Del Mar's Horizon Collection has three townhouse plans: the Azure, the Magenta and the Sunglow. All three are two stories, all three have three bedrooms, and none has a garage. The real choice is simple. The Azure puts a bedroom and a full bath downstairs and has three full baths. The Magenta and Sunglow put all three bedrooms upstairs. Between those two, the Sunglow trades one big room for two smaller living spaces and a U-shaped kitchen.

The Three Plans at a Glance

Here is what Lennar lists for each plan:

Plan

Bedrooms

Baths

Size

Where the bedrooms are

Azure

3

3 full

1,330 sq ft

1 down, 2 up

Magenta

3

2 full, 1 half

1,414 sq ft

All 3 up

Sunglow

3

2 full, 1 half

1,545 sq ft

All 3 up

A half bath is a toilet and a sink with no shower or tub. If the 2.5 bath count is new to you, read what a half bath is and how it works.

Lennar describes all three as two-story townhomes ""without garages."" You can see photos and the site location on the Del Mar listing on National House Search.

How to Read Townhouse Plans Before You Tour

Square footage is the number everyone looks at first. It is not the number that decides how a home feels. Three things matter more:

  1. Where the bedrooms are. A bedroom downstairs changes who the home works for.

  2. How many full baths there are. A full bath has a shower or tub. Guests and family members notice the difference fast.

  3. How the first floor is split. One big open room feels different from two smaller rooms.

Use those three questions as you read the plans below.

Choice One: A Bedroom Downstairs or All Bedrooms Up

This is the biggest difference in the collection.

The Azure is the only plan with a first-floor bedroom. Lennar says the first floor ""shares an open layout between the kitchen, dining area and family room"" with ""access to a patio."" It adds that ""a secondary bedroom and full-sized bathroom are also on the first floor and are ideal for accommodating overnight guests.""

Upstairs, the Azure has the owner's suite, with its own bathroom and walk-in closet, plus another bedroom ""with a private bathroom."" That means every bedroom in the Azure has a full bath close by.

The Magenta and Sunglow put all three bedrooms upstairs. The first floor is for living, cooking and eating. The second floor is for sleeping.

Which is better? It depends on how you live:

  • Pick the Azure if you often host overnight guests, or you want one bedroom away from the others. A downstairs bedroom also works as a home office with a full bath next door.

  • Pick the Magenta or Sunglow if you want every bedroom on one floor, close together.

Choice Two: The Magenta or the Sunglow

If you want all bedrooms upstairs, you are choosing between these two. They are close, but not twins.

The Magenta (1,414 sq ft) keeps the first floor as one connected space. Lennar says it ""hosts an open floorplan with the Great Room, kitchen and dining room conveniently on the first level."" A great room is one large room that does the job of a living room and family room together.

The Sunglow (1,545 sq ft) splits the first floor into more rooms. Lennar describes ""an inviting living room and dining room off the entry, leading to an open-concept layout consisting of a U-shaped kitchen that overlooks the spacious family room."" So you get a front living room and a separate family room at the back. Our guide to how the Sunglow's U-shaped kitchen works shows how that kitchen works.

The Sunglow is 131 square feet bigger. In both plans, the owner's suite has a walk-in closet and its own bathroom.

The honest answer: if you cannot decide between these two, walk both. One open room versus two rooms is something you feel standing in it, not something you can read on paper.

The Price Surprise

You might expect the smallest plan to cost the least. It does not.

Plan

Size

Lennar's listed starting price

Magenta

1,414 sq ft

lowest of the three

Sunglow

1,545 sq ft

about five thousand dollars more than the Magenta

Azure

1,330 sq ft

about a thousand dollars more than the Sunglow

The Azure is the smallest home but has the highest starting price of the three. Lennar does not say why. The likely reason is the third full bathroom, which adds plumbing, tile, a shower and fixtures that open floor space does not need. Homes in the Horizon Collection have recently started in the low $300,000s. Call 561-704-0091 for today's numbers on each plan.

What Every Plan Includes

Lennar lists the same features for all three plans. A few that matter for comparing:

  • Impact-resistant windows and sliding glass doors.

  • A stackable washer and dryer, listed as included.

  • Ceramic tile on the first floor, listed as 18-inch by 18-inch tile on the first floor, laundry and A/C closet.

  • A smart-home package, including a Ring Video Doorbell Pro. See what the Ring Video Doorbell Pro does and needs.

Because the list is the same, your choice comes down to layout, not finishes.

Which Plan Fits Which Situation

Here is a quick way to match a plan to your life. These are buyer situations, not rules.

Your situation

Plan to see first

Why

You work from home and want the office away from the bedrooms

Azure

The first-floor bedroom, with a full bath beside it, can work as an office

You host overnight guests often

Azure

Guests get their own floor and their own full bath

You want the lowest starting price in the collection

Magenta

It has started lowest of the three

You want one big open room downstairs

Magenta

The great room, kitchen and dining room share one space

You want a separate front room and a family room

Sunglow

It has a living room near the entry and a family room at the back

You want the most square feet

Sunglow

At 1,545 square feet, it is the largest Horizon plan

If two rows describe you, tour both plans on the same day so the differences stay fresh.

Questions to Ask About Placement

In a row of townhomes, where your unit sits matters too. Ask the sales team:

  • Is this unit at the end of a building or in the middle? End units share one wall instead of two. Our guide to end unit vs interior townhouses explains the trade-offs.

  • Which way does the patio face? Morning sun and afternoon sun feel very different in South Florida.

  • What is behind the building? Ask to see the site plan.

What About the Seaview Collection?

Lennar also lists a Seaview Collection at Del Mar with five plans and garages: the Breezeway, Caspian, Hurley, Surfside and Neptune, from 1,338 to 1,815 square feet. The Surfside is the only four-bedroom plan Lennar lists at Del Mar. Ask whether any Seaview homes are released before you plan around one.
