What is a flood zone?

Moderate and lower-risk zones are B, C and X. The risk is lower, but it is not zero.
Miami-Dade County's page adds more detail, such as Zone AE, which it describes as moderate to high flooding risk. You do not need to memorize the letters. You only need to know which group your address falls into.

Why a flood zone matters when you buy
Two things happen because of a flood zone.
1. Your lender may require flood insurance. Floodsmart says that in communities that take part in the National Flood Insurance Program, flood insurance is required for properties in high-risk zones if the mortgage is government-backed. The county page says the same for any federally backed mortgage in a special flood hazard area.
2. The price of insurance can change. A home in a higher-risk zone may cost more to insure. A lender or an insurance agent can tell you the number for your address.
Regular homeowners insurance usually does not cover floods
This surprises many first-time buyers. Floodsmart says that most homeowners insurance does not cover flood damage. Flood insurance is a separate policy. You can buy it through the National Flood Insurance Program or through an insurance agent.
Miami-Dade County also says a flood policy does not start the same day you buy it. The county page says the policy does not go into effect until 30 days after purchase. So do not wait for a storm warning to ask about it.
Low-risk does not mean no-risk
Here is a fact that helps many buyers see the big picture. Floodsmart reports that from 2014 to 2024, nearly one-third of flood insurance claims came from outside the high-risk areas. FEMA recommends flood insurance even if your lender does not require it.
So think about flood insurance the way you think about any big decision. Ask what it costs, ask what it covers and then decide.
How to look up a Homestead address
You can check a flood zone yourself in a few minutes.
Use Miami-Dade County's flood zone map. The county has an interactive tool. You enter an address and the map shows your area. Start on the county's flood zone maps page.
Try the federal map too. FEMA's Flood Map Service Center lets you search by address.
Confirm it. The county page says to call the county, or your insurance agent, to confirm the official flood zone for a property.
Ask your lender. The lender will check the flood zone before the loan closes.
Each tool can look a little different, so do not worry if the screens do not match. The label you are looking for is the zone letter or letters.
What is an elevation certificate?
When you hear about flood zones, you will also hear about an elevation certificate. The county explains it this way. First you find out whether the house is in a flood zone. Then an elevation certificate tells you how high your house was built in relation to that flood zone. The county says these certificates are required for all new construction.
Ask the sales team and your lender whether an elevation certificate will exist for your home and when you can see it.
