Sunstone Homestead: Two Projects, One Name, Explained

In this article
If you search "Sunstone Homestead," you can land on two very different things. One is Sunstone by Lennar, a community of single-family homes for sale at 16200 SW 320th Street. The other is a separate mixed-use project, also called Sunstone, that a different developer has proposed in Homestead. They share a name and a ZIP code. They are not the same place, and they are not built by the same company.
Here is how to tell the two apart, so you know exactly which Sunstone you are reading about.

The Short Answer
Sunstone by Lennar | The proposed "Sunstone" project | |
|---|---|---|
Who builds it | Lennar | Abreu Development, per Florida YIMBY |
What it is | Single-family homes for sale | A proposed mixed-use plan with residences and retail |
Where | 16200 SW 320th Street, Homestead, FL 33033 | West of SW 137th Avenue, Homestead, FL 33033, per Florida YIMBY |
Status | Lennar lists it as actively selling | Reported as a proposal under city review |
Floor plans | Amber, Sapphire, Lumio, Quartz | Not a Lennar plan set |
If a page talks about four single-family plans, a two-car garage and Lennar's included features, it is Lennar's Sunstone. If a page talks about shops, a car wash or a review by a city committee, it is the other project.
What Sunstone by Lennar Is
Lennar describes its Sunstone as "a new community of single-family homes for sale in sunny Homestead, FL." It has four floor plans:
Amber: 1,921 sq ft, one story, 4 bedrooms, 3 baths
Sapphire: 2,267 sq ft, two stories, 4 bedrooms, 3 baths
Lumio: 2,368 sq ft, two stories, 4 bedrooms, 3 baths
Quartz: 2,484 sq ft, two stories, 5 bedrooms, 3 full baths and a half bath
Every plan has a two-car garage. Lennar lists items like impact resistant windows, a washer and dryer and a paver driveway as included. See the full list in our guide to the paver driveway and every included feature at Sunstone.
Lennar's starting prices begin in the high $500,000s. Call 561-704-0091 for today's numbers.
Where it sits
Lennar's address is 16200 SW 320th Street. Lennar's page says the community is "Situated off the Florida Turnpike." The Miami-Dade County municipal boundary map places the community inside the City of Homestead.
What the Other "Sunstone" Is
Florida YIMBY, a local development news site, reported on a proposed mixed-use project named Sunstone. According to that report:
The developer is Abreu Development, based in Miami.
The site is more than 20 acres, west of SW 137th Avenue in Homestead, ZIP 33033.
The plan mixes residential buildings with retail space and a clubhouse.
The site was described as being used for agriculture at the time of the report.
Homestead's Development Review Committee was set to review the plan.
That is a proposal, not homes for sale today. Its plans could change, and it may or may not be built as described. Nothing about it is part of Lennar's Sunstone.

Why Sunstone Homestead Searches Get Mixed Up
Three things make Sunstone Homestead easy to confuse.
1. Same name, same ZIP code
Both projects use the name Sunstone and the 33033 ZIP code. A ZIP code covers a wide area, so two places with the same ZIP can be far apart. Our guide to Homestead FL ZIP codes explains how ZIP codes and city lines differ.
2. Lennar files Sunstone under "Miami"
Lennar groups Sunstone in its Miami market. Its page title reads "Homestead - Miami, FL," and its web address includes "miami." That does not mean the homes are in the City of Miami. The county map puts Sunstone in the City of Homestead.
3. Search results mix news and listings
A search for "Sunstone Homestead FL" can show Lennar's page, the news story about the proposal and listing sites side by side. Read the source of each result before you trust a detail.
How to Check Which Sunstone You Are Looking At
Use this quick checklist:
Look at the address. Lennar's Sunstone is on SW 320th Street.
Look at the builder. If it says Lennar, it is the community of homes for sale.
Look at the home type. Single-family homes with two-car garages are Lennar's Sunstone.
Look at the plan names. Amber, Sapphire, Lumio and Quartz belong to Lennar's Sunstone.
Ask us. Call 561-704-0091 and we will confirm.
Questions to Ask Before You Buy at Sunstone by Lennar
Once you know you are looking at the right Sunstone, these questions help:
Which homesite? Ask to see where the homesite sits within the community.
Flood zone? Look up the exact homesite on the official flood map. See how to read a flood zone in Homestead.
Schools? Use the Miami-Dade County Public Schools address lookup and confirm with the district.
City services? Since Sunstone is inside city limits, learn what the city provides in our City of Homestead buyer's guide.
What Changes if the Other Project Moves Forward?
We cannot say. A proposal can change during city review. If you are thinking about a homesite at Lennar's Sunstone and want to know what is planned nearby, ask the City of Homestead's planning office directly. City meeting agendas are posted on the official city website.

What Each Sunstone by Lennar Home Looks Like
Lennar shows each plan with a named exterior style. These help you spot Lennar's Sunstone in photos:
Amber: "A ranch-inspired exterior with barrel roof tiles, stucco finish, wrought iron accents and decorative trim"
Sapphire: a Spanish-inspired exterior with barrel roof tiles, stucco and stone detailing
Lumio: "A Mediterranean-inspired exterior with decorative barrel roof tiles, architectural accents and an elegant front porch with stone detailing"
Quartz: a Spanish-inspired exterior with barrel roof tiles, stucco and an archway along the portico
If a photo shows apartment buildings, a shopping center or a clubhouse, it is not Lennar's Sunstone.
Visiting the Right Sunstone
When you set out to tour, use the full address: 16200 SW 320th Street, Homestead, FL 33033. Map apps may show more than one result for "Sunstone." Check that the pin sits on SW 320th Street before you go, and call 561-704-0091 if anything looks off.
Why We Wrote This
Two projects with the same name in the same city make it easy to mix up details. Our job is to make sure the facts you read about a home come from the right place.
How We Checked the Facts
For this page, we used three kinds of sources and kept them apart:
Lennar's own Sunstone page for the plans, sizes, exterior styles and the address.
The Miami-Dade County municipal boundary map for whether the community sits inside the City of Homestead.
The Florida YIMBY report for the separate proposed project.
We did not take any detail from one project and apply it to the other. Some listing sites title Lennar's community "Sunstone by Lennar," which is a helpful clue when you scan search results.
