 7""

  • Garage: 11' x 19'

  • Owner's suite: 13' 4"" x 14'

  • Bedrooms 2 and 3: 10' x 10' each

Empress (1,813 sq ft)

The Empress has the same basic layout. The great room is longer, at 16' 3"" x 24' 4"". The kitchen drawing reads 8' 6"" x 14' 3"". Upstairs, the rooms are a little bigger:

  • Owner's suite: 13' x 15'

  • Bedroom 2: 11' x 10' 2""

  • Bedroom 3: 10' 5"" x 10' 10""

Which one?

These two plans are close. The Empress adds 143 square feet. The Empress great room is longer, and its bedrooms are a little bigger. On Lennar's current pricing the Empress starts roughly twenty-one thousand dollars higher. Walk both. Stand in each great room with your couch size in mind.

Trade-Off 2: Four Bedrooms, Two Different Ideas

Pearlstone (2,072 sq ft)

The Pearlstone puts a bedroom and a full bath on the first floor. Bedroom 4 measures 10' 4"" x 11'. That is the big idea of this plan. A guest can sleep downstairs and skip the stairs.

The first floor also has a great room (17' 3"" x 20'), a dining area (9' 3"" x 10') and a kitchen (11' 5"" x 10'). The garage reads 11' 7"" x 19'.

Upstairs you get the owner's suite (12' x 15'), two more bedrooms and a loft. The loft reads 10' 10"" x 7' 11"". A loft is an open space at the top of the stairs. Some people use it as a play area or homework spot.

Our Coral Landings bedroom-downstairs guide goes deeper on this plan and the Vanguard.

Starlight (2,227 sq ft)

The Starlight keeps all four bedrooms upstairs. Downstairs it trades the guest room for two living spaces. You get a great room (13' 8"" x 19' 3"") and a separate living room (13' 8"" x 12'). There is also a dining area (12' 10"" x 10'), a kitchen (12' 10"" x 9' 3"") and a powder room.

Upstairs:

  • Owner's suite: 12' 6"" x 14'

  • Bedroom 2: 11' 4"" x 10'

  • Bedroom 3: 10' 2"" x 10'

  • Bedroom 4: 11' 4"" x 10' 8""

The Starlight garage reads 12' 7"" x 19', the widest of the 1-car garages.

Which one?

Ask one question. Does anyone in your home need a bedroom without stairs? If yes, look hard at the Pearlstone. If no, the Starlight gives you a second living room and keeps every bedroom together upstairs.

Trade-Off 3: The Only 2-Car Garage

Vanguard (2,474 sq ft)

The Vanguard is the biggest plan. It is also the only plan with a 2-car garage. The garage drawing reads 19' x 19'.

Downstairs you get a lot:

  • Kitchen: 15' 2"" x 8' 6""

  • Dining room: 12' 6"" x 10' 2""

  • Family room: 19' 4"" x 13' 11""

  • Living room: 14' 4"" x 13' 2""

  • Bedroom 5: 11' 6"" x 11', with a full bath nearby

Upstairs:

  • Owner's suite: 15' x 12' 6""

  • Bedroom 2: 10' 6"" x 10'

  • Bedroom 3: 12' 10"" x 12' 4""

  • Bedroom 4: 10' 4"" x 11'

On Lennar's current pricing the Vanguard starts in the mid $500,000s. The other four plans start in the mid to high $400,000s. Call 561-704-0091 for today's numbers.

Who it fits

The Vanguard fits a home with two cars to park inside or a need for five bedrooms. It also has the downstairs bedroom, like the Pearlstone.

The Upstairs Laundry in Every Plan

Every plan puts the laundry room on the second floor, next to the bedrooms. Lennar lists a washer and dryer as included. You carry clothes a short way. You do not carry them up and down stairs.

If you want to see how laundry placement changes daily life, our guide on where the washer and dryer hookup goes compares upstairs and downstairs setups.

What Comes in Every Plan

Lennar lists the same feature list on all five plan pages. A few highlights:

  • Stainless steel appliance package with a side-by-side refrigerator

  • Washer and dryer

  • Impact resistant glass windows

  • A 6' wood shadowbox privacy fence in the rear yard

  • Brick paver driveway, walkway, entry and rear patio

  • Ring doorbell and a Schlage smart deadbolt

Our Coral Landings roof and standard-features guide covers the whole list and the Lennar warranty.

How to Walk Two Plans in One Visit

Seeing plans back to back helps you feel the difference. Try this:

  1. Start in the smaller plan. Walk from the front door to the kitchen. Count your steps.

  2. Go upstairs. Stand in the owner's suite and the smallest bedroom.

  3. Now walk the bigger plan the same way.

  4. Write down one thing you liked more in each.

Do this for the Crownstone and Empress first. Then do it for the Pearlstone and Starlight. You will know fast which trade-off matters to you.

A Note on the Numbers

Lennar's plan file names list slightly different square footage than the plan pages. For example, the Pearlstone drawing file says 2086, while the plan page says 2,072. We use the plan page numbers in this guide. Ask the sales team which number the contract uses.

Room sizes come from Lennar's drawings. Drawings can change. Measure a model home if a room size matters to you.
