Monolithic Slab, Block Walls and What Else Lennar Builds Into Pepperwood

Every Pepperwood home sits on what Lennar calls a ""Steel reinforced Monolithic foundation."" In plain words, that is a monolithic slab: the concrete floor of the house and its edge footings poured as one piece. This guide explains what that means, walks through the rest of Lennar's included list at Pepperwood, covers the warranty wording, and shows how buying works.

What a Monolithic Slab Is

Most new Florida homes sit on concrete, not on a crawl space or basement. There are a few ways to pour that concrete.

A monolithic slab is poured in one go. The thick edges that carry the walls and the flat floor in the middle are one single pour. Monolithic just means one piece.

At Pepperwood, Lennar lists two foundation items:

  • ""Steel reinforced Monolithic foundation""

  • ""Vapor barrier underneath home slab for moisture prevention""

""Steel reinforced"" means steel bars run inside the concrete. A vapor barrier is a plastic sheet laid on the ground before the pour. Lennar's own words say it is there ""for moisture prevention.""

You will not see either one after the house is built. That is why it helps to know they are on the list. If you hire an inspector, ask them to check what they can before the slab is covered. Our new construction home inspection guide explains when to book each visit.

Monolithic Slab vs a Stem Wall Foundation

You may hear builders talk about a stem wall foundation too. Here is the simple difference.

  • Monolithic slab: the edges and the floor are poured together, one time.

  • Stem wall: short foundation walls are built first. Then the space inside is filled and the floor slab is poured on top, as a separate step.

Neither one is right for every lot. Builders choose based on the site, the design and local rules. At Pepperwood, Lennar's list names a monolithic foundation on all four plans. If you want to know why, ask the sales team to have the builder explain the choice for your homesite.

What the Slab Means for You as an Owner

Once the home is done, the slab is out of sight. But a few things about it are good to know.

  • Plumbing lines run under or inside the slab. Ask for a copy of the plumbing layout or photos before the pour. It helps later if you ever need repairs.

  • Your floors sit on concrete. Ask what flooring goes on top in each room of your plan.

  • Small cracks can show up in concrete over time. Check your warranty papers for what counts as normal and what is covered.

  • Grading matters. Look at how the yard slopes away from the house during your walk-through.

These are good questions for your inspector and your builder rep.

The Walls and Roof

Lennar lists ""Concrete block Construction, wood second floor."" Three of the four Pepperwood plans are one story, so for them, the walls are block. The two-story Marshlight has a wood second floor, per that same line. Our guide to how a concrete block house is built explains block walls in more detail.

For the roof, Lennar lists a ""Dimensional asphalt shingle roof"" and ""GAF shingles provide protection and long-lasting durability.""

For windows, Lennar lists ""Impact Low E Windows."" Impact windows are built to resist flying debris in a storm. Our post on how impact windows work covers the basics.

Monolithic Slab and the Rest of the Outside

Here is what else Lennar lists for the outside of a Pepperwood home:

  • ""Elegant paver driveway and patio""

  • ""Covered entry, per plan""

  • ""Insulated 8' lite front door""

  • ""Raised panel garage door with remotes""

  • ""Wifi enabled Garage door opener""

  • ""Coach Lighting per plan""

  • ""Professionally landscaped and full sodded homesite""

  • ""Automatic Sprinkler System""

  • ""Quality exterior paint in a choice of decorator schemes""

All four plans have a 3-car garage.

Inside the Home

Lennar's interior list includes:

  • ""9'4"" ceilings"" and ""8' ceilings on second floor"" (the second-floor line applies to the two-story Marshlight)

  • ""Designer Sherwin Williams paint""

  • ""Modern Seagull LED light fixtures""

  • ""Orange Peel walls"" and ""Knockdown ceilings""

  • ""5 1/2"" Modern Square Edge baseboards""

  • ""Marble window sills""

  • ""Vinyl-clad ventilated shelving in all closets""

  • ""Central air-conditioning and heating system with programmable wifi thermostat""

  • ""Electric water heater""

  • ""Pre-wired for ceiling fan in great room, flex room, all bedrooms, lanai (per plan)""

Want to know what that wall finish looks like? Read orange peel walls and knockdown ceilings, explained.

The Kitchen and Baths

In the kitchen, Lennar lists:

  • ""Shaker Style 42” upper cabinets choice of colors""

  • ""2 cm Quartz countertops""

  • ""Full Quartz Backsplash""

  • ""Quartz Waterfall Island""

  • A stainless steel appliance package with a ""Wall Oven/Microwave Combo, 5 Burner Cooktop Designer Hood over cooktop, Dishwasher, and Side by Side Refrigerator""

  • ""Single bowl stainless steel kitchen sink"" and ""Garbage Disposal""

For the full quartz backsplash, see how the quartz backsplash works in these kitchens.

In the bathrooms, Lennar lists ""2 cm Quartz countertops with integrated sinks,"" ""12x24 wall tile with 2x2 floor tile in showers"" and ""Elongated Standard Height Toilets."" For the owner's bath shower door, Lennar's list and its room tours use different words, so look at the model and ask what your plan gets.

The laundry list includes a ""Washer and Dryer.""

For smart-home gear, Lennar lists a ""Keyless Schlage Encode smart deadbolt.""

The Warranty Wording

Under ""Services,"" Lennar's Pepperwood plan pages list:

  • ""2-10 Home buyers Warranty""

  • ""Manufacturers Warranties for A/C, Appliances and Fixtures""

  • ""High efficiency 15 Seer Central air conditioning and heating""

That is the warranty wording on the builder's site. Lennar's site does not spell out the terms on these pages. Ask for the warranty papers before you sign, and read what each part covers and for how long.

A Word on ""Everything's Included""

Lennar uses the phrase ""Everything's included with this home"" on its plan pages. It also says: ""Please see your New Home Consultant and/or home purchase agreement for actual features to be included in the home.""

So the list above is a strong starting point, but your contract is what counts. Our post on what Lennar's Everything's Included means looks at the idea more closely.
