Homestead FL: A Buyer's Guide and Where Coral Breeze Fits

In this article
Homestead FL is a city at the south end of Miami-Dade County, and it is one of the main places people look for new homes south of Miami. Lennar's Coral Breeze sits just west of the city line, in unincorporated Miami-Dade, with a 33030 ZIP code. That small detail changes a few things for buyers. This guide explains Homestead in plain words, then shows where Coral Breeze fits.
Homestead FL in a Few Facts
The City of Homestead says it is "the second-oldest city in Miami-Dade, incorporated in 1913." The city also says it covers 15.5 square miles. You can read that on the City of Homestead media page.
The U.S. Census Bureau estimates Homestead had 85,796 people in 2024. The city uses the same number. It calls Homestead the fourth-largest city in the county, after Miami, Hialeah and Miami Gardens.
The city says Homestead borders Florida City to the south. Builders such as Lennar and D.R. Horton have new-home communities around it, which is why it shows up in so many home searches.

The Address Question: Homestead, Miami or County Land?
This is the part that confuses people. A mailing city is not always the same as the city you live in.
Lennar's page lists Coral Breeze as "SW 192nd Ave & NW 8 St, Miami, FL 33030". The NHS site lists it under Homestead. We checked the spot on Miami-Dade County's own map data. The county map places the community in unincorporated Miami-Dade, not inside Homestead city limits. Points a little farther east, at the same latitude, fall inside the City of Homestead.
The City of Homestead warns about this too. It says some ZIP codes "may say Homestead but are not within our limits". If you want to learn how ZIP codes work here, our guide to which Homestead ZIP code covers which area lays them out.
Why does it matter? Who runs your local services can depend on whether you are in a city or in county land. Before you sign, ask the sales team and the county which offices serve the home you pick.
What Homestead FL Offers Day to Day
Downtown Homestead sits along Krome Avenue. The City of Homestead's redevelopment page lists downtown projects there, from new businesses to street work. Our walk through downtown Homestead covers the main stops.
Parks are a big part of life here. Lennar points buyers to South Dade Park, a Miami-Dade County park. Lennar also names Black Point Marina and Baptist Health Homestead as places nearby.
Roads matter too. Coral Breeze is near Florida's Turnpike, Krome Avenue and U.S. 1. Our post on the Turnpike exits and roads around Coral Breeze explains each one by name.
Where Coral Breeze Fits in Homestead FL
Coral Breeze is a small Lennar community. Lennar calls it "a boutique community". Here is what the builder's page shows today:
Collection | Home type | Plans | Size | Garage |
|---|---|---|---|---|
Solea | Twin homes, two stories | Sonora, Marin | 2,345 and 2,356 sq ft | 1-car |
Brisa | Single-family, one story | Elara | 2,036 sq ft | 2-car |
Lennar lists the Brisa Collection as sold out. So most buyers today are looking at the Solea twin homes.
A twin home is two homes joined by one shared wall. Each side has its own entry and yard. If that is new to you, read what a twin home is and how Coral Breeze builds them.
Both Solea plans have four bedrooms. The Sonora has three full baths. The Marin has three full baths and a half bath. Both have an owner's suite with a private balcony upstairs.

What Comes With a Coral Breeze Home
Lennar sells Coral Breeze under its Everything's Included approach. That means many features come with the home at no extra cost. On the Solea plans, Lennar's list includes:
"Quality CBS construction" and impact-resistant glass windows
A 6-foot wood shadowbox fence in the rear yard
Brick pavers on the driveway, walkway, entry and rear patio
A stainless steel appliance package in the kitchen
A Honeywell smart thermostat, a Ring Video Doorbell Pro and a Schlage smart Wi-Fi deadbolt
Lennar also says to check your purchase agreement for the actual features in your home. That is good advice. Ask for the features list for the exact plan and homesite you pick.
Getting to Miami Without a Car
Some buyers work in Miami and want a bus option. Miami-Dade County runs a bus rapid transit line on the South Dade TransitWay. The county says the "Metro Express Bus Rapid Transit connection from Homestead to Dadeland South is now in service." It also says the corridor runs 20 miles. Check the county's South Dade TransitWay page for stops and times.
