"Pineland Crest sits in unincorporated Miami-Dade County. That means it is not inside any city. Lennar lists the address as 35655 SW 192nd Ave, Miami, FL 33034. Our own site database lists it as Homestead. But the county's own map says the land belongs to no city at all. This guide explains what that means for you as a buyer, who runs what, and what to check before you sign.

What Unincorporated Miami-Dade Means

Miami-Dade County has two kinds of places. The county says it is ""home to 34 incorporated municipalities, cities, towns and villages, as well as to unincorporated communities and neighborhoods."" A city has its own mayor, its own budget and its own city services. An unincorporated area does not.

In an unincorporated area, the county does both jobs. The county budget puts it this way: ""For residents living in UMSA, the County fills the role of both tiers of government."" UMSA is short for the Unincorporated Municipal Service Area. It is the county's name for every part of Miami-Dade that sits outside a city.

You are not alone out here. The county's budget says about 1.2 million people, or 43.4 percent of the county, live in unincorporated Miami-Dade. Much of it is busy and built up. Pineland Crest is one of the newer pieces of it.

You can see the full list of cities, with the date each one was formed, on the county's list of Miami-Dade municipalities.

Why the Address Says Miami but the Map Says Neither

Three different sources give three different answers. Here is how they fit together.

  • Lennar's page lists the community under Miami, FL 33034.

  • Our site database lists the location as Homestead, FL 33034.

  • The county's municipality map puts the site in ""UNINCORPORATED MIAMI-DADE.""

We checked the county map at the exact point Lennar gives for the community. We also checked the U.S. Census Bureau's lookup for the same point. The Census lookup places it in ZIP code area 33034 and in Miami-Dade County. It does not place it inside any city or any named census place.

So why ""Miami""? Builders often use a big, well-known city name in their listings. And why ""Homestead""? The Census Bureau places the site in its Homestead county division, and the city of Homestead is the big town nearby. If you want to see what that ZIP code takes in, read our guide on what ZIP code 33034 covers.

The county map also shows how close the city lines are. Measured as a straight line on the county map, the Florida City limit is a little over half a mile from the community point. The Homestead city limit is about 1.6 miles away in a straight line.

Who Runs What in Unincorporated Miami-Dade

This is the part that matters most day to day. When you live in a city, the city handles many local services. Here, the county does. The table below comes from the county's budget papers and from the county's service map at the community point.

Service

Who handles it at Pineland Crest

Local police patrol

Miami-Dade Sheriff's Office

Local parks and local roads

Miami-Dade County

Planning and code enforcement

Miami-Dade County

Fire rescue

The county's Fire Rescue District

Garbage pickup

County solid waste service area

County Commission

District 9

The Sheriff's Office budget says it provides ""basic police services to the Unincorporated Municipal Service Area (UMSA) of Miami-Dade County and contracted municipalities."" The county's budget also says the Fire Rescue District serves ""the entire county, except for the cities of Hialeah, Miami, Miami Beach, Key Biscayne and Coral Gables.""

There is one money point to know. The county budget explains that people in unincorporated areas pay a property tax for city-type services the county provides, ""such as local sheriff patrol, local parks and local roads."" People who live inside a city pay their city instead. Ask your lender or closing agent how this shows up in your own tax estimate. We do not quote tax figures here, because they change every year.

The Two Cities Next Door

Pineland Crest sits between two of the county's oldest cities. The county lists Homestead as formed on February 8, 1913, and Florida City on December 29, 1914.

They are very different in size. The Census Bureau's 2024 estimates put Homestead at 85,796 people and Florida City at 13,157 people.

Living near a city is not the same as living in it. Some programs are only for homes inside a city's limits. For example, the City of Miami's first-time buyer loan says plainly, ""Property must be located in the City of Miami."" Pineland Crest is not in the City of Miami, even though the listing says Miami. We explain what that means for help with a down payment in our guide to the Miami-Dade programs that can cover down payment costs.

If you are comparing an address inside a city, our guide to life inside Homestead's city limits shows how that side of the line works. Some buyers here also look at the county's farm country. Our guide to the Redland farm area covers that part of south Miami-Dade.

What Is Around Pineland Crest

Lennar's own page describes the setting this way: homeowners can enjoy ""popular national brands and well-known franchises nearby, from coffee shops and restaurants to Target and Sprouts Farmers Market."" The same page points to the Florida Keys and the Everglades Outpost for weekend trips. It also names Robert Is Here Fruit Stand as a local favorite.

Right next door is something you will not find on most listings. The county's Navy Wells Pineland Preserve sits right beside the community site, according to the county map. The county says it holds ""one of the largest contiguous parcels of critically globally imperiled pine rockland outside of Everglades National Park."" Read our guide to the county pine rockland preserve next door before you visit.

What Pineland Crest Itself Offers

Pineland Crest is a small Lennar community of two-story townhomes. Lennar shows four plans:

  • Ashbury: 3 bedrooms, 3 baths, 1,373 square feet

  • Ellery: 3 bedrooms, 2.5 baths, 1,460 square feet

  • Halstead: 4 bedrooms, 3 baths, 1,552 square feet

  • Stratford: 4 bedrooms, 3.5 baths, 1,610 square feet

Lennar's plan details do not list a garage for any of the four. Inside the community, Lennar says, ""Residents will enjoy access to a community park with ample green space.""

Prices start in the low $300,000s. Call 561-704-0091 for today's numbers. Each plan puts its bedrooms and laundry in a different spot, so walk the plans in person before you choose one.

Checks to Run on Any Unincorporated Miami-Dade Address

Before you sign for a home here, run these simple checks.

  1. Look up the schools yourself. We do not tell you which school a home goes to. Use the Miami-Dade County Public Schools SchoolFinder and enter the exact address.

  2. Confirm the city or county line. If a program, a rule or a service depends on being ""in the city,"" check the address on the county map first.

  3. Ask how taxes are figured. Unincorporated homes carry the county's tax for city-type services. Your closing agent can walk you through it.

  4. Know your county commission district. The county service map places Pineland Crest in District 9. That is who represents you on county matters.

Common Questions

Is Pineland Crest in the City of Miami?

No. Lennar lists the address as Miami, FL 33034, but the county municipality map places the site in unincorporated Miami-Dade County. It is not inside the City of Miami or any other city.

Is Pineland Crest in Homestead or Florida City?

Neither. Some listings say Homestead and Lennar says Miami. But the county map shows the site outside both city limits. Florida City's line is a little over half a mile away in a straight line.

Who provides police service in unincorporated Miami-Dade?

The Miami-Dade Sheriff's Office. Its budget says it provides basic police services to the Unincorporated Municipal Service Area, which is the county's name for areas outside a city.

Do I pay city taxes at Pineland Crest?

There is no city here, so there is no city tax. The county budget says people in unincorporated areas pay a county property tax for city-type services like local patrol, parks and roads. Ask your closing agent for your own estimate.

How do I find the schools for a Pineland Crest home?

Use the Miami-Dade County Public Schools SchoolFinder and type in the exact home address. School zones can change, so check the district's own tool before you decide.

Can I get help from a city first-time buyer program?

City programs usually need a home inside that city. The City of Miami's program says the property must be in the City of Miami, so it does not cover Pineland Crest. County and state programs may still fit.
