What Comes Standard at Everton, and What the Warranty Covers

Everything in this article comes from Pulte's own published specification for Everton. If a builder puts something in writing on their website, that is what you should be comparing against—not what somebody remembers being told at a model home.

Here is what comes standard in an Everton townhome in Lantana and what the Pulte warranty actually covers.

The short version

Silestone countertops in the kitchen and the bathrooms. Stainless Whirlpool appliances. Impact-resistant windows and doors throughout. Concrete tile roof over concrete block construction. A brick paver driveway. A Carrier 15+ SEER2 air conditioning system.

None of that is an upgrade. It is the standard package on both floor plans.

Kitchen

  • Stainless steel Whirlpool appliances: microwave, range, dishwasher, and refrigerator

  • Upgraded MasterBrand cabinets with crown molding

  • Silestone countertops

  • Stainless steel 50/50 undermount kitchen sink

  • Moen chrome kitchen faucet with a pull-out sprayer

A note on the countertops, because this trips buyers up when they shop several builders in a week. Silestone is engineered quartz. It is a different material from granite. Other new communities in Palm Beach County use granite in the kitchen and quartz in the bathrooms, or granite in both. Everton uses Silestone in both. Do not assume any two communities match.

Bathrooms

  • Silestone countertops with undermount sinks

  • Tile flooring in the powder bath, the owner's bath, and the secondary bath

Flooring

Tile runs through the foyer, hall, kitchen, gathering room, powder bath, owner's bath, secondary bath, laundry, and the air conditioning closets.

That list is worth reading twice, because it is also a map of the home. Everything on the main living level is tile.

Windows and doors—this is the one people undervalue

  • Impact-resistant windows and doors throughout

  • Double-pane bronze PGT Low-E insulated aluminum windows

  • Eight-foot front and rear exterior doors

  • Seven-foot garage door with a LiftMaster opener

Impact glass matters in South Florida for two reasons. The obvious one is storms—no shutters to put up, no plywood, no panels to store in a garage; you only have one of. The less obvious one is that impact windows are laminated, which cuts road noise noticeably.

When you compare an older resale house against a new build, this is often the single biggest gap. Retrofitting impact windows across a whole house is expensive.

Structure

    Concrete tile roof

  • Steel-reinforced concrete block construction

  • Decorative brick paver driveway

Concrete block is the normal build for South Florida, and it is what you want here. A tile roof lasts substantially longer than a shingle roof in this climate.

Energy

  • Carrier high-efficiency 15+ SEER2 HVAC system

  • R-30 ceiling insulation

SEER2 is the efficiency rating of air conditioning. A higher number means less electricity for the same cooling. In a place where the air conditioner runs most of the year, that shows up on the bill every month.

The Pulte warranty

Pulte calls it the Pulte Protection Plan and describes it as a one-, two-, five-, and ten year transferable limited warranty.

"Transferable"ten-year is the word to notice. If you sell before the coverage runs out, the remaining warranty goes with the home to the next owner. That is a selling point later, not just a comfort now.

Pulte also runs homeowner meetings and walkthroughs during the build; at stages it names them Introduction, Confirmation, and Celebration. You see the house at points along the way rather than only at the end.

A comparison worth knowing: D.R. Horton's structure is one year of workmanship, two years of systems, and ten years of structure. Different builders, different structures. Never assume one builder's warranty describes another's.

What is not in the standard package?

Two things we are not going to pretend to know.

Amenities and their opening dates. Pulte lists a resort-style swimming pool and cabana, a lot, and a dog park at Everton. Pulte does not publish opening dates for any of them. We are not going to guess. Call 561-704-0091 and we will find out what is actually open the week you are looking.

Room dimensions. Pulte publishes one square-footage figure per plan and no room measurements. If you need to know whether your sofa fits, that is a tape measure at the model home, not a website.

What this means when you compare communities

Take this list with you. When you walk another builder's model, ask which of these are standard and which are upgrades. Two homes can carry the same sticker price and be thousands apart once you add impact glass, a paver driveway, and a tile roof to one of them.

That is the comparison nobody does, and it is where the money actually is.

How to use this list at a model home

Print it, or keep it on your phone, and walk into the next builder's sales office with it.

Ask three questions about every line: is it standard or an upgrade, what is the upgrade cost if it is not standard, and is the answer in writing anywhere? That third question is the one that separates a real comparison from a conversation you half remember a week later.

Builders publish their specifications on their own websites. That is the version to compare, because it is the version they have committed to in public.

The four things that move the monthly payment

Buyers focus on the purchase price and then get surprised by the monthly number. Four things drive the gap, and three of them are on this page.

Insurance. Impact glass, a concrete tile roof, and concrete block construction all matter to an insurer. A newer home built to current code generally costs less to insure than an older one at the same price.

Electricity. A 15+ SEER2 system with R-30 ceiling insulation runs less than an older unit cooling a less insulated house.

Repairs. A transferable one-year, two-year, five-year, and ten year warranty means the first years are mostly somebody else's problem.

CDD. Everton has none, per Pulte. Some communities do, and it is a separate line for decades.

Add those four up before you decide which home is actually the cheaper one to own.
