Every home at Coral Landings comes with architectural shingles on the roof. Lennar's feature list calls them ""Architecturally stylish dimensional roof shingles."" Dimensional shingles and architectural shingles are two names for the same thing. They are thicker, layered asphalt shingles. The roof is one item on a long standard list. Lennar also backs its homes with a 1-2-10 limited warranty.

This guide covers the roof, the rest of the standard features, the warranty and how buying works at Coral Landings, the Lennar community in Homestead.

What Are Architectural Shingles?

Architectural shingles are asphalt roof shingles made in layers. Fixr, a home-cost guide, says architectural shingles are ""also known as dimensional shingles or laminated shingles."" Fixr also says they ""typically feature two or more shingles that are laminated and bonded together.""

Here is the simple version:

  • 3-tab shingles are lighter. They give the roof an even, tile-like look.

  • Architectural shingles have two or more layers bonded together. That gives the roof a deeper, more textured look.

Fixr says architectural shingles are ""thicker and heavier than 3-tab shingles."" That extra thickness is a big reason people like them.

What Lennar Says About the Coral Landings Roof

Lennar's list says ""Architecturally stylish dimensional roof shingles."" The list does not name a shingle brand or product line. It does not give a wind rating.

So ask the sales team three things:

  1. What brand and product line is the shingle?

  2. What wind rating does the product sheet list?

  3. What does the shingle maker's warranty cover?

Get the answers in writing. Your insurance agent may ask for the same details. A wind mitigation inspection can also record roof features for insurance. Our guide to a wind mitigation inspection on a new Florida home explains what the inspector looks at.

Architectural Shingles vs 3-Tab Shingles

Fixr compares the two types. Here is what its guide says:

  • Architectural shingles ""offer a more dimensional look than 3-tab shingles.""

  • ""3-tab shingles are lighter and designed to offer a uniform, tile-like appearance.""

  • ""Traditional 3-tab shingles typically last between 15-20 years.""

  • ""Architectural shingles can last up to 50 years.""

Treat those numbers as a general guide, not a promise. How long a roof lasts depends on the product, the install and the weather. The shingle maker's warranty is the paper that counts. Keep the product sheet with your closing papers.

The Walls: Concrete Block and Stucco

Lennar lists ""Quality CBS construction."" CBS means concrete block and stucco. The outside walls are concrete block with a stucco finish. Lennar also lists ""Elegant front elevation with elegant decorative stucco design details.""

Our guide to how a concrete block house is built shows what is inside the walls.

The Rest of the Outside

Lennar lists these exterior features for all five plans:

  • Impact resistant glass windows

  • A 6' high wood shadowbox privacy fence in the rear yard

  • Brick paver driveway, walkway, entry and rear patio areas

  • Designer exterior paint in decorator schemes

Inside the Kitchen

Lennar lists:

  • A stainless steel appliance package with a 30"" smooth surface electric range, a built-in microwave, a multi-cycle dishwasher and a Frigidaire side-by-side refrigerator

  • Solid surface countertops with a 6"" backsplash

  • Kitchen cabinets with 36"" uppers and brushed nickel hardware

  • A stainless steel sink with a pull-down faucet

  • A pantry closet with ventilated shelves

  • Recessed LED downlighting

Bathrooms

In the owner's bath, Lennar lists a walk-in shower with 12"" x 12"" ceramic tile and a single glass panel. It also lists a porcelain countertop with an undermount porcelain sink.

In the other baths, Lennar lists a bathtub in secondary baths ""per plan."" It also lists a pedestal sink in the first-floor powder bath ""per plan.""

Floors, Walls and Comfort

  • 18"" x 18"" ceramic tile on the first floor, the laundry and the A/C closet

  • Stain resistant carpet with padding in the bedrooms, the second floor and the stairs

  • Central air conditioning and heating

  • Pre-wired for ceiling fans in the great room or family room and the bedrooms (per plan)

  • Smoke and carbon monoxide detectors

  • Washer and dryer included

Smart-Home Items

Lennar lists a Ring video doorbell, a Schlage Encode smart Wi-Fi deadbolt, a Wi-Fi thermostat and a LiftMaster garage door opener with a built-in camera. Our guides explain how the Schlage Encode lock works and what the camera garage door opener does.

The Lennar Warranty

Lennar's warranty page describes a ""1–2–10 limited warranty"":

  • 1 year for workmanship. Lennar says this ""covers performance issues related to construction quality and finish.""

  • 2 years for mechanical and systems. Lennar says this ""covers performance of electrical, plumbing and mechanical systems.""

  • 10 years for structure. Lennar says this ""covers load-bearing elements and structural integrity.""

Ask for the full warranty booklet before you sign. Read what it does not cover, too.

How Buying Works

Here is the usual path for a new Lennar home:

  1. Pick a plan and a homesite. Ask whether the home you like is already being built or starts from scratch. That changes your timeline.

  2. Sign the purchase agreement. Read every page. Ask what deposit is due and when.

  3. Get financing in place. Lennar's page mentions special promotions for buyers who finance through Lennar Mortgage. You can still compare offers from other lenders.

  4. Inspect. You can hire your own inspector. Our guide to a new construction home inspection explains when to schedule one.

  5. Walk through and close. Check every item on the list before closing day.

Questions for Your Final Walk-Through

The walk-through is your last look before closing. Bring this list:

  • Do the impact windows have their labels? Ask what the labels mean before they come off.

  • Does the washer and dryer run?

  • Do the smart lock, doorbell, thermostat and garage camera connect to your phone?

  • Does the dishwasher run a full cycle?

  • Are there scuffs on the cabinets, counters or tile?

  • Is the shadowbox fence complete and the gate working?

Write each issue down. Take a photo. Ask who will fix it and when. The inspection guide linked above also covers what to check before closing.
