What Lennar's Everything's Included Means at Whitmore Estates

A new home at Whitmore Estates comes with a long standard feature list. Lennar calls the program "Everything's Included." In the Kensington Collection that covers quartz counters with a full backsplash, a GE Monogram stainless steel appliance package, impact-resistant windows and sliders, a paver driveway and patio, a smart-home package, and a limited warranty with three tiers: one year, two years and ten years. This guide goes through the list in plain words, so you know what you are paying for and what to ask about.

The list below comes from Lennar's own plan pages for Whitmore Estates. It is the same on all five plans. Your purchase agreement is what decides what is in your home, so treat this as a guide and not a contract.

What "Everything's Included" means

Many builders sell a base home and then charge extra for the things most people want. Lennar's approach is to put those items in the starting price. The idea is that the kitchen, the smart-home gear and the outdoor work come with the house.

That does not mean you cannot upgrade. You still choose finishes and options. It means the starting point is higher than at a builder that treats those items as extras. When you compare two builders, compare what is in the price, not just the price.

The kitchen

Every Whitmore Estates kitchen includes:

  • Quartz countertops with a full backsplash, in a choice of designer colors. A backsplash is the wall covering behind the counter.

  • 42-inch cabinets. That is the height of the upper cabinets, which is taller than the standard.

  • A GE Monogram stainless steel appliance package. The list names a side-by-side refrigerator with ice and water in the door, a cooktop, a microwave and oven combo, a vented hood and a dishwasher.

  • A food waste disposal and a built-in pull-out waste bin.

The owner's suite and the other baths

  • A frameless shower door in the owner's bath.

  • A freestanding tub in the owner's bath.

  • Full-width vanity mirrors that run to the ceiling.

  • Vinyl-coated ventilated closet shelving.

  • Quartz counters in the secondary baths, with upgraded cabinets in your choice of colors.

  • Wall tile that runs to the ceiling in all showers and tub-shower combinations.

The rest of the inside

  • Eight-foot solid core doors.

  • A laundry room cabinet package with lower cabinets, a drop-in sink and a quartz counter.

  • A handcrafted wood staircase with open railing and wood treads.

  • Decorative marble windowsills.

  • Ceiling fan pre-wiring in the family room and in the secondary bedrooms.

  • A gypcrete underlayment on second floors. Gypcrete is a poured layer between floors that cuts down on noise.

  • Natural gas for select appliances.

Outside the house

This is where Florida buyers should pay the closest attention.

  • Aluminum impact-resistant windows and sliders with low-E glass. Impact-resistant glass is made to hold up against flying debris in a storm.

  • Concrete block construction.

  • A hurricane-code-approved garage door, with an automatic opener.

  • A paver driveway and patio.

  • A fully sodded yard with an irrigation system, plus an upgraded landscape package.

  • A gas stub and water line for a future summer kitchen. A stub is a pipe that is capped and ready, so you can add an outdoor kitchen later.

  • Full gutters.

The roof material is where we ask you to double check. Lennar's feature list names more than one roof product, so ask your consultant which one is on the exact home you want and get it in writing.

The smart-home package

Lennar lists five items:

  • A smart deadbolt

  • A video doorbell

  • A smart thermostat

  • A smart door lock

  • A smart garage door control

These are the kind of extras that cost real money when you add them one by one.

Services and orientation

The list also names a few things that are about the buying process:

  • Lennar Mortgage, Lennar Title and Lennar Insurance Agency are listed as services. Using them is your call. You can and should get a quote from another lender too. We explain how financing a home this size works in our guide to jumbo mortgages in Florida.

  • A new home orientation with the construction manager, and a celebration orientation on the day of closing.

  • Manufacturer warranties on the air conditioner, appliances and fixtures.

  • Smoke and carbon monoxide detectors throughout.

The warranty, in plain words

Lennar's warranty page lists a limited warranty with three parts. For Florida, that is:

  • One year on workmanship. This covers things like a bad paint job or a door that does not close right.

  • Two years on mechanical and systems. This covers things like plumbing, electrical and the air conditioning system.

  • Ten years on structure. This covers the bones of the house.

"Limited" is the key word. Every warranty has terms about what is and is not covered. Ask for the full warranty booklet before you sign and read it. Lennar's warranty page says the periods are shorter only in Colorado and Utah.

Three questions to ask before you sign

  1. Which of these items are on the exact home I want? The list is the same across plans, but your purchase agreement is what counts.

  2. What changes if I pick an upgrade? Some options replace an included item.

  3. Can I see the warranty booklet today?

Also remember that a new home still needs its own independent inspection. The builder's own checks are not a substitute for a person who works for you.

How to use this list when you compare builders

A long list is only useful if you can compare it. Here is a simple way.

  • Write down the same items for every builder you visit. Counters, appliances, windows, smart-home gear, yard and warranty.

  • Ask what is included and what is an option. Two builders can use the same word for different things.

  • Ask for the total, not the starting price. Add the options you want, then compare.

Common Questions

Is the feature list the same on every Whitmore Estates plan?

Lennar's plan pages show the same Everything's Included list on all five Kensington plans. Your purchase agreement decides what is in the exact home you buy, so confirm the list with your consultant before you sign.

What kind of countertops come with the home?

Quartz. The list names quartz with a full backsplash in the kitchen, quartz in the secondary bathrooms, and quartz in the laundry room. Colors are a choice of designer colors.

Do the windows have hurricane protection?

The list names aluminum impact-resistant windows and sliders with low-E glass. It also names a hurricane-code-approved garage door and concrete block construction. Ask your consultant for the exact specs on your home.

What does the Lennar warranty cover?

One year on workmanship, two years on mechanical and systems, and ten years on structure, according to Lennar's warranty page. It is a limited warranty with terms, so ask for the booklet before you sign.

Does the home come with a pool or outdoor kitchen?

A private pool is not on Lennar's list. The home has a paver patio and a gas stub and water line for a future summer kitchen. The community has its own amenities, which we cover in our gated community guide.
