Porcelain countertops are slabs of porcelain, a ceramic made from clay and minerals and fired at very high heat. That firing makes a dense surface that resists heat, stains and scratches, and it does not need sealing. At Breezewood, Lennar includes porcelain countertops in the kitchen and in the bathrooms of every townhome, in both collections. This guide explains what porcelain is good at, where it needs care, and what else comes standard.

Breezewood is a Lennar townhome community at SW 232nd Street and SW 112th Avenue in the Princeton area of south Miami-Dade. Every home has 3 bedrooms and two stories. Lennar sells it with what it calls an ""Everything's Included"" list, so the features below come with the home.

What porcelain countertops are

Porcelain is a type of ceramic. Makers start with clay that holds minerals such as quartz and feldspar. Then they fire it at a very high temperature. Caesarstone describes the result as a compact, highly resistant material.

In plain words, the result has very few tiny holes. A surface with very few holes is called ""low porosity."" That matters, because spills have nowhere to soak in.

Porcelain slabs come in different thicknesses. Countertops are often about 2cm (20mm), with thinner options too. At Breezewood, Lennar's list names porcelain 2cm kitchen countertops with a 6"" backsplash.

What porcelain is good at

Heat. Porcelain resists heat and warping. Even so, makers still say to use a trivet or hot pad. A trivet is a small stand you set a hot pan on. One maker says it helps avoid scratches from cookware.

Stains. The surface is non-porous, so coffee, wine and cooking oil sit on top instead of soaking in. Arizona Tile's care sheet says its porcelain slabs need no sealing.

Scratches. Porcelain is very scratch resistant in everyday use. One maker still recommends a cutting board, and says to avoid sharp or heavy hits.

Easy care. No sealing means no sealing job to repeat over the years. Ask for the care sheet for your exact slab before you move in.

Where porcelain needs care

Porcelain is strong, but it is not chip-proof. The weak points are the edges and the cutout around the sink. That is why fabricators often soften the edge with a tiny bevel or a rounded corner. A bevel is a small angled cut that takes the sharp corner off.

On some porcelain slabs, the pattern is printed on the top layer. The body below it is a matching colour, but it is not the same pattern all the way through. So a cut edge can look a little different from the top. Look at the edge on the model before you decide how you feel about it.

Two simple habits protect your counters:

  • Do not drop heavy pots or cast iron on the edge.

  • Use a cutting board, not the counter, for knives.

Porcelain vs quartz countertops

Many buyers compare ""porcelain vs quartz countertops"" before they choose a home. Here is the plain difference.

Quartz is engineered stone. It is made by mixing crushed quartz with resins and pigments. OSHA notes that some engineered stones are up to 95% crystalline silica, with resins, pigments and adhesives making up the rest. Cambria says its quartz never requires sealing. But quartz makers say not to set hot pans directly on it, and to use a hot pad or trivet instead.

Granite is a natural stone cut from the earth. It is often sealed for extra stain protection. The Natural Stone Institute says most granite countertops do not need sealing, but many benefit from it.

The Lennar 1-2-10 limited warranty

Lennar calls its program a 1-2-10 limited warranty. It has three layers:

  • 1 year, workmanship: construction quality and finish.

  • 2 years, mechanical and systems: electrical, plumbing and mechanical systems.

  • 10 years, structural: load-bearing parts of the home.

Owners file service requests through their Lennar homeowner account. Always ask for the written warranty before you sign, and read what it covers. Plan an 11-month warranty inspection before the first year ends, too.

What it all means for your budget

Homes at Breezewood have recently started in the low $400,000s. Because the washer, dryer, appliances, smart home items and impact windows are already included, you have fewer big purchases after you move in. For the yearly cost side, read our Miami-Dade property tax guide.

Common Questions

Are porcelain countertops included at Breezewood?

Yes. Lennar's included-features lists for both collections name porcelain 2cm kitchen countertops with a 6"" backsplash. The bathrooms also get porcelain countertops, and the owner's bath has an undermount porcelain sink. You do not have to pay extra for them.

Do porcelain countertops need to be sealed?

No. Porcelain is non-porous, so spills sit on top instead of soaking in. Makers such as Arizona Tile say their porcelain slabs need no sealing. Ask for the care sheet for your exact slab before you move in.

Can I put a hot pan on porcelain?

Porcelain resists heat and warping. Makers still advise using a trivet or hot pad under hot cookware. One maker says that helps avoid scratches from cookware, and it is an easy habit to build in a new kitchen.

Does porcelain chip?

It can. Porcelain is durable but not chip-proof. The edges and the sink cutout are the weak points, which is why fabricators soften edges with a small bevel. Avoid dropping heavy pots on the edge and you remove most of the risk.

Is porcelain better than quartz?

Neither is simply better. Neither one needs sealing. Quartz makers say not to set hot pans directly on quartz, while porcelain resists heat. Porcelain edges can chip. Walk the model and see which you prefer.

Do Breezewood homes come with a washer and dryer?

Yes. Lennar's included-features lists name a washer and dryer for both collections. The laundry sits on the first floor of the Magenta and Onyx plans, and on the second floor of the other seven plans, so check where it sits on the plan you like.

What warranty comes with a Breezewood home?

Lennar offers a 1-2-10 limited warranty: 1 year for workmanship, 2 years for mechanical and systems, and 10 years for structural. Ask for the written warranty before you sign, and read what it covers.
