3 Bedroom Townhouse Floor Plan Guide: All Five Vivant Homes Compared

In this article
Every home at Vivant has three bedrooms, so the real question is not ""how many bedrooms?"" It is ""where do the rooms sit?"" This 3 bedroom townhouse floor plan guide sorts Lennar's five Vivant plans by that one trade-off. The Atrium puts all living space on the upper floor. The Citadelle has a bedroom and full bath downstairs. The Lumiere, Paradis and Terrasse keep every bedroom upstairs. Sizes run from 1,286 to 1,599 square feet.
All room sizes below come from Lennar's floor plan drawings for Vivant. Drawings can change, so check the plan for your exact home.

The Five Plans at a Glance
Plan | Baths | Sq ft | Where the bedrooms are | Laundry on the drawing |
|---|---|---|---|---|
Atrium | 2 | 1,286 | All three on the upper floor, with the kitchen and living area | Upper floor |
Citadelle | 3 | 1,333 | One down, two up | First floor |
Lumiere | 2 full, 1 half | 1,367 | All three upstairs | Second floor |
Paradis | 2 full, 1 half | 1,416 | All three upstairs | Second floor |
Terrasse | 2 full, 1 half | 1,599 | All three upstairs | Second floor |
Every plan page shows a rear two-car garage. Lennar lists impact-resistant windows on every plan too. If you are still learning the area, start with our guide to new construction homes on Miami's south end.
3 Bedroom Townhouse Floor Plan Type 1: Everything on One Floor (Atrium)
The Atrium is the smallest plan at 1,286 square feet, and it works in a way the others do not. On the drawing, the ground floor holds only the entry, a foyer and the two-car garage. The garage measures 18'10"" by 17'6"".
Go up the stairs and the whole home is on one level:
Kitchen: 10'8"" by 10'1""
Dining and family room: the drawing shows them together with one size, 12'1"" by 20'5""
Owner's suite: 16'3"" by 11'5"", with a bath and walk-in closet
Bedroom 2: 10'5"" by 10'4""
Bedroom 3: 10'5"" by 10'
Laundry: on the same floor as the bedrooms
Who it fits: someone who wants one-floor daily life. You climb the stairs once when you get home. After that, cooking, sleeping and laundry are all on one level.
The trade-off: there is no living space on the ground floor. Groceries go up a flight of stairs.
Type 2: A Bedroom and Full Bath Downstairs (Citadelle)
The Citadelle is 1,333 square feet and is the only plan with three full baths. Its drawing puts these rooms on the first floor:
Great room: 12'9"" by 21'5""
Kitchen: 12'1"" by 8'10""
Bedroom 3: 10'4"" by 11'3"", with Bath 3 next to it
Laundry
Two-car garage: 17'5"" by 18'10""
Upstairs are the owner's suite at 12'10"" by 14'6"", with its own bath and walk-in closet, and Bedroom 2 at 10'4"" by 10'4"", with Bath 2.
Who it fits: a home with a guest, a parent or a teen who wants their own space on a different floor. The downstairs bedroom has its own full bath.
One note: Lennar's written description of the Citadelle reads like the Atrium's. The floor plan drawing shows the layout above, so trust the drawing and ask to see it in person.

Type 3: Living Down, Bedrooms Up (Lumiere and Paradis)
These two plans are close cousins. Both have a powder room downstairs, three bedrooms upstairs and a second-floor laundry. Both show a main living space of 14' by 21'8"" on the drawing.
Lumiere (1,367 sq ft)
Kitchen: 11' by 9'1""
Dining and family room: shown together at 14' by 21'8""
Owner's suite: 11'11"" by 17'7"", with a bath and walk-in closet
Bedroom 2: 10' by 10'11""
Bedroom 3: 10' by 11'11""
Garage: 17'6"" by 18'10""
Lennar says the front door sits past ""the welcoming fenced-in courtyard.""
Paradis (1,416 sq ft)
Kitchen: 11' by 8'10"", with a center island, per Lennar
Great room: 14' by 21'8""
Owner's suite: 12'2"" by 18'5"", with a walk-in closet and bath
Bedroom 2: 10'3"" by 12'1""
Bedroom 3: 10' by 11'9""
Garage: 17'6"" by 18'10""
Lennar says the Paradis garage opens ""straight into the kitchen.""
Who they fit: buyers who want bedrooms away from the living area. The Paradis is about 50 square feet bigger and has the island. The Lumiere has the courtyard Lennar names in its description. They are close enough that you should walk both.

Type 4: The Most Room (Terrasse)
The Terrasse is the largest plan at 1,599 square feet. Its first floor has the biggest living space at Vivant:
Great room: 25'11"" by 18'4""
Kitchen: 12' by 8'10""
Dining: 8'3"" by 6'9""
Powder room
Garage: 17'5"" by 18'10""
Upstairs, Lennar says the owner's suite ""sweeps across the front of the home."" The drawing shows it at 16'8"" by 12'3"", with a bath and walk-in closet. Bedroom 2 is 9'11"" by 10', and Bedroom 3 is 9'11"" by 10'4"". The laundry is upstairs too.
Lennar also mentions a fenced-in courtyard at the Terrasse front door. You can read more about that space in our look at Vivant's fenced front courtyards.
Who it fits: someone who hosts, or who wants the largest open room for the money.
Owner's Suites and Main Living Rooms Side by Side
Here are the two rooms most buyers compare first, as Lennar's drawings show them:
Plan | Owner's suite | Main living space |
|---|---|---|
Atrium | 16'3"" x 11'5"" | 12'1"" x 20'5"" (dining and family room together) |
Citadelle | 12'10"" x 14'6"" | 12'9"" x 21'5"" (great room) |
Lumiere | 11'11"" x 17'7"" | 14' x 21'8"" (dining and family room together) |
Paradis | 12'2"" x 18'5"" | 14' x 21'8"" (great room) |
Terrasse | 16'8"" x 12'3"" | 25'11"" x 18'4"" (great room) |
A room size tells you the space, not the feel. Window spots, ceiling height and where the doors fall all change how a room lives. That is why we always say: walk the plans you like in person.
How to Choose Between the Five
Ask yourself three questions:
Do I want stairs between the bedrooms and the kitchen? If not, look at the Atrium first.
Does someone need a bedroom and bath on another floor? That points to the Citadelle.
Do I want the biggest living room? That is the Terrasse.
Where the washer and dryer sit matters more than people think. See where laundry goes in a two-story townhome for why. For another way to sort plans by bedroom location, see a townhouse layout guide from Emerald Palms. And if you want to know whether your car fits, compare the garage sizes above with real 2 car garage sizes from another community.

What to Check When You Walk Each Plan
Bring a tape measure and a short list:
Does your bed fit in the owner's suite with room to walk around it?
Where would your couch and TV go in the main living space?
How many steps are there between the garage and the kitchen?
Can you hear the laundry from the bedrooms?
Is there a closet near the front door for coats and shoes?
Take photos and notes for each plan. After two or three plans, they start to blur together.
