If you search for Emerald Palms in South Florida, you will find more than one place with that name. Lennar's Emerald Palms is a community of new townhomes for sale near SW 240th Street and SW 127th Avenue in south Miami-Dade. Other properties called Emerald Palms are rental communities run by other companies, one in Miami and one in Fort Lauderdale. Lennar also sells the same four Emerald Palms plans at a second community nearby. This guide shows you how to tell them apart in a minute.

Why the name causes mix-ups

When we looked at the search results for ""emerald palms,"" most of page one was about apartments, not new homes. Map listings, apartment review sites and social posts all use the same name. If you are trying to buy a new townhome, it is easy to land on the wrong place.

The fix is simple: check the address, check who runs it, and check whether the homes are for sale or for rent.

The Emerald Palms places you may find

Each row comes from that property's own website, checked on October 27, 2026.

Lennar's Emerald Palms: new townhomes for sale

This is the one we cover on National House Search. Lennar describes it as ""a new townhome community."" Here is what Lennar's page shows:

  • Four plans: the Camden, Dawson, Langford and Rosewood

  • Every plan is two stories with three bedrooms and a two-car garage

  • Homes run from 1,186 to 1,504 square feet

  • Onsite amenities: an outdoor gym, a tot lot, multi-use walking paths and a park

Starting prices have recently run from the high $300,000s to the low $460,000s. Call 561-704-0091 for today's numbers.

Lennar's page says the community is in ""desirable South Miami, FL."" The county map tells a different story. Our guide to South Miami FL vs south Miami-Dade explains where it really sits.

The Miami rental called Emerald Palms

A different property with the same name sits at 12325 SW 151st St in Miami. Its own website calls it ""Apartments & Townhomes at Emerald Palms"" and lists one, two and three-bedroom homes. It is a rental community managed by Harbor Group Management. It is not a Lennar community, and its homes are not new townhomes for sale.

The Fort Lauderdale Emerald Palms

Wingate Companies lists an Emerald Palms apartment community at 5331 SW 43rd Terrace in Fort Lauderdale, in Broward County. It is not in Miami-Dade at all.

The twin you might not expect: Breezewood

There is one more name to know, and it is not another Emerald Palms. Lennar's Breezewood community, at SW 232nd Street and SW 112th Avenue, sells a group of townhomes Lennar calls the Lennox Collection. On Lennar's Breezewood page, that collection lists the same four plans:

Plan

Emerald Palms

Breezewood (Lennox Collection)

Camden

1,186 sq ft

1,186 sq ft

Dawson

1,368 sq ft

1,368 sq ft

Langford

1,416 sq ft

1,416 sq ft

Rosewood

1,504 sq ft

1,504 sq ft

So if you love the Rosewood or the Dawson, you can ask about it in two places. Breezewood also sells a second group of plans, the Ashton Collection, which Emerald Palms does not offer. You can see Breezewood's homes and plans on our site, and our article on garage vs no-garage townhomes at Breezewood explains that choice.

Which one fits you? Ask about these things at both sales centers:

  • Which homesites are open in each place

  • Today's price for the plan you want

  • The location of each homesite in the community

A one-minute name check

Before you call or visit, run this quick check:

  1. Is it for sale or for rent? Lennar's Emerald Palms sells new homes. The other two are rentals.

  2. What is the address? Lennar's Emerald Palms sits near SW 240th Street and SW 127th Avenue, ZIP 33032. The Miami rental is on SW 151st Street, ZIP 33186.

  3. Who is the builder or manager? Lennar builds Emerald Palms. Harbor Group Management manages the Miami rental, and Wingate Companies lists the Fort Lauderdale one.

  4. What are the plan names? Camden, Dawson, Langford and Rosewood belong to Lennar.

  5. Is it in Broward? If yes, it is the Fort Lauderdale property, not Lennar's.

Signs you are looking at a rental listing

  • The page shows a monthly rent instead of a price to buy.

  • It talks about a lease, an application or move-in specials.

  • It lists apartment floor plans with one bedroom.

  • It names a management company instead of a home builder.

Lennar's Emerald Palms has none of those. Every Lennar plan there has three bedrooms, and Lennar is the builder.

Search tips that save time

  • Add the builder's name. Searching ""Lennar Emerald Palms"" or ""Emerald Palms townhomes"" cuts out most rentals.

  • Add the ZIP code, 33032, when you search maps.

  • Use the plan names. A search for ""Rosewood"" or ""Camden"" plus ""Emerald Palms"" points to Lennar's homes.

What to say when you call

Make your first call short and clear: ""I am asking about Lennar's new Emerald Palms townhomes near SW 240th Street and SW 127th Avenue."" That one line tells anyone which Emerald Palms you mean. You can call our team at 561-704-0091 with the same question.

After you buy, you can look up your home's record with the Miami-Dade Property Appraiser's property search. That record shows the official address and owner.

Renting now and buying later?

Some people rent while they get ready to buy. If you are weighing a move from an apartment to a townhome, our guide to townhouse vs apartment living walks through what changes, from space to upkeep.

Quick facts about Lennar's Emerald Palms

Keep this list handy when you compare listings. Every item comes from Lennar's own page:

Plan

Camden

1,186 sq ft

2 full, 1 half

Dawson

1,368 sq ft

2 full, 1 half

Langford

1,416 sq ft

2 full, 1 half

Rosewood

1,504 sq ft

3 full

  • Home type: two-story townhomes

  • Bedrooms: three in every plan

  • Garage: two-car, in every plan

  • Builder: Lennar

  • Location Lennar lists: SW 240th Street and SW 127th Avenue, ZIP 33032

If a listing does not match these facts, it is probably a different Emerald Palms.

How the four Lennar plans differ

All four plans share three bedrooms and a two-car garage. The big difference is where the bedrooms sit. Three plans put every bedroom upstairs. The Rosewood puts one bedroom and a full bath on the first floor. Our layout guide to the four Emerald Palms plans goes room by room.
