South Miami FL is a small city of its own, with its own City Hall on Sunset Drive. Lennar's new Emerald Palms townhomes are not inside it. Lennar's page describes the community as being in ""desirable South Miami, FL,"" but the Miami-Dade County map puts the Emerald Palms site in unincorporated Miami-Dade County, in the area the U.S. Census calls Princeton. This guide explains the difference in plain words, so you know exactly where you would live and who would serve your home.

What South Miami FL is

The City of South Miami is a real city with its own government. Its own history page tells the story.

  • In 1897, a pioneer named W.A. Larkins brought his family to the area. The small community that grew up there was first called Larkins.

  • In March 1926, voters chose to form a town. They named it the Town of South Miami.

  • On June 24, 1927, the Florida Legislature approved a new charter, and the town became the City of South Miami.

You can read the full timeline on the City of South Miami history page.

Today, City Hall sits at 6130 Sunset Drive. The U.S. Census Bureau's 2024 estimate puts the city at about 13,200 people. That makes South Miami FL a small city by Miami-Dade standards.

Why ""South Miami"" shows up on the Emerald Palms page

People in Miami often say ""south Miami"" when they mean the southern part of Miami-Dade County. That is a general area, not a city. Lennar uses the phrase in that loose way when it describes Emerald Palms.

The problem is that South Miami FL is also the name of a real city. If you search for it, you will get the city's parks, shops and services. None of those belong to Emerald Palms.

So when you see ""South Miami"" on a listing, ask one question: does it mean the City of South Miami, or the south end of the county?

What the county map says about Emerald Palms

Lennar lists the Emerald Palms sales address as SW 240th Street and SW 127th Avenue, ZIP 33032. We checked that point on Miami-Dade County's own municipality map. The answer came back: Unincorporated Miami-Dade.

We also checked the same point with the U.S. Census Bureau's geography tool. It places the site in the Princeton Census area, inside Miami-Dade County.

Here is what that means in short:

  • Emerald Palms is not inside the City of South Miami.

  • It is not inside the City of Miami either, even though the listed address says ""Miami.""

  • Miami-Dade County itself serves as the local government for the land.

What unincorporated Miami-Dade means for an owner

""Unincorporated"" sounds like a big word. It just means the land is not part of any city or town.

Miami-Dade County's own budget book explains how this works:

  • About 1.2 million people, or 43.4 percent of the county, live in the unincorporated area.

  • For those residents, the county ""fills the role of both tiers of government."" In other words, the county acts like your city too.

  • Owners in the unincorporated area pay a separate county tax for city-type services. The county lists these as local sheriff patrol, local parks and local roads, plus planning and code enforcement.

  • People who live inside a city pay that city instead.

You can read the county's own words in its budget overview of how county government works.

The same county book lists two more services that matter here:

  • Fire rescue. The county's Fire Rescue District serves the whole county except five cities: Hialeah, Miami, Miami Beach, Key Biscayne and Coral Gables. Emerald Palms is in none of those, so county fire rescue covers it.

  • Libraries. The county library system covers the unincorporated area, along with most cities.

The Census Bureau tracks this part of the county too. Its 2024 estimate counts about 1.23 million people in the ""Balance of Miami-Dade County,"" which is the Census name for everything outside the cities and towns.

Your yearly tax bill depends on more than this one line. For the full picture, see our Miami-Dade property tax guide for new home buyers.

Why the label matters when you shop

A place name on a listing changes what you find and what you expect. Here is how the mix-up can trip you up:

  • Search results. If you search ""South Miami FL homes,"" you will see homes inside the City of South Miami. Emerald Palms will not be one of them.

  • Local services. City of South Miami services, events and permits do not apply at Emerald Palms. The county handles those.

  • Comparisons. Prices and home sizes inside the City of South Miami do not tell you much about new townhomes in the Princeton area.

The safest habit is to look up any address on the county's own records and ask the sales team which government serves the homesite.

Getting around from the Emerald Palms area

Lennar says Emerald Palms is close to two big roads, US-1 and Florida's Turnpike. Lennar describes that as ""convenient access to the Miami-Dade metro areas.""

Lennar also names nearby spots like Zoo Miami, Black Point Park and Marina, and The Falls shopping center. Times on the road change a lot with traffic, so try the trip yourself at the hours you would really drive it.

Is Cutler Bay the same thing?

  1. Cutler Bay is another nearby place that is its own town, with its own parks and town services. Lennar names Cutler Ridge Park, a Cutler Bay park, as one of the spots near Emerald Palms. Our Cutler Ridge Park guide covers what is there today, including a recent change to the pool.

One name, more than one place

""South Miami"" is not the only name that causes mix-ups here. Several other properties in South Florida also use the name Emerald Palms, and some are rentals. Our guide on which Emerald Palms is which shows you how to tell them apart before you call.

Who this area fits

This part of Miami-Dade can work well in a few situations:

  • You want a new townhome with a garage and you are fine living outside city limits.

  • You are comfortable with the county as your local government for police patrol, local parks and roads.

  • You are moving within south Miami-Dade and want a new home with a builder warranty.

It may not fit if:

  • You want to live inside the City of South Miami itself. Emerald Palms is not there.

  • You want a city government close by to call about local issues. Here, that is the county.

Before you visit

Bring this short checklist:

  1. Ask the sales team to show you the homesite on a map.

  2. Ask what the full address will be once the home is built.

  3. Look up schools with the district's school locator. Do not rely on a city name.

  4. Ask how the county tax lines will show on your bill.
