What Comes With a Vintage Oaks Home?

In this article
Vintage Oaks homes come with waterfall-edge countertops—granite or quartz, depending on the design package—plus a fenced yard and a balcony off the second-floor primary bedroom, included on every floor plan. Here's what D.R. Horton's own documentation says, and this is the one document you should ask for before you sign anything.
The single biggest mistake buyers make
Assuming the model home is exactly what you're buying. It usually isn't.
Model homes are built to sell, with the best version of everything—upgraded finishes, extra lighting, and nicer cabinets. A buyer signs, then finds out later that some of what they remember costs extra. Nobody's hiding this on purpose, but nobody stops you at the door to explain it either. So you have to ask.
Ask for this one document.
The included features sheet—sometimes called a features list or specification sheet—is the written list of exactly what comes with the home at your specific address.
Get it before you sign. Read every line. Walk the model with that sheet in hand and ask, item by item, "Is this on my list?"
The waterfall-edge countertop
A waterfall-edge countertop means the stone doesn't just sit flat on top of the cabinets—it continues down the side of an island or cabinet edge in one continuous piece, so the stone appears to "waterfall" down to the floor. It's a distinctive look you don't see in every new construction kitchen.

At Vintage Oaks, this comes in either granite or quartz, and which one you get depends on the design package selected for that home—not on which floor plan you choose. Ask which package applies to the specific home you're considering, and confirm it in writing.
The included balcony

Every Vintage Oaks townhome includes a balcony off the second-floor primary bedroom. This is genuinely uncommon for a townhome—most townhome floor plans don't include private outdoor space upstairs at all. It's included, not an upgrade, on all four floor plans.
The fenced yard

Every home at Vintage Oaks also includes its own fenced yard, separate from the community's gated entry. That's two layers: the community gate and then your own home's fenced yard on top of it.
If you have children or a small dog, that combination is worth knowing about specifically, since it's not standard at every townhome community.
Appliances and smart home features
Homes include stainless steel appliances and D.R. Horton's Home is Connected smart home features. As with the countertops, confirm exactly which appliances and smart features apply to your specific address and package—these can vary by home and phase.
Community amenities
Vintage Oaks is planned with a clubhouse and swimming pool within the gated community. Confirm current build status directly—amenity construction is added over time as a community develops, and a rendering isn't the same as something already built.
Standard vs. upgrade: how to tell the difference
Walk through this checklist with the sales office:
Countertops—granite or quartz, and confirm which package your specific home carries
Flooring—what's standard in each room, and is there an upgrade tier above it?
Cabinets—what's the standard line, color, and height?
Bathroom finishes—is the shower tiled or a prefabricated insert?
Garage—finished and painted inside, or bare?
When you can still make changes
There's a deadline for choosing upgrades, tied to construction progress. Once a home passes a certain stage, changes stop being possible—you can't move a wall after the drywall is up.
If you're buying a home that's already partly built, ask right away what can still be changed. If choices matter to you, you may need to buy earlier in the process.
Which floor plan, and does it change what's included?
Vintage Oaks has four plans: the Abingdon, Banbury, Callington, and Dawley.
The core included features—balcony, fenced yard, waterfall countertops—are the same across all four. What differs is size and, for the Callington, an extra full bathroom instead of a half bath. See our full four-way comparison for the complete breakdown.

Common questions
What is a waterfall-edge countertop?
A countertop where the stone continues down the side of the cabinet or island in one continuous piece, rather than sitting flat on top. It's a distinctive, less common design detail.
Are the countertops granite or quartz?
Either, depending on the design package selected for that specific home — not the floor plan.
Does every home have a balcony?
Yes. Every Vintage Oaks floor plan includes a balcony off the second-floor primary bedroom, and it's included, not an upgrade.
Does every home have a fenced yard?
Yes, on top of the community's own gated entry.
Are the community amenities finished?
Confirm current status directly — amenity construction is added over time. Don't assume a rendering means something is already built.
What smart home features are included?
D.R. Horton's Home is Connected features. Confirm exactly which apply to your specific home and package.
