That is the short version. Below is the full list of what comes included at Park Trace, explained in plain words, plus what the warranty covers and what to ask before you sign.
What Is the Emerald Series?
D.R. Horton builds homes under a few series names. In Southeast Florida, the main ones are the Express Series, the Tradition Series and the Emerald Series. The Emerald Series is the line with the most upgraded standard finishes.
The series name tells you what comes built into the price. It is not an add-on you buy later. At Park Trace, all five floor plans are Emerald Series homes.
One important note: included features are set community by community. Two Emerald Series communities can still have different finishes. Everything below comes from the features sheet D.R. Horton publishes for Preserves at Park Trace.
The Kitchen
The kitchen is where the Emerald Series shows most. At Park Trace, it includes:
3CM granite countertops. "3CM" means three centimeters thick, which is the thicker of the two common countertop sizes.
A waterfall kitchen island. The countertop runs down the sides of the island to the floor.
Whirlpool stainless steel appliances: a 24 cubic foot side-by-side refrigerator with ice maker, a ceramic glass top range with a microwave above, and a built-in dishwasher.
Cabinets with 36-inch uppers and soft-close doors and drawers.
Small crown molding above the kitchen cabinets.
A subway tile backsplash.
A Sterling undermount stainless steel sink, a Moen pull-out faucet and a Moen garbage disposal.
Puck lights in the kitchen.
The Bathrooms
Cultured marble tops on the bathroom vanities.
Adult-height cabinets with soft-close doors and drawers.
Frameless glass enclosures in all showers.
A soaking tub in the primary bathroom, depending on the plan.
Daltile ceramic tile walls and a tile shower floor.
Full vanity mirrors, elongated toilets and Moen faucets throughout.
Notice the split: granite in the kitchen, cultured marble in the bathrooms. That is the rule at Park Trace. Do not assume another community uses the same mix.
Floors, Walls and Doors
Daltile 24" x 24" porcelain tile in all first-floor living areas. Bedrooms are not included in that tile area.
Mohawk wall-to-wall carpet over padding, depending on the plan.
Jeld-Wen two-panel interior doors.
Kwikset door hardware.
Sherwin-Williams bright white interior paint.
Vinyl-coated ventilated shelving in all closets.
Puck lights in the great room and the primary bedroom.
Built for Florida Weather
This is the part that matters most in hurricane country.
Impact-resistant glass windows and sliding glass doors. These are made to resist flying debris in a storm.
Masonry exterior walls on a reinforced concrete slab.
An engineered roof with hurricane clips and bracing, topped with IKO dimensional shingles.
Metal garage doors and a Therma-Tru insulated fiberglass front door.
R-30 insulation in the attic above living areas.
Energy-efficient central air conditioning and heating.
A water heater of at least 50 gallons, depending on the plan.
Outside the Home
A paver driveway, entry walkway and lanai.
A fully sodded homesite with professional landscaping.
A Hunter automatic irrigation system.
Gutters over the front of the driveway and entry walkway.
Four exterior styles to pick from: Classic, Coastal, Contemporary and Modern.

The Smart Home Package
D.R. Horton calls this "Home Is Connected." At Park Trace it includes:
A 7-inch touchscreen control panel with a built-in camera.
A Wi-Fi video doorbell.
A smart thermostat, smart light switch and smart door lock.
A Wi-Fi garage door opener with two remotes.
You can control these from your phone. The home is also wired for high-speed internet, cable and phone.
The D.R. Horton Warranty
D.R. Horton backs its homes with three levels of warranty coverage:

What Is Not Included
Being honest about this saves you surprises later.
Upgrades like different flooring in the bedrooms, a different countertop color, or extra lighting cost more.
Window treatments such as blinds are not on the features list.
A fenced yard is not on the features list.
A washer and dryer are not on the list. The laundry room has hookups.
Emerald Series vs Tradition Series in Stuart
Stuart has a good example of how the series names differ. D.R. Horton's Sailfish Cay townhomes are built in the Tradition Series. There, the features sheet lists 2CM granite in the kitchen and 2CM quartz bathroom tops. At Park Trace, the Emerald Series sheet lists thicker 3CM granite in the kitchen and cultured marble in the bathrooms.
Neither is wrong. They are different price points. The point is to read the features sheet for the exact community you are buying in.
