Townhouse vs. Apartment: What Changes When You Move Up

By Jiffy Rozario7 min read

"The main difference in townhouse vs. apartment is how the home is built and who owns it. A townhouse is a multi-floor home that shares side walls with its neighbors but has its own front door on the ground, and often its own garage. An apartment is one unit inside a larger building, usually on one floor, and it is most often rented. In Florida City, new townhomes like Hadley Place give buyers a way to move from renting an apartment to owning a two-story home with a garage. This guide walks through the differences in plain words.

Townhouse vs. Apartment: The Short Version

These are general patterns, not rules. Some apartments are owned as condos, and some townhouses are rented. What matters is the building and your deal.

What Is a Townhouse?

A townhouse, or townhome, is a home built in a row with other homes. Each one shares one or two side walls with the home next door. Each has its own front door, and there is nobody living above or below you.

Townhomes usually have two or more floors. The living areas are downstairs, and the bedrooms are upstairs. Many new ones have a garage built in.

What Is an Apartment?

An apartment is a single unit inside a larger building. The building may have a few units or hundreds. Units are stacked, so you can have neighbors on both sides, above and below.

Most apartments sit on one floor. The front door opens off a shared hallway, stairway or walkway. Parking is usually a shared lot.

Most apartments are rented from a landlord or a management company. When an apartment is owned, it is usually called a condo.

The Real Differences in Daily Life

Noise and neighbors

In an apartment, you can hear footsteps above you and people below you. In a townhouse, the neighbors are only beside you. The shared wall still carries some sound, but nobody walks on your ceiling.

Stairs

Most townhomes have stairs. That is the trade for having more space on a smaller lot. If stairs are hard for someone in your home, ask about a plan with a bedroom on the first floor. At Hadley Place, all three bedrooms are upstairs on both plans.

Parking and storage

Apartment parking is often a shared lot. Many new townhomes have a garage. At Hadley Place, both plans have a one-car garage that measures 12'0"" x 21'0"" on the drawings. That is covered parking plus a storage room. Read our guide to one car garage dimensions to see what fits.

Outdoor space

Apartments may have a balcony. Townhomes often have a small patio or yard at ground level. Both Hadley Place plans show a 7'0"" x 5'0"" patio, and the features sheet lists a paver patio and sodded, landscaped homesites.

Space

A new three-bedroom townhome often has more room than a typical apartment, spread across two floors. The Hadley Place plans have 1,446 and 1,472 square feet of living space, with 3 bedrooms and 2.5 baths.

Renting vs. Owning

This is the bigger question behind townhouse vs. apartment. It is not only about the building. It is about whether you rent or buy.

When you rent, you pay the landlord each month. The landlord usually handles repairs to the building. You can move when the lease ends. You do not build ownership in the home.

When you own, you pay your mortgage, property taxes and insurance, plus any association fees. You handle upkeep inside your home. You also own the home, and the choices about it are yours.

Your own numbers decide which is right for you. A lender can show you what a monthly payment would look like at today's rates, and Simon can connect you with one. Call 561-704-0091 to start that conversation. We are not financial advisors, so we do not tell you whether buying beats renting for your situation.

What to Ask Before You Move From an Apartment to a Townhouse

  1. What is my full monthly cost? Ask for the mortgage payment plus taxes, insurance and any association fees.

  2. What does the association cover, if there is one? Get its documents and read them before you sign.

  3. Who fixes what? In a new home, the builder's warranty covers certain items for a set time. Ask how it works.

  4. How will I handle hurricane season? Ask what protection the home has for windows and doors.

  5. What is included? New homes come with a set list of features. Ask for the current list.

Why New Townhomes Help First-Time Owners

A brand-new townhome takes some of the worry out of the first move from renting. Everything is new, from the roof to the water heater. The builder's warranty covers certain repairs for a set time.

At Hadley Place, D.R. Horton's features sheet lists a tankless water heater, Whirlpool stainless steel appliances, 2cm quartz countertops, masonry exterior walls, and the Home Is Connected smart home package. It also lists hurricane storm panels for the windows. See what the Express Series includes at Hadley Place for the full list, and our guide to hurricane shutters.

D.R. Horton homes carry a 1-year workmanship warranty, a 2-year systems warranty and a 10-year structural warranty. The coverage terms are in the warranty documents you receive, so ask Simon to walk you through them.

  • Palm Cay, also by D.R. Horton, has five plans that list no garage. It has recently started in the low $370,000s as well.

Prices and incentives change often. Call 561-704-0091 for today's numbers and ask what incentives are available today.

Is a Townhouse Right for You?

A townhouse may fit if you want:

  • Your own front door and no neighbors above or below

  • A garage and a little outdoor space

  • Room to grow, with three bedrooms

  • Ownership instead of a lease

An apartment may fit better if you want:

  • To move again soon

  • No stairs at all

  • A landlord to handle most repairs

Both are good homes for the right person. The best way to decide is to walk a townhome and picture your own week in it.

Common Questions

What is the difference between a townhouse and an apartment?

A townhouse is a multi-floor home in a row, sharing side walls, with its own front door. An apartment is a unit inside a larger building, usually on one floor. Townhouses are usually owned. Apartments are usually rented.

Is a townhouse bigger than an apartment?

Often, but not always. New three-bedroom townhomes spread space over two floors. The Hadley Place plans have 1,446 and 1,472 square feet of living space, with 3 bedrooms, 2.5 baths and a one-car garage.

Do townhouses have neighbors above or below?

No. Townhouse neighbors are beside you, sharing a side wall. Nobody lives above or below you. That is one of the main reasons renters move from an apartment to a townhouse.

Is it better to rent or buy?

It depends on your own budget, plans and timeline. A lender can show you a real monthly payment at today's rates. We are not financial advisors. Call 561-704-0091 and Simon can connect you with a lender.

Do Hadley Place townhomes have a garage?

Yes. Both the Bella and the Terra have a one-car garage that measures 12'0"" x 21'0"" on the builder's drawings. The features sheet also lists a Wi-Fi enabled garage door opener.

Where are the bedrooms in a Hadley Place townhome?

All three bedrooms are on the second floor in both plans, along with both full baths. The first floor holds the kitchen, great room, a half bath and the garage.
