Aria Park has four floor plans from Lennar: the Harmony, the Lyric, the Melody and the Symphony. All four are two-story townhomes in Homestead with a one-car garage. They have 3 or 4 bedrooms and run from about 1,651 to about 1,786 square feet. Recent starting prices have run from about 440 thousand to about 475 thousand dollars, depending on the plan. A half bath is a small bathroom with a toilet and a sink but no tub or shower. Every Aria Park plan has one on the first floor.

Sizes come from the builder's plan pages. Lennar gives one square-foot number for each plan. It does not say how much of that is air-conditioned space.

The four plans are close in size. The biggest one is only about 135 square feet larger than the smallest. So the real choice is not ""big or small."" It is about how the rooms are arranged and how many bathrooms you want.

What every Aria Park plan has in common

Each plan has the same basic setup:

  • Two floors. The living space and kitchen are downstairs. The bedrooms are upstairs.

  • A one-car garage that measures 12 ft by 20 ft on the drawings. The Symphony's is 12 ft by 20 ft 4 in.

  • An owner's suite with a walk-in closet and a balcony. The balcony is 4 ft deep and a little over 22 ft long.

  • A back patio that measures 16 ft 10 in by 10 ft.

  • A storage room at the back of the home, 4 ft by 10 ft 6 in.

  • A laundry room upstairs, close to the bedrooms. A washer and dryer are included.

The Harmony: the most open plan

The Harmony is the smallest plan at about 1,651 square feet. It has three bedrooms, two full baths and one half bath. It is the only Aria Park plan with just two full baths.

Downstairs, the kitchen and great room share one open space. The great room is about 14 ft 10 in by 19 ft 3 in. There is also a living room near the front door. There is no separate dining room. You would eat at the kitchen counter or put a table in the great room.

The Lyric: a dining room and a small loft

The Lyric is about 1,671 square feet. It has three bedrooms, three full baths and a half bath.

It has a large foyer, which is the entry space inside the front door. Past it, the kitchen, dining room and great room share one open level. The dining room is about 9 ft by 9 ft 11 in. The great room is about 15 ft 2 in by 21 ft.

Upstairs there is a small loft of about 8 ft 8 in by 6 ft 4 in. A loft is an open nook, with no walls or door. It is a good spot for a desk or a reading chair.

The Melody: a living room, a dining room and a big loft

The Melody is about 1,746 square feet. It has three bedrooms, three full baths and a half bath.

It is the only plan with both a formal living room and a dining room downstairs. The living room is about 11 ft 11 in by 10 ft 6 in. The dining room is about 9 ft by 9 ft 11 in. The family room is about 15 ft 2 in by 15 ft 10 in.

Upstairs, the loft is the biggest of the four plans, about 10 ft 6 in by 10 ft 4 in. The builder also lists one option for this plan, an optional den. Ask the sales team what that option changes.

The Symphony: the only four-bedroom plan

The Symphony is the largest plan at about 1,786 square feet. It is the only one with four bedrooms. All four are upstairs. It has three full baths and a half bath.

Lennar says one of the secondary bedrooms has its own bathroom. That is called an en-suite bathroom. We explain what that means in our ensuite bathroom guide.

Downstairs, the Symphony has a living room, a dining room and a great room. The living room is about 11 ft 7 in by 16 ft 3 in. The great room is about 14 ft 10 in by 15 ft 5 in. The owner's suite is about 12 ft by 15 ft 4 in.

  1. You want the most open feel. Look at the Harmony first. Its kitchen and great room share one space.

  2. You want a dining room. The Lyric, the Melody and the Symphony all have one.

  3. You want a living room and a dining room. Only the Melody and the Symphony have both.

  4. You want a fourth bedroom. Only the Symphony has one.

  5. You want the most bathrooms. The Lyric, the Melody and the Symphony each have three full baths.

How to compare plans on a tour

When you walk a plan, check three things:

  • The kitchen. Is there room for how you cook and eat?

  • The stairs. See how far they are from the front door and the kitchen.

  • The bedrooms. Stand in each one and picture your bed and dresser.

Bring a tape measure. Sizes on a drawing can feel different once you are inside.

Questions to ask the sales team

  1. Which plans can I see in person? Some are shown as finished homes. Others are not.

  2. Which homesites are open for the plan I like? This changes often.

  3. What costs extra? Ask for the list in writing.

  4. When will the community amenities open? The builder lists a pool, a pool house, a tot lot and a dog park as planned. It has not published opening dates.

  5. What incentives are available today? Incentives change often, so ask every time.
