New Construction Homes Miami FL: How Vivant Fits the Far South End

In this article
If you are searching for new construction homes Miami FL buyers can afford on the south end of the county, Vivant is one place to look. It is a Lennar townhome community at SW 280th Street and SW 157th Avenue. Lennar sells five plans there. Every plan has three bedrooms and two stories, and the homes run from 1,286 to 1,599 square feet. Prices start in the mid $300,000s. Call 561-704-0091 for today's numbers.
This guide explains what ""Miami"" means on Vivant's address, what you get in a new home there, and what to check before you buy.

What ""Miami"" Means on Vivant's Address
Lennar lists Vivant as ""Miami, FL 33032."" That is a mailing address. It does not mean the homes sit inside the City of Miami.
We checked the spot on the Miami-Dade County map. The county's city-limits layer puts Vivant in unincorporated Miami-Dade. That means no city runs this area. The county does. The county's community council map places it in the area it calls Redland.
On the same county map, the closest city line is the City of Homestead. Its edge is about two miles south of Vivant, measured in a straight line. That is why you may see this area called ""Homestead,"" ""the Redland"" or ""South Dade."" Each one points to the same general area.
Why does it matter? It tells you which local government handles services and permits for your home. Here, that is Miami-Dade County. If you want to read about life just south of here, see our Homestead FL buyer's guide.
New Construction Homes Miami FL: What Is Being Built Down South
Look at the Miami-Dade communities on our site and a pattern shows up. Many of them sit on the south end of the county, with addresses in Miami 33032, Homestead and Florida City.
On our site, you can find live communities in this part of the county from Lennar and D.R. Horton. Close to Vivant, Lennar also sells RosaBella and Wildwood Groves. Farther south, D.R. Horton sells Parker Pointe and Juniper Cove in Homestead.
Each builder has its own style, plan sizes and included features. If another community fits you better, we will tell you. Our job is to help you find the right home, not to push one builder.
What makes Vivant stand out in that mix:
All townhomes. Lennar calls them ""spacious two-story townhomes.""
All three bedrooms. No plan has two or four.
A rear two-car garage on every plan page. You park in the back, not in front of your door.
Impact-resistant windows. Lennar lists them on every plan.

The Five Plans in One Table
Here is what Lennar lists for each plan. We took these numbers from Lennar's Vivant plan pages.
Plan | Bedrooms | Baths | Square feet |
|---|---|---|---|
Atrium | 3 | 2 | 1,286 |
Citadelle | 3 | 3 | 1,333 |
Lumiere | 3 | 2 full, 1 half | 1,367 |
Paradis | 3 | 2 full, 1 half | 1,416 |
Terrasse | 3 | 2 full, 1 half | 1,599 |
The plans look alike on paper, but they live very differently. The Atrium puts every room on the upper floor. The Citadelle has a bedroom and full bath on the first floor. The other three keep all bedrooms upstairs. For the full room-by-room story, read how all five floor plans compare.
What Comes With a New Lennar Home Here
Lennar sells Vivant homes with what it calls ""Everything's Included."" The list for Vivant names a stainless steel appliance package, a washer and dryer, porcelain kitchen countertops, a Ring Video Doorbell Pro, a Schlage Encode smart deadbolt and a garage door motor.
Lennar also lists a ""1-2-10 year Homeowners Warranty."" That is one year of overall limited coverage, two years for systems and ten years for structure.
We walk through the full list in the kitchen range and the rest of the included list.
Price Range in Plain Words
Lennar's Vivant page shows prices from the mid $300,000s, with the largest plan in the low $400,000s. Prices change often, so call 561-704-0091 for today's numbers.
The price is only part of what you pay. Property tax is a yearly cost on top of your loan payment, and it is worth planning for before you pick a plan. Read how Miami-Dade property tax works for new buyers before you set a budget.
One Word to Ask About: ""Condominium""
Lennar's plan pages describe the Vivant homes as ""a contemporary townhome-style condominium."" That word can change how you own the home and how a lender looks at the loan. It is worth asking about before you sign. We explain the questions in what ""townhouse style condo"" means at Vivant.

Parks Close By
The county's park map shows two large parks close to Vivant:
South Dade Park is about 0.6 miles away in a straight line, at 28151 SW 164th Avenue. The county lists an aquatic center, a splash pad, a swimming pool, basketball, a playground and a recreation center. See the county's South Dade Park page for hours. We also wrote about daily life around South Dade Park.
Modello Park is about 1.3 miles away in a straight line, at 28450 SW 152nd Avenue. The county lists lighted baseball and soccer fields, pickleball, tennis, basketball and a recreation center. See the county's Modello Park page.
Inside Vivant, Lennar lists a swimming pool with a cabana, a pool house, a tot lot and a park.
Inside Vivant: The Shared Spaces
Lennar describes four shared amenities at Vivant:
Swimming pool: Lennar says it ""features a cabana with lounge chairs.""
Pool house: Lennar places it right beside the swimming pool, with changing facilities.
Tot lot: Lennar calls it a ""well-equipped playground"" for younger residents.
Park: a green space for picnics and time on the grass.
These are shared spaces, so ask at the sales center how they are run and what your purchase covers.
A Short Checklist Before You Buy New
Buying new is different from buying a resale home. Use this list as you shop:
Compare at least two plans. Size alone does not tell you how a home lives.
Ask what is included and what is extra. Get it in writing.
Ask for the documents early. Read them before you sign, not after.
Ask about the timeline. Find out when your home could be ready.
Plan for yearly costs. Think about tax and insurance as well as the loan payment.
Ask about inspections. Lennar lists third-party inspections. Ask whether you can also bring your own inspector, and when.
Schools
School zones can change from year to year. We do not list school assignments. Use the Miami-Dade County Public Schools school locator with the exact home address before you buy.
How to See Vivant

We set up a tour and meet you there.
Walk at least two plans. The Atrium and the Lumiere feel very different, even though they are close in size.
Ask for the purchase papers early, so you have time to read them.
