Attached Garage or No Garage? Breezewood's Two Collections Compared

An attached garage is a garage built onto the house. It shares a wall with your home, so your car and your stuff stay under the same roof as you. At Breezewood, Lennar's four Lennox Collection townhomes each come with a two-car attached garage at the rear, and the five Ashton Collection townhomes have no garage at all. The surprise is the price: the garage-free Ashton plans have recently started higher, and they include the two largest homes.

This guide covers both collections at Breezewood, the Lennar townhome community at SW 232nd Street and SW 112th Avenue in the Princeton area of south Miami-Dade.

What an attached garage gives you

A garage is more than a place for a car. For many townhome buyers, it is the biggest storage space in the home, for bikes, tools and holiday boxes.

Here is what the Lennox garage brings, based on Lennar's included-features list for that collection:

• Room for two cars. Lennar's drawings show the garage at 17' 4"" x 19' on every Lennox plan.

• A garage door opener, included.

• An impact-rated garage door and front door. Impact-rated means the door is made to hold up against flying debris in a storm.

• A covered spot for your car, out of the sun and rain, and under a roof in hurricane season.

Because the garage is attached, it is part of the home itself, not a separate building.

Detached garage vs attached garage

Many buyers search ""detached garage vs attached garage"" first. The difference is simple.

Breezewood has no detached garages. You choose a two-car attached garage (Lennox) or no garage (Ashton).

The Lennox Collection: four plans with an attached two-car garage

Every Lennox plan is a two-story, 3-bedroom townhome with a two-car rear garage.

The Camden is the smallest plan, with a 12' x 12' living room. The Dawson has the biggest Lennox living room, at 13' 6"" x 14'. The Langford has an 11' 6"" x 15' 6"" owner's suite.

The Rosewood is different. It has a bedroom and a full bath on the first floor, next to a Great Room that measures 11' 8"" x 15'. That makes it one of only two Breezewood plans with a downstairs bedroom. We compare it with the other one in Rosewood vs. Azure.

The Ashton Collection: no garage, more room inside

The Ashton plans have no garage, and they run larger overall. They run from 1,334 to 1,668 sq ft, against 1,186 to 1,504 sq ft for Lennox. The two biggest homes, the Sunglow and the Topaz, are Ashton plans.

What you get in place of a garage:

• More living space. The Onyx and the Topaz each have both a family room and a separate living room on the first floor.

• A patio. Lennar's drawings show a patio on the Azure, Magenta, Onyx and Topaz plans. (The Lennox list names paver patio areas too.) The Topaz is the only plan where Lennar describes a fenced-in patio, reached from the family room.

• Impact-resistant sliding glass doors, on top of the impact-resistant windows both collections get.

• First-floor laundry on the Magenta and the Onyx. Every Lennox plan puts the laundry upstairs.

The price surprise: no garage, higher price

Most buyers expect the homes with a garage to cost more. At Breezewood, every Ashton plan has recently started above every Lennox plan.

The Lennox plans have recently started from the low $400,000s. The Ashton plans have recently started from the mid-to-high $400,000s. Here is the clearest example. The Rosewood has a two-car garage and 1,504 sq ft, yet it has recently started a little below the Azure, which has no garage and 1,334 sq ft. Both have three full baths and a downstairs bedroom.

Who should pick an attached garage, and who should not

A Lennox plan with an attached garage fits you if:

• You have two cars, or one car plus a lot of gear to store.

• You want the lowest starting price at Breezewood.

• You want a downstairs bedroom and a garage together. Only the Rosewood does both.

An Ashton plan with no garage fits you if:

• You care more about living space than garage space.

• You want impact-resistant sliding glass doors that open to a patio.

• You want first-floor laundry (Magenta or Onyx).

• You want the largest homes in the community (Sunglow or Topaz).

On the fence? Walk one of each. Extra room is easier to feel in person than on paper.

How Breezewood compares with other South Miami-Dade townhomes

We are builder-neutral, so here is the honest picture. Breezewood's Lennox plans give you two garage bays. But Breezewood is not the cheapest townhome community in south Miami-Dade, and it does not have the biggest townhomes either.

• Hadley Place (D.R. Horton, Florida City) has townhomes with a one-car garage that have recently started in the high $300,000s. If price matters more than garage size, look here.

• Palm Cay (D.R. Horton, Florida City) has townhomes with no garage that have also recently started in the high $300,000s. That is a lower starting point than any Ashton plan.

• Terra Sol (Lennar, Homestead) has larger townhomes, from 1,649 to 1,804 sq ft, mostly with one-car garages. If you want more space and can live with one garage bay, compare it.

• Aria Park (Lennar, Homestead) has townhomes from 1,651 to 1,786 sq ft with a one-car garage.

Lennar also sells the same four Lennox plans at its Emerald Palms community, near SW 240th Street and SW 127th Avenue, where they have recently started at the same price or a little lower. Ask about both.

What to check on your visit

Stand in the garage and picture your car and your storage in the 17' 4"" x 19' space. On an Ashton plan, step out to the patio. Then ask what incentives are offered this month, since they change.
