Homestead FL weather is warm all year. Winters are mild and dry. Summers are hot and wet. Federal climate records for the Homestead airport put the average January high at about 77 degrees and the average August high at about 92 degrees. Most of the year's rain falls from May through October. Hurricane season runs from June 1 to November 30.

This guide explains what each season means if you are thinking about a new home at the Coral Landings community page, the Lennar community at SW 312th Street and SW 187th Avenue.

Homestead FL Weather at a Glance

The numbers below come from the National Oceanic and Atmospheric Administration (NOAA). NOAA publishes climate normals. A normal is a 30-year average. These are the 1991 to 2020 normals for the weather station at Homestead General Aviation Airport. You can read the station file on the NOAA climate normals site.

Where Coral Landings Sits

Lennar's page lists the community at ""SW 312 St & 187th Ave"" with a 33030 ZIP code. Lennar files it under its Miami area. We checked the spot on Miami-Dade County's own map. The county's municipal boundary layer puts the community's map point inside the City of Homestead.

So the weather story here is the Homestead story. The U.S. Census Bureau estimated Homestead's population at 85,796 in July 2024. That is up from an estimate base of 80,737 in 2020.

If you want to know which Homestead ZIP code covers which part of town, our guide to the nine Homestead ZIP codes walks through each one.

The Dry Season: November Through April

This is the mild part of the year. Highs sit in the upper 70s to the mid 80s. Nights are cooler. The January average low at the station is about 55 degrees.

Rain is light. Each month from November through April averages about 3 inches or less. Taken together, those six months average about 13 inches.

What it means for daily life:

  • Yard work is easier before the summer heat.

  • Outdoor plans are easier to make. A trip to a Homestead park or farm stand fits well in these months.

The Wet Season: May Through October

Summer is hot. The average high is above 90 degrees from June through September. August is the hottest month at this station, with an average high of 92.1 degrees. August is also the wettest month. It averages 10.17 inches of rain.

What it means for daily life:

  • Central air conditioning matters. Lennar lists a central air conditioning and heating system in every Coral Landings home.

  • Plan outdoor chores for the morning.

  • Keep an umbrella in the car.

Hurricane Season: June 1 to November 30

The National Hurricane Center says the Atlantic hurricane season runs from June 1 to November 30. The center also says an average season, based on 1991 to 2020, has 14 named storms, 7 hurricanes and 3 major hurricanes. You can read this on the National Hurricane Center climatology page.

That does not mean a storm hits Homestead every year. It means every South Florida home buyer should plan for storm season. The home itself is part of that plan.

What the Coral Landings Homes Include for Florida Weather

Lennar lists the same ""Everything's Included"" features on all five Coral Landings plans. Several of them connect to the weather:

  • Impact-resistant glass windows. Lennar lists ""impact resistant glass windows."" Our guide to what impact windows are and how they are rated explains the glass in plain words.

  • Concrete block walls. Lennar lists ""Quality CBS construction."" CBS means concrete block and stucco.

  • A shingle roof. Lennar lists ""Architecturally stylish dimensional roof shingles."" Dimensional shingles are also called architectural shingles. They are thicker and heavier than basic 3-tab shingles.

  • Central air and heat. Every plan lists it.

  • A smart thermostat. Lennar lists a Wi-Fi enabled thermostat. You can change the setting from your phone.

Ask the sales team to show you each item in a model home. Ask what the windows are rated for. Ask for the roof product name in writing.

Flood Zones and Insurance

Weather is not only about wind. Heavy summer rain is part of life here. Before you sign, look up the flood zone for the exact homesite you want. A flood zone is a map label. It can change what insurance a lender asks for.

Our plain-English guide to flood zones for Homestead buyers shows you how to check an address. Do this for each homesite you like. Two lots in the same community can sit in different spots.

Also ask an insurance agent for a quote early. Give the agent the address, the build year and the window and roof details from Lennar's list.

Picking a Plan for the Climate

All five Coral Landings plans are two stories. All of them put the laundry room on the second floor. That keeps wet towels and summer laundry close to the bedrooms.

The plans differ in ways that can matter in a hot place:

  • The Crownstone, Empress and Starlight have a powder room on the first floor.

  • The Pearlstone and Vanguard have a full bath and a bedroom on the first floor.

  • Only the Vanguard has a 2-car garage. The other four have a 1-car garage.

A garage keeps a car out of summer sun and storm rain. Count your cars before you choose. Our side-by-side look at all five Lennar floor plans at Coral Landings compares every room size.

Getting Around in Any Weather

Coral Landings sits on SW 312th Street. That road is also called Campbell Drive. Florida's Turnpike has an interchange at Campbell Drive. The Turnpike calls it Exit 2. Our Campbell Drive road guide covers the turnpike exit and Krome Avenue.

During a storm, follow Miami-Dade County's emergency notices. Know your evacuation zone before June 1 each year.

Things to Do When the Weather Is Good

The dry months are the best time to get outside. Miami-Dade County runs Camp Owaissa Bauer, a 114-acre county camp near Homestead. It hosts summer camp, field trips and group rentals. Our Camp Owaissa Bauer guide for Coral Landings families explains what you can book.
