Multigenerational House Plans at Park Trace: Robie vs Ponte Vedra

Multigenerational house plans are homes built so two or more generations can live together, usually with a bedroom and full bath on the first floor for a parent, a grown child or a long-stay guest. At Preserves at Park Trace, the two-story Robie and Ponte Vedra both work this way. Each has a first-floor bedroom with a full bath beside it and the main bedrooms upstairs.

That is the short answer. Below, we explain what makes a plan work for more than one generation, walk through both plans room by room, and are honest about what they do not include.

What Makes a House Plan "Multigenerational"?

There is no official rule. But most families look for a few things:

• A bedroom on the first floor, so an older parent does not need to use the stairs.

• A full bathroom next to that bedroom, with a shower, not just a powder room.

• Some distance from the main bedrooms, so everyone gets privacy.

• Shared living space, so the family still comes together.

Some builders go further and add a separate entrance or a small kitchen. The Robie and the Ponte Vedra do not. They are single-family homes with a guest suite downstairs. For many families, that is exactly enough.

The Robie: Four Bedrooms and an Upstairs Living Room

The Robie at Preserves at Park Trace has 2,456 air-conditioned square feet: 1,048 on the first floor and 1,408 on the second. It has four bedrooms, three full baths and a two-car garage.

First floor

• Bedroom 4 is printed at 13'4" x 10'8", with bath 3 right beside it. This is the guest or parent suite.

• The living room is 14'8" x 15'10".

• The dining room is 10'10" x 12'6".

• The kitchen is 9'10" x 15'8" with a pantry.

• A covered patio out back is printed at 16'0" x 6'8". The plan sheet lists 128 square feet of covered lanai.

• A covered porch at the front is 9'11" x 3'3".

• The two-car garage is 18'8" x 19'4".

Second floor

• The primary bedroom is 18'8" x 12'4", with a walk-in closet and its own bath.

• Bedrooms 2 and 3 are each 11'0" x 11'4" and share bath 2.

• The upstairs living area is printed at 17'0" x 20'8". That is larger than the living room downstairs.

• The laundry room is on the second floor, near the bedrooms.

The upstairs living area is what makes the Robie work for families. Kids or teens can have their own space upstairs while a parent uses the first-floor suite.

The Ponte Vedra: Five Bedrooms and Four Full Baths

The Ponte Vedra at Preserves at Park Trace is the largest plan in the community. It has 3,072 air-conditioned square feet: 1,372 on the first floor and 1,700 on the second. It has five bedrooms, four full baths and a two-car garage.

First floor

• Bedroom 5 is printed at 11'0" x 13'2", with bath 4 beside it.

• The great room is 14'7" x 22'4".

• The dining room is 13'7" x 17'6".

• The kitchen is 15'8" x 7'8", with an island and a pantry.

• The covered lanai is 9'0" x 18'8".

• A covered entry at the front is 6'0" x 15'0".

• The two-car garage is 19'0" x 21'0".

Second floor

• The primary bedroom is 18'8" x 13'0", with two walk-in closets and its own bath.

• Bedroom 2 is 12'4" x 11'6". Bedroom 3 is 11'4" x 11'6". Bedroom 4 is 11'0" x 11'6".

• Two more full baths serve those bedrooms.

• The upstairs living area is 18'8" x 13'0".

• The laundry room is upstairs.

If you are looking at 5 bedroom house plans, the Ponte Vedra is the only one at Park Trace. With four full baths, nobody has to share with more than one other person.

Which One Fits Your Family?

Pick the Robie if:

• You need four bedrooms, including one downstairs.

• You want a big upstairs living room for kids or teens.

• You want to keep the price closer to the high $600,000s.

Pick the Ponte Vedra if:

• You need five bedrooms.

• You want every bedroom close to a full bath.

• You want a bigger lanai and two walk-in closets in the primary suite.

The Ponte Vedra has recently cost close to one hundred thousand dollars more than the Robie. Whether that is worth it depends on how many people will live in the home.

The Same Plans at Other Communities

Things to Think About Before You Buy

Living with more than one generation takes planning. Ask yourself:

1. Will the parent or guest be okay with a shared kitchen? Neither plan has a second kitchen.

2. Is a shower enough, or do they need other bathroom changes? Ask what options are available when you visit.

3. Who uses the stairs? In both plans, the laundry room is upstairs.

4. How much outdoor space do you need? Both plans have a covered lanai at the back.
