The one thing most buyers miss
Look at the first two rows again.
A vintage Oaks townhome and a Regency at Avenir single-family home start within a few thousand dollars of each other. On paper that looks like a house for the price of a townhome, which would be an easy decision.
It is not, because Regency at Avenir is a 55+ community. At least one person in the household has to be 55 or older. If that is you, it is a genuinely strong option, and you should go see it. If it is not you, that row is off your list no matter how good the price looks.
Once you take it off, the first single-family home in Palm Beach Gardens with no age limit is Avondale at Avenir, starting in the low $740,000s. That is roughly eighty thousand dollars more than the townhome.
So the real question in this city is not "townhome or house." It is whether eighty thousand dollars buys you something you actually need.
What eighty thousand dollars buys, and what it does not

What you get by stepping up to a single-family home: a yard of your own, no shared walls, usually a two-car garage instead of one, and more square footage.
What you do not get: a better kitchen, necessarily. The countertops, the cabinets, and the appliances at Vintage Oaks are not entry-level. What you also take on: a bigger roof, a bigger yard, and a bigger air-conditioning bill. A townhome is smaller to cool and smaller to maintain. For some buyers, that is the point.

Where these communities actually are
Almost all of the new construction in Palm Beach Gardens is in the western half of the city, out along Northlake Boulevard. That is a different part of town from the older neighborhoods near the coast and near PGA Boulevard.
Three of the communities above—both Regency collections and Avondale—are inside Avenir, a very large master-planned development. What to ask before you tour any of them
Ask the same questions at every sales office. The answers are what separate these communities, and none of them are on the websites.
Is there an age restriction? Ask it out loud even if you think you know. It changes everything.
What is included versus what is an upgrade? Two homes at the same price can be very different once you price the options.

One thing to do before you go
