A washer and dryer hookup is the set of connections a laundry spot needs: hot and cold water valves, a drain for the washer, a power outlet for the dryer, and a vent that carries dryer air outside. At Palm Cay, D.R. Horton's townhome community in Florida City, the features list includes an interior washer and dryer hook-up. The floor plans mark the washer and dryer themselves as optional. And the laundry spot is upstairs in three plans and downstairs in two. This guide explains each piece of a hookup and where the laundry sits in every Palm Cay plan.
What Is a Washer and Dryer Hookup?
A hookup is everything built into the wall and floor so a washer and dryer can be plugged in and connected. The machines themselves are separate.
A standard hookup has four parts:
Hot and cold water valves for the washer
A drain for the washer's used water, often a pipe called a standpipe
A power outlet for the dryer, plus a regular outlet for the washer
A dryer vent that carries hot, damp air to the outside
When a home "has a washer and dryer hookup," it means these are in place. It does not mean the machines come with the home.
The Water Supply
A washer fills from two valves, one hot and one cold. As one example, Whirlpool's installation instructions for one of its combination washer-dryer models say the hot and cold faucets should be within 4 feet of the machine's fill valves, with water pressure between 5 and 100 pounds per square inch. Every model has its own instructions, so read the ones for the machine you buy.
Your builder handles the valves. Your job at the walk-through is to see where they are and make sure they turn easily.
The Drain
The washer pumps used water out through a drain hose into a standpipe or a drain box in the wall. The same Whirlpool instructions call for a standpipe at least 2 inches wide and at least 39 inches high.
A washer upstairs also needs protection against leaks. Ask whether the Palm Cay laundry spots include a drain pan under the washer. That answer can change from home to home, so get it for yours.
The Dryer Outlet
Electric dryers need more power than a regular outlet gives. Whirlpool's electric dryer installation instructions call for 120/240 volts on a separate 30-amp circuit, with a 4-wire outlet in newer homes.
That matters when you buy a dryer. Buy one that matches the outlet in your home. Ask the sales team what type of dryer the Palm Cay hookup is set up for before you shop.
The Dryer Vent
A dryer pushes out hot, damp air full of lint. That air must go outside. Whirlpool's dryer instructions say the dryer must be exhausted outdoors, through a 4-inch metal vent, and not through plastic or foil vent.
Lint in a vent is a fire risk. The U.S. Fire Administration's clothes dryer safety flyer says to:
Have a professional install and service your dryer
Clean the lint filter before and after each load
Make sure the vent behind the dryer is not crushed or blocked
Check that the outdoor vent flap opens when the dryer runs
When you move in, find where your dryer vent comes out on the outside of your home. You will want to check it from time to time.
Where the Laundry Goes in Each Palm Cay Plan
This is the part most buyers miss on a drawing. Here is the laundry spot in each plan, from the builder's floor plans.

"Optional" on a builder drawing means the machines are not automatically part of the home. Ask what is included with the exact home you are buying, and get it in writing.
Upstairs Laundry vs. Downstairs Laundry
In a two-story townhome, where the washer sits changes your routine.
Upstairs laundry (Angelo, Roby, Archer):
Clothes and towels are washed near the bedrooms, where they are used.
No carrying baskets up and down the stairs.
A leak upstairs can reach the ceiling below, so a drain pan and a quick look at the hoses matter more.
Machine noise is closer to the bedrooms.
Downstairs laundry (Harris, Wittkop):
The laundry is near the kitchen, so you can run a load while you cook.
Baskets go up and down the stairs.
A leak downstairs is on the ground floor, over the slab.
Neither is right for everyone. Think about who does the laundry, and when. Then pick the plan that fits.
Measure Before You Buy Machines
A laundry closet in a townhome is a tight space. Before you buy:
Measure the width, depth and height of the laundry spot at the model or your walk-through.
Measure the door the machines must fit through, and the stairs if the laundry is upstairs.
Leave room behind the machines for the hoses, the outlet and the vent.
Check the door swing so the machine doors can open fully.
The Roby and Archer spots are drawn as one W/D closet. Ask the sales team whether that space is meant for side-by-side machines or a stacked pair.

The Palm Cay features list includes Whirlpool stainless steel appliances: a 20 cubic foot refrigerator, a range with a microwave above, and a dishwasher.
