Rosewood vs. Azure comes down to one question: do you want a garage, or a bigger downstairs bedroom and a labeled dining room? These are the only two Breezewood floor plans with a first floor bedroom and a full bath next to it. The Rosewood is larger at 1,504 square feet and has a two-car garage. The Azure is 1,334 square feet with no garage, yet it has recently started a little higher.

Both are two-story Lennar townhomes at Breezewood, at SW 232nd Street and SW 112th Avenue in south Miami-Dade. Both have three bedrooms and three full baths. Here is how they really differ, room by room.

Why a first floor bedroom matters

Seven of Breezewood's nine plans put every bedroom upstairs. A bedroom on the first floor with a full bath beside it changes how the home works. A full bath means a toilet, a sink and a shower or tub, not just a half bath.

This setup fits a few real situations:

  • Overnight guests get their own room and bath without walking through your space upstairs.

  • A parent or relative who would rather not climb stairs every night can sleep and bathe on the main floor.

  • A home office gets a door that closes and a bathroom next to it.

One honest note. In both plans, the owner's suite is upstairs. You still climb stairs to reach your own bedroom, so neither plan is a one-story home. If you need everything on one level, tell us when you call and we will point you to options that fit.

The Rosewood: more space and a two-car garage

The Rosewood is the largest plan in the Lennox Collection. It is also the only Lennox plan with three full baths.

Rosewood first floor

The main room is an 11' 8"" x 15' Great Room. A Great Room is one large shared space for sitting, eating and gathering, instead of separate formal rooms.

The kitchen is a peninsula style, 9' 2"" x 13'. A peninsula is a counter that sticks out from the wall, open on three sides, so the cook can face the room. The downstairs bedroom is 10' x 10', with a full bath right beside it.

At the back is the two-car garage. Lennar's drawings show it at 17' 4"" x 19'. The Lennox included list adds a garage door opener and an impact-rated garage door.

Rosewood second floor

Upstairs, the owner's suite is 16' 3"" x 13' 2"" with an oversized walk-in closet. That is much bigger than the Azure's owner's suite. Bedroom 2 is 11' 6"" x 16' and has its own bath, so Lennar calls both upstairs bedrooms suites. The laundry is upstairs too.

The Azure: a bigger guest room, no garage

The Azure is the smallest plan in the Ashton Collection. It is the only Ashton plan with three full baths and a bedroom downstairs.

Azure first floor

Lennar's drawing labels three areas in one open layout downstairs: a 14' 2"" x 10' 8"" family room, a 9' 8"" x 11' 4"" dining room and a 7' 10"" x 11' 4"" kitchen. Lennar says the family room opens to a patio.

The downstairs bedroom is 10' x 11' 10"", which is 1' 10"" longer on one side than the Rosewood's. A full bath sits next to it. Lennar describes this room as ideal for overnight guests.

There is no garage. In its place, the Ashton included list adds impact-resistant sliding glass doors along with impact-resistant windows and an impact-rated front door.

Azure second floor

Upstairs, the owner's suite is 12' x 10' 10"", with its own bath and a walk-in closet. Bedroom 2 is 12' x 10' with a private bath. The laundry is upstairs.

Rosewood vs. Azure: the real trade-offs

Here is the short version, plan by plan.

Pick the Rosewood if:

  • You want a two-car garage for a car or storage.

  • You want the bigger owner's suite, at 16' 3"" x 13' 2"".

  • You like one big Great Room more than a labeled family room and dining room.

  • You want the larger home overall, by 170 square feet.

Pick the Azure if:

  • You want the larger downstairs bedroom for a guest or relative.

  • You want a dining room that is labeled separately from the family room.

  • You do not need a garage.

If you are still torn, compare both with the other seven plans in our Breezewood floor plans guide. The garage question gets its own deep dive in attached garage or no garage at Breezewood.

The price surprise

You might expect the smaller, garage-free plan to cost less. At Breezewood, it has not. The Azure has recently started a little above the Rosewood, even though the Rosewood is bigger and has a two-car garage. Both have recently started in the high $400,000s.

This is part of a wider pattern at Breezewood. Every Ashton plan has recently started above every Lennox plan. Lennar does not publish a reason. Prices and incentives change often, so call 561-704-0091 for today's numbers and to find out what incentives are available today.

Where else to find these two plans

We are builder-neutral, so here is what the builder's own listings show. Lennar's Emerald Palms community, near SW 240th Street and SW 127th Avenue, also sells the Rosewood. It has recently started a little lower there than at Breezewood.

Lennar's Del Mar community, much farther south in the Homestead area, sells a plan with the same Azure name. Lennar has recently listed it there for well over $100,000 less than at Breezewood. The square footage on Del Mar's plan page is close but not identical, so treat it as a cousin, not a twin.

If price matters most and you can live farther south, those are worth a look. If you want Breezewood's spot near SW 112th Avenue, US-1 and Florida's Turnpike, the plans here are the ones to tour. A short call will sort out which fits you best.

What comes with both plans

The Rosewood and Azure share most of the same included features. Both come with a washer and dryer, stainless steel appliances, porcelain kitchen countertops, porcelain bath counters with undermount sinks, a Ring Video Doorbell Pro, a Schlage Encode smart Wi-Fi deadbolt and a smart thermostat. Both have impact-resistant windows and masonry construction.

Common Questions

What is the main difference between the Rosewood and the Azure?

The Rosewood has a two-car rear garage and is larger at 1,504 square feet. The Azure has no garage and is 1,334 square feet, but it has a bigger downstairs bedroom and a dining room labeled separately from the family room.

Do both plans have a bedroom on the first floor?

Yes. They are the only two of Breezewood's nine plans with a first-floor bedroom and a full bath beside it. The Rosewood's downstairs bedroom is 10' x 10'. The Azure's is 10' x 11' 10"".

Is the owner's suite on the first floor?

No. In both plans the owner's suite is upstairs, along with Bedroom 2 and the laundry. Only the third bedroom is downstairs, so you will still use the stairs every day. Neither plan is a one-story home.

How many bathrooms do the Rosewood and Azure have?

Each has three full baths. One is next to the downstairs bedroom. Upstairs, the owner's suite has its own bath, and Bedroom 2 has its own bath too. Neither plan has a half bath.

Why does the Azure cost more than the Rosewood?

Lennar does not publish a reason. What we know is that every Ashton plan, including the Azure, has recently started above every Lennox plan, including the Rosewood. Call 561-704-0091 for today's prices and incentives on both.

How big is the Rosewood garage?

Lennar's drawings show the Rosewood's two-car rear garage at 17' 4"" x 19'. The Lennox included list adds a garage door opener and an impact-rated garage door. The Azure has no garage.

Can I see both plans on one visit?

Yes, and walking both is the best way to choose. The difference between a bigger garage and a bigger guest room feels clearer in person. Call 561-704-0091 and we will set up a visit that covers both plans.
