Whitmore Estates has five Kensington Collection floor plans: the Maxwell, Winston, Cambridge, Sussex and Versailles. They run from about 2,974 to about 4,665 square feet. Every plan has four or five bedrooms and a three-car garage, and only the Maxwell is a single story. Homes here have recently started around $1.2 million, so the choice between plans is about layout, not about getting in the door.

This guide puts all five side by side in plain words. It tells you what each plan does best and who it fits. If you only have a minute, read the table and the section called "The three things that split the plans."

The five plans at a glance

Whitmore Estates is a gated Lennar community in Lake Worth, Florida. It has two collections. The Oxford Collection starts higher. This guide covers only the five Kensington plans, which is where homes at Whitmore Estates start.

Two notes on the table. First, the builder lists one size number for each plan. It does not split "air-conditioned" from "total," so we do not either. Second, prices change, and every figure above is a rounded recent starting point. Call 561-704-0091 for what a plan costs today.

The three things that split the plans

Most buyers sort these five homes with three questions.

1. One floor or two? The Maxwell is the only single-story plan. The other four have a second floor with bedrooms, a loft and a media room. If stairs are a problem for you, or will be one day, this question comes first. We wrote a whole guide on it: single story vs two story homes at Whitmore Estates.

2. Where is the owner's suite? In the Sussex and Versailles, the owner's suite is on the first floor. In the Winston and Cambridge, it is upstairs. The Maxwell has it on the one floor it has. This is the second-biggest split. See Sussex vs Versailles and Winston vs Cambridge.

3. What is the "extra" room? Every plan has a study or a flex room. After that, each plan adds something different: a club room, a media room, a loft or a big covered lanai. A lanai is a covered patio at the back of the house.

The Maxwell: the one-story plan

The Maxwell is about 2,974 square feet and has four bedrooms. The Great Room is 18 feet 10 inches by 20 feet. The study is 14 feet 4 inches by 11 feet, and it sits off the front hall. The owner's suite is 19 feet by 13 feet 4 inches. The lanai is 20 feet 4 inches by 9 feet 8 inches.

Fit: buyers who want everything on one floor, or who want the lowest starting point in the community. It is also the smallest plan, so it is the one to look at first if you are not sure how much house you need.

The Winston: the first two-story step up

The Winston is about 3,786 square feet, with four bedrooms. One bedroom is on the first floor. The Great Room is 19 feet 7 inches by 21 feet 2 inches, and the study is 14 feet 2 inches by 14 feet 8 inches. Upstairs, you get the owner's suite at 14 feet 2 inches by 19 feet, a media room at 14 feet 4 inches by 17 feet, and a loft.

Fit: families who want a media room and a loft without paying for the largest plans. The first-floor bedroom works for a guest or a parent who does not want stairs.

The Cambridge: five bedrooms and a club room

The Cambridge is about 4,056 square feet, with five bedrooms. It has both a study and a club room on the first floor. The Great Room is 21 feet 6 inches by 20 feet 9 inches. The club room is 15 feet 2 inches by 14 feet 4 inches. Upstairs is the owner's suite at 14 feet 4 inches by 20 feet 3 inches, plus a loft. Its lanai is 33 feet 11 inches by 12 feet.

Fit: buyers who want a fifth bedroom and one more living space on the first floor. The club room can be a game room, a play room or a second office.

The Sussex: owner's suite on the first floor

The Sussex is about 4,350 square feet, with five bedrooms. It has a two-story front hall, which is what builders call a double-height foyer. The owner's suite is on the first floor and measures 15 feet 4 inches by 17 feet 8 inches. Upstairs are the other bedrooms, a loft and a media room.

Fit: buyers who want the owner's suite downstairs and plenty of upstairs room for kids or guests.

The Versailles: the largest plan

The Versailles is about 4,665 square feet, the largest plan in the collection. It has five bedrooms and five full baths. Like the Sussex, it has a double-height foyer and a first-floor owner's suite, which is 19 feet 4 inches by 14 feet 6 inches. It uses a flex space instead of a study. The flex space is 15 feet 6 inches by 17 feet. The Great Room is 21 feet 5 inches by 21 feet 10 inches. The lanai is 41 feet by 10 feet.

Fit: buyers who want the most space and the most baths.

How the price steps work

Going up one plan costs more each time, but the steps are not even. From the Maxwell to the Winston is a step of roughly sixty-five thousand dollars. From the Winston to the Cambridge is roughly seventy thousand. From the Cambridge to the Sussex is only about thirty thousand. From the Sussex to the Versailles is roughly fifty-five thousand.

That small Cambridge-to-Sussex step is worth noticing. For about thirty thousand dollars you move the owner's suite to the first floor and add a media room and a two-story front hall. These are rounded recent differences, not quotes. Ask us what they are today.

Which plan should you look at first?

  • Want one floor: the Maxwell.

  • Want a media room and a loft at the lowest two-story price: the Winston.

  • Want a fifth bedroom plus a club room: the Cambridge.

  • Want the owner's suite downstairs with a big upstairs: the Sussex.

  • Want the most space and baths: the Versailles.

Common Questions

How many floor plans does Whitmore Estates have?

The Kensington Collection has five plans: Maxwell, Winston, Cambridge, Sussex and Versailles. Whitmore Estates also has a second collection, the Oxford Collection, which starts higher. This guide covers only the Kensington plans.

Which Whitmore Estates plan is a single story?

Only the Maxwell. It is about 2,974 square feet with four bedrooms and everything on one floor. The Winston, Cambridge, Sussex and Versailles all have two stories.

Which plan has the owner's suite on the first floor?

The Sussex and the Versailles both do, and so does the one-story Maxwell. In the Winston and Cambridge, the owner's suite is on the second floor.

Do all five plans have a three-car garage?

Yes. Lennar lists a three-car garage on all five Kensington plans. On some plans it is split into a two-car and a one-car bay, so look at the drawing to see how it is laid out.

What is the biggest plan at Whitmore Estates?

The Versailles, at about 4,665 square feet with five bedrooms and five full baths. Lennar's own pages show the size as 4,665 in one place and 4,662 in another, so treat it as about 4,665.
