"D.R. Horton townhomes at Sailfish Cay come with a long list of included features. The kitchen gets 2CM granite countertops and Frigidaire stainless steel appliances. The bathrooms get 2CM quartz tops. Every home has impact-resistant glass windows, a tankless water heater, a paver driveway and lanai, and a smart home package. D.R. Horton backs the home with a 1-year workmanship warranty, a 2-year systems warranty and a 10-year structural warranty.

This guide goes through the Sailfish Cay features sheet room by room. It explains what each item means in plain words, so you know what you get before you talk about upgrades.

Why the Features List Matters

Two homes can look alike in photos and still come with very different standard features. One builder might include granite. Another might charge extra for it. That changes what you really pay.

Here is a key point. Features are set community by community. A different D.R. Horton community might list different countertops or different finishes. Everything below comes from the features sheet for Sailfish Cay only. D.R. Horton notes that included features can change without notice, so confirm the current list when you visit.

The Kitchen

The features sheet calls the kitchen ""A Gourmet's Delight."" Here is what it includes:

• 2CM granite countertops. ""2CM"" means the stone is about two centimeters thick, a common size for kitchen counters.

• Frigidaire stainless steel appliances: a 24 cubic foot side-by-side refrigerator with an ice maker, a glass top range with a microwave above, and a built-in dishwasher.

• Cabinets with 36-inch uppers. Taller upper cabinets give you more storage.

• A Sterling undermount stainless steel sink. Undermount means the sink sits under the counter, so crumbs wipe straight in.

• A Moen pull-out faucet and a Moen garbage disposal.

• Puck lights in the kitchen. These are small round lights.

The Bathrooms

Here is what the bathrooms include:

• 2CM quartz tops on the vanities

• Adult-height cabinets. These are taller than standard vanities, so you bend less.

• Daltile 18"" x 18"" ceramic tile walls in the shower and a 12"" x 12"" tile shower floor

• Semi-frameless glass shower panels

• An extended shower in bathroom one (per plan)

• Full vanity mirrors

• Elongated toilets throughout

• Moen bathroom faucets and Broan exhaust fans

Notice the split. The kitchen is granite. The bathrooms are quartz. That is the rule at Sailfish Cay, and it is not the same at every community.

Floors, Walls and Doors

The features sheet groups these as ""Heart of the Home.""

• Daltile 18"" x 18"" ceramic tile on the first-floor living areas

• Mohawk wall-to-wall carpet over dense padding, used where tile is not

• Sherwin Williams bright white interior paint

• Orange peel finish on walls and a knockdown finish on ceilings. These are light textures that help hide small marks.

• Masonite 2-panel interior doors

• Kwikset door handles throughout

• Maxim light fixtures

• Vinyl-coated ventilated shelving in all closets

How the Home Is Built

These are the features you do not see every day but matter a lot in Florida.

• Reinforced concrete monolithic foundation slab. The floor slab is poured as one piece.

• Masonry exterior walls. Block walls rather than wood framing on the outside.

• An engineered roof with hurricane clips and bracing. The clips help tie the roof to the walls.

• IKO dimensional roof shingles.

• Impact-resistant glass windows. These are built to resist flying debris in a storm.

• A durable metal garage door and a Therma-Tru insulated fiberglass front door.

Comfort and Energy

• An energy-efficient central A/C and heating system.

• R-30 blown insulation in attic spaces above living areas. The R number measures how well insulation slows heat. Higher is better.

• R-11 insulation between the garage and the home, and R-4.1 insulation on the exterior block walls.

• Uponor PEX plumbing water lines. PEX is a flexible plastic pipe.

• Pre-wiring for ceiling fans in all bedrooms and the great room.

Smart Home Package

D.R. Horton calls this ""Home Is Connected."" At Sailfish Cay, the features sheet lists:

• A Qolysys IQ Panel II 7-inch touchscreen with a built-in camera

• A Wi-Fi video doorbell

• A smart thermostat, a smart light switch and a smart door lock

• A Wi-Fi garage door opener with two remotes

Outside the Home

• A paver driveway, entry walkway and lanai. Pavers are interlocking stones instead of plain concrete.

• Fully sodded homesites with professionally designed landscaping

• A Hunter automatic irrigation system

• Gutters in the front area of the driveway and entry walkway

• Outdoor GFI outlets and an outdoor hose connection

Safety and Electrical

• Square D surge protection on major appliances

• A Square D electrical panel with circuit breakers

• Smoke detectors with battery backup and a carbon monoxide detector

The D.R. Horton Warranty

D.R. Horton's warranty has three layers:

1. 1-year workmanship warranty. Covers the fit and finish of the home in the first year.

2. 2-year systems warranty. Covers the main systems, like plumbing and electrical, for two years.

3. 10-year structural warranty. Covers the main structure of the home for ten years, through RWC.

The Sailfish Cay features sheet also lists a 10-year Carrier limited warranty. Ask what it covers when you visit, because a limited warranty has its own terms.

The sheet also lists third-party home inspections and a personalized new homeowner orientation. The orientation is a walk-through where you learn how your home's systems work.

What Is Not on the List

A features sheet tells you what is included. It does not tell you what upgrades cost. If you want a different finish or an extra item, ask for the options list and prices during your visit.
