The City of Homestead is the city government that runs the land Sunstone sits on. Lennar's Sunstone is a new community of single-family homes at 16200 SW 320th Street, and the Miami-Dade County map places that point inside the City of Homestead limits. That matters more than it sounds. It tells you which city hall you call, which parks give you a resident rate and which free trolley serves your part of town.

This guide walks through what the City of Homestead is, how big it has grown, what living inside city limits means day to day, and where the four Sunstone floor plans fit.

What Is the City of Homestead?

Homestead is a city in the far south of Miami-Dade County. It has its own mayor and council, its own parks department and its own public works team. City Hall sits at 100 Civic Court, Homestead, FL 33030, and the main city phone number is 305-224-4400. The official city website is homesteadfl.gov.

Not every home with a "Homestead" mailing address is inside the city. Some nearby homes sit on unincorporated county land, where Miami-Dade County runs local services instead. Sunstone is not one of those. We checked the community's map point against the county's own municipal boundary layer, and it came back "HOMESTEAD." Lennar's page, our site database and our own records all agree on Homestead too.

So when you read about city services below, they are the services a Sunstone owner would deal with.

How Big Is Homestead?

Homestead is a mid-sized city that keeps growing. The U.S. Census Bureau's yearly city estimates put Homestead at about 86,000 people in its latest count. The Bureau's base count for 2020 was about 80,700. That is a gain of roughly five thousand people in a few years.

For a buyer, growth shows up in simple ways. New neighborhoods like Sunstone are going up, and the city has studied changes to its free trolley routes so they reach more schools, shopping centers and hospitals. Growth also means more traffic at busy times, so test your own routes before you buy.

What Living Inside the City of Homestead Means

Here are the everyday things that come from being inside the city line.

City parks with a resident rate

The city runs its own parks. At Mayor Roscoe Warren Municipal Park, for example, the city lists one pavilion booking rate for residents and a higher rate for non-residents. If you plan birthday parties outdoors, that difference adds up over the years. We cover that park in our guide to Mayor Roscoe Warren Municipal Park near Sunstone.

A free city trolley

The city runs the Homestead Trolley, a free public bus service with three routes. It runs seven days a week, with shorter weekend hours. A phone app shows where each trolley is in real time. We explain the routes and the roads around Sunstone in how the free trolley and main roads work from Sunstone.

A downtown you can actually use

Homestead has a real historic downtown along Krome Avenue. Losner Park, at 104 N. Krome Avenue, hosts concerts, performances and holiday events, according to the city. If you like a town square feel, you can read more in this walk through downtown Homestead.

One city hall for questions

When you have a question about trash pickup, a permit or a street issue, you go to the city. The city website has a "Report a Problem" link and a solid waste schedule. Bookmark both on day one.

Where Sunstone Fits in the City of Homestead

Lennar describes Sunstone as "a new community of single-family homes for sale in sunny Homestead, FL." Lennar also says the community has "the atmosphere of a boutique community." In plain words, it is a small neighborhood, not a giant master plan.

Lennar's page says Sunstone is "Situated off the Florida Turnpike." The street address is on SW 320th Street.

The four floor plans

Sunstone has four plans, all single-family homes with a two-car garage:

One Name, Two Projects

If you search for Sunstone in Homestead, you may also see news about a different, proposed mixed-use project that uses the same name. It is not Lennar's community. We sort the two out in our explainer on the two Sunstone projects.

What to Check Before You Buy Anywhere in Homestead

A few checks are worth doing for any Homestead address, Sunstone included.

  • Flood zone. Look up the exact homesite on the official flood map. Our guide on what a flood zone is in Homestead shows you how.

  • Schools. Do not rely on a builder's page or a listing site for school assignment. Use the address lookup from Miami-Dade County Public Schools and confirm the result with the district.

  • City vs. county. If a home you like is not at Sunstone, check the county map to see if it is inside a city or on county land. It changes who runs your local services.

  • Trash and permits. Look at the city's solid waste schedule and permit pages so you know how things work before move-in.

Is the City of Homestead a Good Fit for You?

That depends on what you need day to day. Homestead suits buyers who want a real city with its own downtown, city parks and a free trolley, and who are fine living at the south end of Miami-Dade County. If most of your week is spent far to the north, look closely at your own routes before you decide.

The best test is simple. Spend a weekday and a weekend day in Homestead. Visit downtown, walk a city park, and drive past Sunstone at the times you would normally leave and come home.

Questions to Ask the Sunstone Sales Team

Bring a short list when you visit. These questions help you compare Sunstone with other homes in the City of Homestead:

  • Which homesites are open, and where do they sit in the community?

  • Which of the four plans fits each homesite?

  • What is on Lennar's included features list, and what would be an extra?

  • How does Lennar's warranty work, and who do you call after move-in?

  • Which exterior styles are offered for each plan?

Write the answers down next to each plan name. When you get home, compare them side by side before you decide.
