Every home at Heron Pointe is built with what Lennar calls ""Quality CBS construction."" In Florida home listings, CBS usually refers to concrete block walls finished with stucco, and you will see the letters on listing sheets all over the state. Lennar does not spell the letters out on its Heron Pointe pages, so ask your sales consultant to confirm what the walls are made of on the plan you pick. This guide covers what CBS construction means for you, the full list of features Lennar includes at Heron Pointe, what we could and could not find about the warranty, and how buying works.

CBS Construction: What It Means at Heron Pointe

When a Florida home is called CBS, the outside walls are usually concrete block, not a wood frame, with a stucco finish on the outside. For a buyer, the practical points are simple:

  • Ask what the walls are. Ask the sales team to show you on the plan which walls are block and which are framed.

  • Ask about hanging things. Ask what kind of anchors to use before you mount a TV or shelves on an outside wall.

  • Ask about insurance. When you shop for homeowners insurance, tell the agent how the home is built. Have the builder's paperwork ready.

Lennar lists CBS construction next to ""Beautiful and enduring concrete roof tile"" and ""Impact resistant windows and sliding glass doors."" Together, those three items cover the walls, the roof and the openings. Notice the words ""per plan"" on several items. That means the feature depends on which plan you buy. Ask which ""per plan"" items come with yours.

Questions to Ask Before You Sign

The included list is a good start, but a list on a website is not a contract. Bring these questions to your Lennar consultant:

  1. Which items are ""per plan"" for my home? Get a written answer for the stone and shutters, the paver areas, the pantry, the ceiling fan pre-wiring, the shower glass and the tub.

  2. Where is the ""hard surface"" flooring, exactly? Lennar lists the rooms. Ask what the material is and whether it runs into the hallways of your plan.

  3. What does the media panel do? Ask what it connects to and where it sits in your home.

  4. Who sets up the smart-home items? Ask whether the doorbell, deadbolt and thermostat are set up before closing, and who you call if one stops working.

  5. What can I change? Ask which items can be upgraded and how upgrades change the price.

Write the answers down and compare them with the purchase agreement. If the agreement and the website disagree, the agreement is what you are buying.

The Warranty: What We Could Find

Lennar's site has a page where owners can make a warranty or service request. But the Heron Pointe pages we read do not list the warranty terms, such as how many years each part of the home is covered. We will not guess at them.

Before you sign, ask your Lennar consultant for the written warranty for your home. Read it for three things: what is covered, for how long, and how you file a claim. Keep a copy with your closing papers.

How Buying Works at Heron Pointe

Lennar's pages describe a few tools to help you buy:

  1. Pre-qualify. Lennar says you can ""get pre-qualified with Lennar Mortgage"" to see which homes fit your budget. You can also compare offers from other lenders.

  2. Sell your current home. Lennar says it has ""partnered with Opendoor"" so you can get a cash offer on the home you own now.

  3. Pick a plan and a homesite. Walk the plans, then choose the homesite your home will sit on.

  4. Read the purchase agreement. Lennar says the agreement is where the ""actual features to be included in the home"" are set. Check it against the list above.

  5. Close. Lennar says it ""provides you with the information and guidance you need to navigate the title insurance, escrow and closing process.""

Before you choose a homesite, look up its address on the FEMA flood map. Our guide to flood zones for Homestead-area buyers explains what the zones mean.

If you are still choosing a plan, our Heron Pointe plan guide with in-law suite options compares all seven. For where the community sits in the county, see our guide to shopping for a new home in Miami-Dade.
