If you are shopping for new homes in Miami-Dade County, the far south end of the county is where much of the new single-family building is happening today. Heron Pointe is one of those places. It is a Lennar community of single-family homes at SW 288 St and 177th Ave. Lennar's address says Miami, FL 33030, but the county map puts the site in unincorporated Miami-Dade, less than a mile outside the City of Homestead. This guide explains what that means, how big the county is, what Heron Pointe offers, and the checks to run before you buy any new home in the county.

New Homes in Miami-Dade County: The Short Answer

Miami-Dade is a big county with a lot of moving parts. The U.S. Census Bureau's 2025 estimates put the county at about 2.8 million people. About 1.2 million of them live in the part of the county that is not inside any city or town. The Census Bureau calls that part the ""balance of Miami-Dade County."" You can see these numbers in the Census Bureau's city and town population tables.

That matters for new homes. A lot of the new single-family building in the south of the county sits on land like this, outside city limits. Heron Pointe is a good example.

Here is what you get at Heron Pointe, based on Lennar's own pages:

  • Builder: Lennar

  • Home type: single-family homes, one and two stories

  • Plans: seven plans in two groups, the Palm Collection and the Sable Collection

  • Bedrooms: four or five

  • Size: 2,189 to 3,108 square feet

  • Garage: two-car on most plans, three-car on the Voyage

  • Starting prices: from the low $700,000s into the $800,000s, depending on the plan. Call 561-704-0091 for today's numbers.

You can see the full community on our Heron Pointe community page.

Miami Address, County Land: Where Heron Pointe Sits

This is the part that confuses buyers most. Three sources say three different things:

  1. Lennar's page lists the address as SW 288 St and 177th Ave, Miami, FL 33030.

  2. Our site database lists the location as Homestead, FL 33030.

  3. The Miami-Dade County map puts the community point in ""Unincorporated Miami-Dade."" When we checked the county's city-limits layer, the City of Homestead line came within one mile of the site, but not within half a mile.

So which one is right? For who runs local services, the county map is the one that counts. A mailing city and a city government are not the same thing. If a home sits outside city limits, the county, not a city, is the local government for that land.

If you want to see how this works in more detail, our guide to what unincorporated Miami-Dade means for buyers walks through it. If you would rather live inside city limits, our guide to living inside the City of Homestead shows the other side.

You can look up any address yourself on the county's online map viewer. Type in the address and turn on the city-limits layer.

Three of the Palm plans include what Lennar calls a Next Gen® suite. That is a private space inside the home with its own bedroom and bath, built for a relative who lives with you. If that is what you need, our comparison of the house plans with in law suite at Heron Pointe goes plan by plan.

How the two collections differ

The Palm Collection is the bigger group, with five plans. It mixes one-story and two-story homes, and it holds all three Next Gen® plans. The Sable Collection has two one-level plans, the Fontana and the Mulberry. Lennar shows the two Sable plans apart from the Palm plans on its community page, so ask the sales team which plans you can still buy before you tour.

Which plan size fits

If you are moving from a smaller home, the jump in size can be big. The smallest plan, the Ballast, is 2,189 square feet. The Starfish and Voyage are 3,108 square feet each. Think about how many rooms you will really use. A bigger plan means more space, but it also means more to cool, clean and furnish.

What Comes With Every Home

Lennar sells Heron Pointe homes with a long list of features included. The list names ""Quality CBS construction,"" ""Impact resistant windows and sliding glass doors,"" a stainless steel appliance package, and a washer and dryer. Our post on CBS construction and the full included list has every item in Lennar's words.

How to Compare New Homes Anywhere in the County

These checks work for Heron Pointe and for any other new home in Miami-Dade.

1. Check the address on the county map. Find out if the home is in a city or in unincorporated county land. This tells you who your local government is.

2. Check the flood map. Look up the address on the FEMA Flood Map Service Center. Our plain-English guide to what a flood zone means for a Homestead-area buyer explains the letters and zones.

3. Check schools with the district, not the builder. School zones can change. Use Miami-Dade County Public Schools to confirm which schools serve a home's address.

4. Compare builders side by side. Heron Pointe is not the only new community in this corner of the county. D.R. Horton's Ivy Ranch is also in the Homestead area, and other Lennar communities sit close by. Walk more than one before you pick.

5. Visit the parks you will use. Lennar names Harris Field Park among the parks near Heron Pointe. Our Harris Field Park guide covers what the city lists there.

6. Ask about every cost in writing. Ask for the full list of yearly costs on the home before you sign, and read every page.

Who Heron Pointe Fits

Heron Pointe is a fit if you want:

  • A single-family home, not a townhome

  • Four or five bedrooms

  • A choice of one or two stories

  • A plan with a private suite for a parent or grown child

It may not fit if you want a home inside a city's limits, or a smaller home under 2,000 square feet. In that case, compare a few other communities in the area before you decide.
