Princeton, FL is an unincorporated community in south Miami-Dade County, and it is where Lennar's Breezewood townhomes are being built. The mailing address says Miami, but the U.S. Census puts the site, at SW 232nd Street and SW 112th Avenue, inside Princeton. Daily life here runs along a few long roads, a handful of county parks and a Publix on the same road as the community.

Where Is Princeton, FL?

Princeton sits in the southern part of Miami-Dade County. Goulds is its neighbor to the north. Naranja is its neighbor to the southwest.

Two big roads shape the area. US-1, also called South Dixie Highway, runs from northeast to southwest through Princeton. The Homestead Extension of Florida's Turnpike runs along the east side of the community.

Princeton had 39,308 people in the 2020 Census, according to U.S. Census QuickFacts.

The Census calls Princeton a census-designated place, or CDP. That is an area the Census Bureau draws a line around so it can count the people who live there. It is not a city.

What ""Unincorporated"" Means for You

Unincorporated means Princeton is not its own city or town. There is no Princeton mayor and no Princeton city hall. Miami-Dade County is the local government here.

You will see this in small ways. The parks in this guide are county parks, run by Miami-Dade County. When you have a question about a local service, you will usually be dealing with the county.

Your mail at Breezewood will say Miami, FL 33170. The Publix down the road uses a Homestead address.

Do not let that confuse you. A mailing city is set by the post office. It does not tell you which city, if any, you live in.

How Princeton Got Its Name

Princeton started as a stop on the Florida East Coast Railroad. A man named Gaston Drake named the stop after the school he went to, Princeton University.

Drake ran a sawmill and lumber company here. It closed when the local timber ran out in 1923. The name stayed long after the mill was gone.

Goulds, FL: Your Neighbor to the North

Goulds, FL is the community just north of Princeton. Like Princeton, it is unincorporated. It had 11,446 people in the 2020 Census.

Goulds also got its name from the railroad. A rail siding was built there in 1903 and was first called ""Gould's Siding."" A siding is a short side track where trains can stop or pass. The old depot was near today's SW 224th Street.

US-1 is the main road through Goulds. Cauley Square, a former railway town, is also in Goulds. Cutler Bay sits to the northeast of Goulds, and South Miami Heights is to the north.

Goulds Park Has a New Name

Lots of people still search for ""Goulds Park."" The park is still there, but it has a new name. In 2020, the Miami-Dade County Commission renamed it JL (Joe) and Enid W. Demps Park.

It sits at 11350 SW 216th Street. The county's Demps Park page lists lighted ball fields, lighted basketball and tennis courts, an indoor gym, an indoor fitness room, a turf field, a year-round pool and a water splash pool. Check that page for current hours and fees before you go.

Parks Close to Breezewood

The park you will likely use most is Debbie Curtin Park, at 22821 SW 112th Avenue. That is the same road Breezewood is on. The county's Debbie Curtin Park page describes a 9.78-acre park with a half-mile walking path, a children's playground and seating areas. The county's park finder also lists basketball and pickleball courts.

For a bigger outing, head toward the water. Black Point Park and Marina, at 24775 SW 87th Avenue, has a jetty that runs 1.5 miles into Biscayne Bay for shore fishing. It also has bike paths, jogging trails, a picnic pavilion and a dockside restaurant, Black Point Ocean Grill. Restaurants change hours, so call ahead before you go.

Two of the biggest outings in south Miami-Dade sit side by side. Read our guide to Larry and Penny Thompson Park for trails, camping and the seasonal swim lake. Then see what to know about Zoo Miami, right next door.

Breezewood itself has its own amenities. Lennar lists a swimming pool with a cabana and a park inside the community. Lennar has not published opening dates for them, so call for the current status.
