A tray ceiling is a ceiling where the center is raised higher than the edges, like an upside-down tray set into the room. At Greyhawk Landing, DiVosta lists a tray ceiling with crown molding in the owner's bedroom and in the gathering room. On the Classic plans, the gathering room tray is listed for the Mystique, Prestige and Whitestone. It is one small line on a long standard features list. This guide walks through that whole list, the DiVosta warranty in plain words, and the steps of buying a new home here.

What Is a Tray Ceiling?

Bob Vila's home site describes a tray ceiling, also called an inverted or recessed ceiling, as one that ""resembles a large upside-down tray set into a ceiling."" The center section sits higher than the edges. That draws the eye upward and adds a three-dimensional effect.

The same source says the raised part can be anywhere from about one inch to more than a foot deep, depending on the ceiling height.

A tray ceiling is different from a coffered ceiling, which uses a grid of sunken panels. If you want to see that style, read how a coffered ceiling compares.

Where the tray ceilings are at Greyhawk Landing

DiVosta's standard features lists for Greyhawk Landing, checked October 15, 2026, include:

  • ""Owner's Bedroom tray ceiling with crown molding"" (every plan)

  • On the Classic plans: ""Gathering room tray ceiling with crown molding (Mystique, Prestige, Whitestone)"" and ""Foyer tray ceiling with crown molding (Scarlett)""

  • On the Estate plans (Stellar, Reverence, Renown): ""Gathering room tray ceiling with crown molding""

A Reverence photo is also captioned ""Gathering Room with Dropped Tray Ceiling."" Ask the sales team to show you where the tray sits in the exact plan you like.

The lists also give ceiling heights: 10 feet 8 inches in the Mystique, Prestige and the three Estate plans, and 10 feet on the first floor with 9 feet 4 inches on the second floor in the Whitestone and Scarlett.

The Energy Features in Plain Words

  • Tankless water heater. Instead of a big tank that keeps water hot all day, a tankless unit heats water when you turn on the tap. DiVosta lists a Rinnai tankless water heater.

  • SEER2 rating. This number rates how efficiently an air conditioner cools. DiVosta lists a Carrier high-efficiency 15+ SEER2 system.

  • R-30 ceiling insulation. The R number measures how well insulation resists heat. A higher number resists more.

  • Low-E impact windows. DiVosta lists double-pane, Low-E insulated windows from PGT WinGuard.

No CDD Fees

DiVosta's page says Greyhawk Landing has ""No Community Development District (CDD) Fees."" If you are comparing communities that do have one, we explain how CDDs work in our plain-English CDD fee explainer.

The DiVosta Warranty in Plain Words

Greyhawk Landing's features list describes a ""1,2,5 & 10-year Pulte Protection Plan, transferable limited warranty."" DiVosta's national warranty book, linked from its warranty page, explains what each number means:

Years

What is covered

1 year

Materials and workmanship

2 years

Plumbing, electrical, heating, air conditioning and other mechanical systems

5 years

Certain kinds of water leaks and internal leaks

10 years

Structural parts, such as footings, load-bearing walls, beams, trusses and roof sheathing

DiVosta says the warranty can transfer to a later owner within the coverage period. Each item is ""as set forth"" in DiVosta's performance standards, so read the actual document. Ask for the warranty book that goes with your purchase agreement, because DiVosta notes that older agreements used a different version.

How Buying a New Home at Greyhawk Landing Works

Here is the usual path, based on what DiVosta lists for this community.

  1. Pick a plan and a homesite. Seven plans, with some lakeview homesites. Ask which homesites are open and what each one adds to the price.

  2. Sign the purchase agreement. Read the warranty book and every addendum before you sign.

  3. Choose your finishes. DiVosta's plan pages offer a ""Design Preview"" tool to explore finishes and options, which DiVosta says comes ""with transparent pricing.""

  4. Line up your loan. DiVosta points buyers to Pulte Mortgage, a PulteGroup company. You can also compare an outside lender.

  5. Watch it get built. DiVosta lists homeowner meetings and walkthroughs at three stages, which it calls Introduction, Confirmation and Celebration.

  6. Get your own inspection. A builder walkthrough is not the same as an independent inspection. Use this new construction inspection checklist.

  7. Close. DiVosta lists PGP Title, another PulteGroup company, for closing.

What Is Not on the Standard List

It helps to know what you will be asked to pay extra for. Things you see in a model that do not appear on DiVosta's standard features list include:

  • A private swimming pool

  • Upgraded flooring beyond the listed tile areas

  • Window treatments and most furniture

  • Optional rooms, such as the Stellar's sunroom or the Prestige's lanai extension

DiVosta's own fine print notes that model homes can show features ""that may not be available on all homes or that may be available for an additional cost."" Ask for a written list of what is in the base price for your plan.

Questions to Ask on Your Tour

  • Where exactly is the tray ceiling in this plan, and how deep is it?

  • Which items in the model are upgrades, not standard?

  • What does this homesite add to the base price?

  • Which warranty document goes with my contract?

  • When are the three homeowner meetings, and can my inspector attend?

Beyond the home itself, the community has its own clubhouse and pool. Read Greyhawk Landing's vanishing-edge pool and amenities. And if the kitchen is your priority, see how the café works as an eat-in kitchen.
