In this article

Every home at Canter gets a concrete tile roof. DiVosta's standard features list names an ""Eagle® concrete roof tile,"" along with roof trusses that have hurricane tie-downs. A concrete tile roof is heavy and long-lasting, but it is not made to be walked on. Below we explain what that roof is, then go through the rest of what comes standard at Canter, the DiVosta warranty and how buying a new home here works. You can see the four plans these features apply to on Canter's community page on NHS.

What a Concrete Tile Roof Is

A concrete roof tile is made from a mix of materials. This Old House says ""concrete roof tiles are made of a composite of sand, cement, water, and iron oxide."" Eagle Roofing, a maker of the Eagle tile brand named in Canter's features list, says the oxide is used ""for pigment,"" which is what gives the tile its color.

Here is how it compares with the two other roofs buyers often ask about:

Roof type

What sources say

Concrete tile

This Old House says concrete tiles are ""generally more affordable and easier to install than clay tiles.""

Clay tile

Bob Vila says ""clay costs twice as much as concrete.""

Asphalt shingle

This Old House says asphalt shingles cost less than other materials, ""but concrete tiles have longer lifespans.""

How long does it last? Sources differ, so here are both claims with who said them. Bob Vila says ""most concrete tile comes with a 50-year warranty."" Eagle, the manufacturer, says its tile ""lasts up to 75 years or the life of the structure."" Ask DiVosta which tile warranty applies to your home.

How heavy is it? Tile is heavy. Bob Vila says a tile roof ""can range anywhere from 580 to nearly 1,100 pounds per square."" That is why This Old House says you ""must assess your roof structure to determine whether it can support the weight of concrete tiles."" At Canter, DiVosta's features list says the roof trusses are ""professionally engineered."" If you ever plan to add something heavy on the roof, such as solar panels, ask a licensed contractor to check the structure first.

Can you walk on it? It is not a good idea. Bob Vila says ""the tiles typically are not designed to handle foot traffic."" If you ever need a roofer, a solar installer or a holiday-light crew up there, hire people who work on tile roofs.

Questions to Ask About Your Roof

Bring these to the sales office and ask for written answers:

  1. Which Eagle tile profile and color is offered with my elevation?

  2. What warranty does the tile itself carry, and is it separate from the DiVosta home warranty?

  3. Who should I call if a tile cracks or slips after closing?

  4. Can I get the roof's product approval details for my insurance company?

  5. Are spare tiles left with the home after closing, so a future repair can match?

Keep these papers with your closing documents. You may need them for an insurance quote or a future repair.

Florida Rules in One Paragraph

Roofing products are one of the categories in Florida's Product Approval System. Palm Beach County's Building Division says ""the implementation date of the Florida Product Approval System was October 1, 2003,"" and roofing products are one of the categories it covers. Florida also has a ""High-Velocity Hurricane Zone."" The roofing consultants' group IIBEC says that zone covers only Miami-Dade and Broward counties. Palm Beach County, where Canter sits, is not one of them. Ask the builder for the product approval number for your tile if you want it for your insurance agent.

The Rest of the Shell: Walls, Windows and Roof Framing

From DiVosta's standard features list for Canter, checked October 16, 2026:

  • ""Steel-reinforced concrete block construction""

  • ""Professionally engineered roof trusses with hurricane tie-downs for wind protection""

  • ""Impact resistant windows and doors throughout""

  • ""Double Pane Impact Bronze PGT Winguard® Low-E, insulated aluminum windows""

  • ""R-30 ceiling insulation""

We explain what block walls are and how they go up in how a concrete block house is built.

What Else Comes Standard at Canter

DiVosta shows one standard features list on the Oakley, Ellington and Aventura pages, and it names all four plans. Highlights:

Kitchen

  • Built-in KitchenAid stainless steel appliances, including a 36-inch gas cooktop, a 30-inch wall oven and microwave combo, a dishwasher and a 36-inch refrigerator

  • Silestone and Sensa 3cm countertops

  • MasterBrand 42-inch cabinets with crown

  • A pantry with a shelving system

The cooktop and wall oven setup is different from a standard range. We compare the two in cooktop vs range in Canter's kitchens.

Interior

  • ""11'4"" ceilings all plans 1st floor,"" with tray ceilings in the gathering room, foyer and owner's bedroom. See what 11-foot ceilings do for a room.

  • 12x24 or 22x22 tile flooring in the main living areas and baths

  • A finished laundry room with cabinets, a sink, and a Whirlpool washer and gas dryer

Energy and systems

  • A Rinnai tankless water heater

  • A Carrier central air conditioning and heating system

  • Smart home features, including a thermostat and a Ring doorbell camera

Outside

  • A rear covered lanai

  • A landscaped, sodded homesite with irrigation in front and rear

  • An 8-foot garage door with a Wi-Fi garage door opener

The roof tile also matters for looks. The Town-Crier reported in 2024 that Canter homes would come in farmhouse and coastal styles, and we explain those in the farmhouse and coastal looks.

The DiVosta Warranty

Canter's features list calls it the ""Unmatched 1,2,5 & 10-year Pulte Protection Plan, transferable limited warranty."" DiVosta's national warranty booklet explains each number:

Years

What it covers, in DiVosta's words

1

""materials and workmanship""

2

""The heating, air conditioning, electrical, and plumbing systems""

5

""Certain kinds of water infiltration and internal leaks""

10

""the structural elements of the home""

DiVosta also says its warranties ""are transferable to subsequent owner who takes title within the applicable warranty period."" Read the full warranty you receive at contract, since the exact terms are in that document.

How Buying Works at Canter

  1. Pick a plan and homesite. Ask which homesites are released and how big each one is.

  2. Sign the contract. Read the warranty and the included features before you sign.

  3. Design your finishes. DiVosta describes a Design Preview ""with transparent pricing and a simple selection process.""

  4. Meet during the build. The features list promises ""Homeowner meetings and walkthroughs at various stages of the build process: Introduction, Confirmation, and Celebration.""

  5. Get your own inspection. A builder's walkthrough is not an independent inspection. Use our new construction home inspection checklist.

  6. Close. DiVosta offers financing through Pulte Mortgage LLC and title through PGP Title. You can compare outside lenders too.
