The average master bedroom in a new home is about 14 feet by 16 feet, or 224 square feet, and most fall between 200 and 350 square feet, according to HomeGuide. Secondary bedrooms average closer to 120 square feet, or 10 by 12. At Baywood II, D.R. Horton's single-family community in Florida City, the main bedrooms run from 184 square feet in the Aisle to about 246 in the Crosscourt. This guide shows every Baywood II bedroom size, what bed fits in each one, and how to read the numbers on a floor plan.
What "Average" Really Means
There is no official rule for how big a main bedroom has to be. The figures above are typical ranges, not a standard. Builders size the main bedroom to fit the rest of the plan, so a bigger house usually gets a bigger bedroom, but not always.
Most builders now call the main bedroom the primary bedroom or Bedroom 1. On the Baywood II drawings it is labeled Bedroom 1. That is the room with the walk-in closet and the private bath.
One more thing the average does not tell you: closets and bathrooms are drawn as separate spaces. When a Baywood II drawing says Bedroom 1 is 12'0" x 15'4", the walk-in closet is extra, on top of that.
How to Read the Numbers on a Floor Plan
Room sizes are written as two numbers, like 18'8" x 12'4". The first is one wall, the second is the other. The mark ' means feet and " means inches. So 18'8" is 18 feet 8 inches.
To get square feet, turn each number into feet, then multiply. 18'8" is 18.67 feet. 12'4" is 12.33 feet. Multiply and you get about 230 square feet.

A few things stand out:
Only the Aisle is below the 200 square foot mark that HomeGuide calls the bottom of the typical range. It is still a full-size main bedroom, and it is the smallest plan at Baywood II.
The Robie has the longest bedroom, at 18'8". That gives a long wall for a bed with nightstands on both sides and room for a dresser at the foot.
The Crosscourt has the largest bedroom, at about 246 square feet, and it is the most square of the four. A square room is easier to lay out than a long one.
The Sapole II's bedroom is wider than it is deep. The 16'4" wall is the one to put the bed on.
Room sizes come from the builder's drawings and can vary as built.
Which Bed Fits in Each One?
Here are standard mattress sizes from the Sleep Foundation: a queen is 60 by 80 inches, and a king is 76 by 80 inches. A king bed frame adds a few inches on each side.
The Aisle, 12'0" x 15'4" (144 by 184 inches). With the headboard on the 12'0" wall, a king leaves about 34 inches on each side of the bed if it is centered, and more than 100 inches at the foot. A king fits. A queen fits easily.
The Sapole II, 16'4" x 12'11" (196 by 155 inches). Put the headboard on the 16'4" wall. A king leaves about 60 inches on each side. Plenty of room for two nightstands.
The Robie, 18'8" x 12'4" (224 by 148 inches). Put the bed on the long wall and there is about 74 inches on each side of a king. You could fit a small sitting chair at one end.
The Crosscourt, 17'0" x 14'6" (204 by 174 inches). With the headboard on the 17'0" wall, a king leaves about 64 inches on each side and about 94 inches at the foot. This is the room for a bed, two nightstands, a dresser and a chair.
All four take a king. The question is how much floor is left for everything else.
Every Secondary Bedroom at Baywood II
The main bedroom is only one of four or five. Here are the rest, from the builder's drawings.

Most of these land near the 120 square foot secondary average. The Aisle's three secondary bedrooms are all exactly 10 feet wide. The narrowest bedroom at Baywood II is the Sapole II's Bedroom 3, at 9'8" x 13'3". The Crosscourt's multi-gen bedroom, at 12'10" x 12'6", is about 160 square feet, larger than any secondary bedroom in the other three plans. Closets Are Extra Space
Every Bedroom 1 at Baywood II has a walk-in closet drawn outside the room size. Several secondary bedrooms do too. On the drawings:
Aisle: Bedroom 1 and Bedroom 4 have walk-in closets
Sapole II: Bedrooms 1, 2 and 3 all have walk-in closets
Robie: Bedroom 1 has a walk-in closet
Crosscourt: Bedroom 1, Bedroom 3, Bedroom 4 and the multi-gen bedroom have walk-in closets
A walk-in closet takes the dresser out of the bedroom. That can matter more than 20 extra square feet of floor.
Bedroom Size Is Only Part of the Answer
The size of the main bedroom tells you how the bed fits. It does not tell you how the house lives. The Aisle has the smallest Bedroom 1 but the largest garage. The Robie has the longest bedroom and five regular bedrooms. The Crosscourt has the biggest bedroom and a private suite downstairs.
