Every new townhome community in Palm Beach County, compared

"New townhomes are being built right across Palm Beach County, and they are not all the same thing. Some are gated, some are not. Some carry a CDD fee that adds to your monthly cost for decades, some do not. Some include impact windows in the base price, some charge for them.

This is the county-wide view, community by community, so you can see what is actually out there before you start driving.

Why townhomes, and why now

Two things are happening at once in Palm Beach County. Land is running short, so builders are going vertical and attached where they used to go detached. And the price gap between a new townhome and a new single-family home has widened enough that a lot of buyers who wanted a house are looking seriously at a townhome instead.

That is not a downgrade if the townhome is built properly. Concrete block construction, impact glass, a tile roof and a real warranty are the things that matter, and plenty of new townhomes have all four.

How they actually differ

This is the part no listing portal will tell you, because they take money from builders and cannot rank one above another.

Everton, Pulte, Lantana. Gated. Pulte states no CDD fees. Two plans, both three bed, two and a half bath, one-car garage, two storeys, at 1,550 and 1,750 square feet. Silestone countertops in kitchen and baths. Impact glass standard. Pulte Protection Plan — one, two, five and ten year transferable limited warranty.

Lakeside Landing, D.R. Horton, Royal Palm Beach. Two plans, both three bed, two and a half bath, one-car garage, two storeys, and both smaller than either Everton plan. D.R. Horton's page does not state that the community is gated. Amenities listed include a pool, cabana, playground and exercise trail.

Vintage Oaks, D.R. Horton, Palm Beach Gardens. Gated, stated in writing. Four plans running larger, and one of them adds a third full bathroom, which is genuinely rare in a townhome. Costs well over a hundred thousand dollars more than the Royal Palm Beach option. D.R. Horton lists its pool, clubhouse and tot lot as still coming.

Blossom Trail, D.R. Horton, Greenacres. A mixed community — townhomes and single-family homes on the same site, which suits buyers who want to compare both without driving anywhere else.

The five questions to ask at every one of them

1. Is there a CDD? A Community Development District charge sits on top of your property taxes and can run for decades. Two communities at the same price are not the same deal if one has one.

2. Is it gated? Ask for it in writing. Some builders state it clearly on their own page and some do not mention it at all.

3. Are impact windows standard or an upgrade? In South Florida this is the biggest hidden swing in the comparison. Standard at some, an upgrade at others.

4. What is the warranty structure? They are not all the same. Pulte publishes a one, two, five and ten year transferable plan. D.R. Horton publishes one year workmanship, two years systems, ten years structural. Different builders, different coverage.

5. When do the amenities actually open? If a pool is drawn on the site plan but not built, ask when. If the builder will not put a date in writing, treat it as unbuilt.

Garage reality

Almost every new townhome in this county at this size comes with a one-car garage. Buyers coming from a single-family home consistently underestimate how much that changes daily life with two vehicles.

It is not a reason not to buy. It is a reason to look at the driveway before you fall in love with the kitchen.

What a townhome saves you

No yard to cut. No roof to replace on your own schedule. Exterior maintenance handled at the community level rather than by you on a Saturday. For a lot of buyers — especially first-time buyers and people downsizing — that is the entire point.

What it costs you is the shared wall and the yard. Whether that is a fair trade is personal, and anyone who tells you it is obvious in either direction is selling something.

Which county area suits which buyer

A rough map, based on what buyers actually tell us matters to them.

If your work is in West Palm Beach or you want to be central, the Lantana and Lake Worth corridor puts you in the middle of the county with two I-95 interchanges close by. Everton sits in that corridor.

If you want the largest new townhome you can get and budget is less of a constraint, Palm Beach Gardens runs bigger. Vintage Oaks is the example, including the rare third full bathroom.

If you are buying your first home and the monthly payment decides it, Royal Palm Beach and Greenacres are where the entry points tend to be. Lakeside Landing and Blossom Trail are both there.

If you want to compare a townhome and a house without driving across the county, a mixed community lets you walk both on one visit. Blossom Trail is built that way.

A note on timing

New construction does not work like resale. There is usually a mix of homes at different stages: some finished and ready, some framed, some not started. What is available changes week to week, and so does what you can still choose inside them.

That is why we do not publish inventory counts or prices on these pages. Anything we wrote today would be wrong within weeks and nobody would go back and fix it. One phone call gets you the real position across every community on this list at once, which is faster than visiting four sales offices to find out.

Are new townhomes cheaper than new houses?

Generally yes, and in this county the gap is often more than a hundred thousand dollars for comparable interior square footage. You trade a yard, a second garage bay and detached walls for that.

Which new townhome communities are gated?

It varies, and you should get the answer in writing from the builder's own page. Pulte states that Everton is gated. D.R. Horton states that Vintage Oaks is gated. D.R. Horton's Lakeside Landing page does not say either way.

Do new townhomes come with impact windows?

At some communities they are standard and at others they are a paid upgrade. Pulte lists impact resistant windows and doors throughout as standard at Everton. Always ask, because it is one of the largest hidden differences between two similarly priced homes.

What is a CDD fee?

A Community Development District charge is a separate assessment some Florida communities add on top of property taxes to repay the cost of building roads, drainage and utilities. It can run for decades and does not appear in the purchase price.

Do new townhomes have two-car garages?

Most at this size in Palm Beach County have a one-car garage plus a driveway. If two covered spaces are a requirement for you, that narrows the field considerably and is worth saying at the start.
