"The Harmony and the Lyric are almost the same size, about 20 square feet apart. Both are two-story townhomes with three bedrooms and a one-car garage. The big differences are inside. The Lyric has a third full bathroom, a separate dining room and a small loft. The Harmony has two full baths, a formal living room and a roomy kitchen-and-great-room space with no dining room. Sizes come from the builder. Lennar gives one square-foot number and does not say how much is air-conditioned space. Room sizes below come from the builder's floor-plan drawings.

The real trade-off: a third bath and a dining room, or a living room

The Lyric spends its space on extras. You get a third full bathroom upstairs, a dining room of about 9 ft by 9 ft 11 in, and a small loft of about 8 ft 8 in by 6 ft 4 in.

The Harmony spends its space on an open main floor. It gives you a great room of about 14 ft 10 in by 19 ft 3 in beside a kitchen of about 9 ft 4 in by 12 ft 11 in. It also has a living room of about 11 ft 11 in by 10 ft 4 in near the front door. That room can be a den, a play room or a work-from-home spot. You decide.

Both plans have a powder room on the first floor. That is a half bath for guests, so they do not have to go upstairs.

Downstairs, room by room

Harmony. You step in from a covered entry. The living room is near the door. Past it, the kitchen and great room share one open space that leads to a 16 ft 10 in by 10 ft patio. A storage room of 4 ft by 10 ft 6 in sits at the back of the home. The garage is 12 ft by 20 ft.

Lyric. You step into a large foyer. The kitchen, dining room and great room share one open level that leads to the same size of back patio. The great room is about 15 ft 2 in by 21 ft. That is the larger of the two great rooms. The kitchen is about 12 ft 3 in by 9 ft, so it is wider than it is deep.

Which is better? If you cook a lot and like to talk to guests while you do, picture yourself in each kitchen. Then picture where the table goes. In the Lyric, the table has its own room. In the Harmony, it goes in the great room or at the counter.

Upstairs, room by room

Both plans have three bedrooms upstairs, an owner's suite with a walk-in closet and a balcony, and the laundry room. A washer and dryer are included. The balcony is about 22 ft 6 in by 4 ft on both plans.

Notice that the Harmony's two extra bedrooms are close in size to each other. The Lyric's are not. Its second bedroom is bigger and its third is smaller, and the loft sits next to them.

The drawings show two bathrooms upstairs on the Harmony and three on the Lyric. The drawings show a bath next to the owner's suite on both plans. Who tends to like the Harmony

  • You want a separate living room, away from the kitchen.

  • You like one big open space for the kitchen and great room.

  • Two full baths are enough for your household.

  • You want the two secondary bedrooms to be about the same size.

Who tends to like the Lyric

  • You want a real dining room.

  • You want a third full bath so fewer people share.

  • You want a small loft for a desk, a reading chair or a homework spot.

  • You want the larger great room.

Do not assume the smaller plan costs less

You might guess that the Harmony, the smaller plan, always starts at a lower price. That is not a safe guess. Starting prices at Aria Park do not always rise with size, and they change. Ask for both numbers on the same day. We can pull them for you if you call 561-704-0091.

When two plans are this close, the honest answer is to see both. Go to the sales office on the same day and stand in each kitchen. Walk up each staircase. Stand in the second bedroom of each plan. Then talk it over in the car on the way home.

Which is bigger, the Harmony or the Lyric?

The Lyric is a little bigger. It is about 1,671 square feet, and the Harmony is about 1,651. That is only about 20 square feet apart, so the layout matters much more than the size.

Does the Harmony have a dining room?

No. The Harmony has a living room near the front door, then an open kitchen and great room. You can eat at the counter or put a table in the great room. The Lyric is the one with a separate dining room.

Which plan has more bathrooms?

The Lyric. It has three full baths and one half bath. The Harmony has two full baths and one half bath. Both have the powder room on the first floor.

Do both plans have a garage and a balcony?

Yes. Both have a one-car garage that is 12 ft by 20 ft on the drawings. Both have a balcony off the owner's suite that is about 22 ft 6 in by 4 ft.

Is the Lyric cheaper than the Harmony?
