A flex room is an extra room in a new home that is not set aside for one use. You decide what it becomes: a home office, a den, a guest room, a playroom or a home gym. At Avondale at Avenir, DiVosta shows a flex room or flex space on every one of its ten plans. What changes from plan to plan is how that room can be used, and on some plans it can become a bedroom instead.

This guide explains what a flex room is, the best ways to use one, and how each plan at Avondale at Avenir handles it.

What makes a room a ""flex room""

Builders use the word for a room that is not a bedroom, a kitchen or a living room. It may or may not have a door or a closet.

That matters if you want a real bedroom. A flex room may not be counted as a bedroom on paper, for example if it has no closet. If you need a true bedroom, ask whether the plan offers a bedroom option in place of the flex room. DiVosta offers that on some Avondale plans.

Flex room ideas that work

Here are the most common ways buyers use a flex room, and what to check for each.

Home office

This is the most popular use. Check for a door, since you will want to close it for calls. Look for a window for daylight and plenty of outlets. DiVosta says every Avondale home is prewired for connectivity, with a CAT6 wireless access point in the ceiling on each finished floor.

Den or TV room

A second living space lets one person watch TV while another reads in the gathering room. No door needed.

Guest room

If you host family often, a flex room can hold a sofa bed. If guests stay more than a few nights, choose the bedroom option where the plan offers one.

Home gym

A flex room works for a bike, a rack or a mat. DiVosta lists tile in the main living areas, so add a rubber mat under heavy equipment.

Playroom

A flex room near the kitchen lets you see the kids while you cook. Later, it can turn into a study.

Hobby or craft room

A sewing table, a music corner or a gaming setup fits easily in a flex room.

How each Avondale plan uses its flex room

DiVosta's plan pages show a flex room or flex space on all ten plans. Here is what each one says.

Plans where the flex room can become a bedroom

On three plans, DiVosta shows the flex room as a way to add a bedroom:

  • The Mystique shows a third bedroom in place of the flex room. DiVosta lists the plan at 2 to 4 bedrooms with options.

  • The Prestige shows a third bedroom in place of the flex room. It is listed at 2 to 3 bedrooms.

  • The Whitestone has first-floor flex space that DiVosta says serves as a den or a fifth bedroom.

That means it is usually one or the other. If you turn the flex room into a bedroom, you no longer have the flex room.

Plans with doors as an option

A door turns a flex room into a real office. DiVosta shows an option to enclose the Mystique's flex room with doors, and a flex room with optional doors on the Stardom. Ask about doors on any other plan you like.

Plans with a flex room and a loft

The three two-story plans, the Fifth Avenue, Riverwalk and Whitestone, give you two extra spaces: a flex room or flex space downstairs and a loft upstairs. A loft is an open living space at the top of the stairs. We compare them in our house with loft guide.

Flex room or extra bedroom?

Here is a simple way to decide.

Keep the flex room if you need it every day for work, if you like the idea of a den, or if you want a space that can change as your life changes.

Choose the bedroom option if someone will sleep in it most nights, or if you want the higher bedroom count on paper when you sell.

Get both by choosing a plan that already has enough bedrooms. The Mainstay has 3 bedrooms plus its flex room. The Stellar, Reverence and Renown each have 3 bedrooms plus a flex room. The Riverwalk has 4 bedrooms plus flex space and a loft.

Cost to think about

Options add to the starting price. Doors on a flex room, a closet, or a bathroom nearby can all be upgrades. Ask the sales team for the price of the exact layout you want, not just the base plan. Our guide to what's included at Avondale shows what comes standard, so you know what you are adding.

For the one-story Classic plans, our split bedroom floor plan guide compares the Mainstay, Mystique and Prestige side by side.

Next step

Make a short list of how you would use the room on a normal weekday. Then stand in the flex room on each model you tour and picture that day. For all ten plans side by side, see Avondale at Avenir floor plans compared, and for the bigger one-story homes, see Classic vs Estate at Avondale.
