D.R. Horton Express Series: What Is Included at Hadley Place

"The D.R. Horton Express Series is one of the builder's home series, and it is the one used at Hadley Place in Florida City. Its features sheet lists masonry walls and a roof with hurricane clips and bracing. It lists 2cm quartz countertops in the kitchen and bathrooms, Whirlpool stainless steel appliances and a tankless water heater. It also lists hurricane storm panels and the Home Is Connected smart home package. This guide goes through the whole list in plain words, including what it does not include, so you know exactly what you are buying.
What Is the D.R. Horton Express Series?
D.R. Horton builds homes under several series names. In South Florida you will see Express, Tradition and Emerald. Each series has its own features sheet, and each community has its own version of that sheet.
The Express Series is the line D.R. Horton uses at Hadley Place and at Palm Cay, both in Florida City. By comparison, Parker Pointe in Homestead is a Tradition Series community, and its townhomes have recently started higher, from the mid $480,000s.
One rule matters more than any other: features are set community by community. A feature at one D.R. Horton community tells you nothing for sure about another. The list below comes from the Hadley Place features sheet. Features can change without notice, so ask for the current list before you buy.
The Outside of the Home
The ""Architectural Artistry"" part of the sheet covers the structure and the outside:
Reinforced concrete monolithic foundation slab

A professionally engineered roof with hurricane clips and bracing

Gutters in the front area of the driveway and entry walkway

Masonry walls are built of concrete block, not wood framing. Hurricane clips are metal connectors that help tie the roof to the walls.
Hurricane Storm Panels, Not Impact Glass
This is the single biggest thing to understand about the Express Series at Hadley Place. The sheet lists hurricane storm panels. It does not list impact-resistant glass.
Storm panels are covers that go over windows and doors before a storm. Impact glass is built into the window itself. Both are ways to protect the openings of a home. They work differently and take different effort from you as the owner.
D.R. Horton's Tradition Series sheet at Parker Pointe lists impact-resistant glass. So Hadley Place and Parker Pointe really do differ here. It is not a typo. Our guide to hurricane shutters explains how storm panels work and what to ask.
Inside the Home
The ""Heart of the Home"" part of the sheet lists:
An orange-peel finish on walls and knockdown texture on ceilings
Jeld-Wen 2-panel interior doors
Maxim light fixtures
A Kwikset keyed entry handleset
Vinyl-coated ventilated shelving in all closets
Daltile 18"" x 18"" ceramic tile in all first-floor living areas
Mohawk wall-to-wall carpet installed over dense padding
Sherwin-Williams bright white interior paint
The tile note matters for a two-story townhome. Tile covers the first-floor living areas. The sheet says tile excludes bedrooms, and all bedrooms at Hadley Place are upstairs.
The Kitchen
The ""A Gourmet's Delight"" part of the sheet lists:
Whirlpool stainless steel appliances: a 24 cubic foot side-by-side refrigerator, a range with a microwave above, and a built-in dishwasher
Moen pull-out faucet and Moen garbage disposal
Sterling undermount kitchen sink
Custom-designed cabinets with 36"" uppers
2cm quartz countertops
Puck lights in the kitchen
""2cm"" is the slab thickness, about three-quarters of an inch.
One note on sources. The builder's website summary for Hadley Place mentions granite in the kitchen. The community's own features sheet lists 2cm quartz in the kitchen and in the bathrooms. We follow the features sheet, because it is the builder's detailed list of what comes standard in this community. Confirm the countertop material for your home in writing.
The Bathrooms
The ""Bathroom Conveniences"" part lists adult-height cabinets, 2cm quartz tops, full vanity mirrors, Daltile 18"" x 18"" ceramic tile walls with a 12"" x 12"" shower floor, elongated toilets, Moen faucets and Broan exhaust fans. Energy and Systems
The ""Thoughtful Details"" part of the sheet lists:
Uponor PEX plumbing water lines
A tankless water heater, which heats water as you use it instead of keeping a tank hot
An interior washer and dryer hook-up
R-30 blown insulation in the attic above living areas
R-11 batt insulation between the garage and the house
R-4.1 insulated exterior masonry walls
An energy-efficient central A/C and heating system
""R"" numbers measure how well insulation slows heat. A higher number slows heat more.
Technology and the Smart Home Package
The ""Technology Standard Features"" part lists Square D surge protection on major appliances and pre-wiring for ceiling fans in the bedrooms and great room. It also lists structured wiring, BRK smoke detectors with battery back-up, a BRK carbon monoxide detector, Deako switches and a Square D breaker panel.
The Home Is Connected package is D.R. Horton's smart home setup. At Hadley Place, the sheet lists:
A Qolsys IQ Panel II 7"" touchscreen with a built-in camera
An ADC 750 Wi-Fi video doorbell
An Echo Pop with Alexa
A Z-Wave thermostat, light switch and door lock
A Wi-Fi enabled garage door opener with two transmitters
A security system with one motion detector and three door contacts

The Warranty
D.R. Horton homes carry a 1-year workmanship warranty, a 2-year systems warranty and a 10-year structural warranty. The Hadley Place sheet also lists a 10-year RWC warranty, a 10-year Carrier limited warranty, a personalized new homeowner orientation and third-party home inspections.

What the Sheet Does Not List
Knowing what is missing is as useful as knowing what is there:
No impact glass. The sheet lists storm panels instead.
No fenced yard. Each plan shows a 7'0"" x 5'0"" paver patio, but the sheet does not list a fence.
No first-floor bedroom. All three bedrooms are upstairs in both plans.
Ask about any of these before you buy, so there are no surprises on move-in day.
Where the Express Series Fits at Hadley Place
Hadley Place has two Express Series floor plans. Both have 3 bedrooms, 2.5 baths, two stories and a one-car garage.
Bella: 1,446 square feet, with a 19'0"" x 21'9"" great room. Bella homes have recently started in the low $370,000s.
Terra: 1,472 square feet, with a 15'7"" x 13'11"" main bedroom. Terra homes have recently started in the low $390,000s.
