Southland Mall Cutler Bay, Groceries and Daily Life Near Breezewood

Southland Mall Cutler Bay is a big shopping mall up US-1 from Breezewood. It sits at 20505 S Dixie Hwy, which is US-1, in the Town of Cutler Bay, north of Breezewood, and it is open today. The Town has also started a long-term plan to turn the mall site into a new town center. Here is what is there now, what is planned, and where Breezewood buyers do the rest of their daily errands.

Where Breezewood Sits

Breezewood is a Lennar townhome community at SW 232nd Street and SW 112th Avenue. Its mailing address says Miami, but it sits in Princeton, an area of south Miami-Dade with no city government of its own. Our living in Princeton, FL guide explains the area in full.

Two roads do most of the work for daily errands:

• SW 112th Avenue runs right past Breezewood. It also goes by the name Allapattah Road. It runs north to US-1 and south to the Turnpike.

• US-1, also called South Dixie Highway, is the main shopping road for south Miami-Dade. Southland Mall sits on it.

Florida's Turnpike Homestead Extension runs just east of the community. Its southbound Exit 9A is at SW 112th Avenue, also called Allapattah Road. For the full picture on roads and transit, read getting around from Breezewood.

Southland Mall Cutler Bay: What Is There Today

The mall's own website still calls it Southland Mall, at 20505 S Dixie Hwy in Cutler Bay. Its website lists daily hours, so you can check before you go. You may also see the name Southplace. That is the name of the planned redevelopment, which we cover below.

In early 2025, the Town of Cutler Bay listed the mall's major stores. They included:

• Macy's and JCPenney

• Regal Cinemas

• TJ Maxx, Ross and Old Navy

• DSW and Five Below

• LA Fitness

Stores open, close and move over time. Check the mall's website for the current store list and hours before you make the trip.

Getting there from Breezewood

Take SW 112th Avenue north to US-1. Then follow US-1 north into Cutler Bay. The mall sits right on US-1, so it is hard to miss. Florida's Turnpike Homestead Extension, just east of Breezewood, is the highway option.

The county's new bus rapid transit line also runs along US-1. Bus rapid transit is a bus line with its own lane and stations, a lot like a train on wheels. Our Dadeland South Station guide explains the stations nearest Breezewood.

What Is Planned at the Mall Site

On February 27, 2025, the Town of Cutler Bay announced a groundbreaking on the mall site. The first phase is called The Current at City Center. The Town describes it as an eight-story apartment building with a Presidente Supermarket on the whole ground floor.

That first phase is the start of a much bigger, multi-year plan the Town calls Southplace City Center. The Town's plan describes thousands of new homes, plus new shops, places to eat, a medical center, a hotel and green space. It says the project sits next to the county's new bus rapid transit line.

These are plans, not finished buildings. Big projects change shape and timing as they go. Check the Town of Cutler Bay's website for the latest updates before you count on any of it.

Groceries Close to Home

For the weekly grocery run, there is a Publix on Breezewood's own road. The Publix at Promenade at Silver Palm is at 23300 SW 112th Avenue, just south of SW 232nd Street.

• It has a Publix Pharmacy inside.

• A Publix Liquor Store sits nearby at 23274 SW 112th Avenue.

• Publix lists a Homestead mailing address for it, even though Breezewood's ZIP is 33170.

The Town's plan also puts a Presidente Supermarket at the mall site. Until it opens, treat it as a plan, not a store you can shop at.

Healthcare in South Miami-Dade

Two full hospitals serve this part of the county. We have not measured which one is closer to any home, so we name both.

Jackson South Medical Center is part of Jackson Health. Its official address is on SW 152nd Street in Miami.

Baptist Health Homestead Hospital lists heart and vascular care, maternity services, robotic surgery, orthopedics and imaging. Its pediatric ER is staffed by doctors from Nicklaus Children's Health System. For anything urgent, call 911 first.

Miami-Dade County Public Schools

Breezewood is served by Miami-Dade County Public Schools, the county's public school district. School lines can change, and the right school depends on the exact address. So we do not name a school for any home.

Here is how to check for yourself:

1. Open the district's Find Your School search.

2. Type in the exact home address you are looking at.

3. Read the results and the boundary map for each grade level.

The district also runs a School Finder for choice, magnet and pre-K programs. Do this check before you sign a contract, not after.

Parks and Weekends

Daily life is more than errands. Debbie Curtin Park is a county park at 22821 SW 112th Avenue, the same road as Breezewood. The county's park page lists a half-mile walking path, a children's playground and seating areas.

For bigger weekend outings, Larry and Penny Thompson Park has trails, a lake and a campground. It sits right next to Zoo Miami.

Inside Breezewood, Lennar lists a swimming pool with a cabana and a park. Lennar has not published opening dates for them. Call 561-704-0091 to ask where they stand today.

Is Breezewood the Right Fit for Your Daily Life?

Breezewood makes sense if you want a newer three-bedroom townhome with US-1 shopping and the Turnpike both close by. Homes have recently started in the low $400,000s. Call 561-704-0091 for today's numbers. Every home includes a washer and dryer, so laundry is one less trip.
