Acacia Groves has two 5 bedroom homes, the Orchard and the Spruce, and four smaller plans with three or four bedrooms. All six are single-family Lennar homes with a two-car garage. The real choice is not just size. It is one floor or two, where the bedrooms sit, and whether you need a private suite for family. This guide groups the six plans by those trade-offs, using the sizes and room drawings on Lennar's own plan pages.

Starting prices on Lennar's site begin in the low $500,000s for the Birch and reach the low $600,000s for the Spruce. Prices move often, so call 561-704-0091 for today's numbers. Not every plan may be open for sale at the same time, so ask which ones you can buy now.

Trade-off 1: one floor, three bedrooms or four (Birch vs Elm)

If you want everything on one level, these are the two plans to compare. Both are single-story homes with impact-resistant windows, per Lennar.

The Birch puts the Great Room, kitchen and dining area in one open space. Two bedrooms sit off the foyer, and the owner's suite is at the back of the home. The plan drawing shows a large Great Room of about 15' x 29', a breakfast nook of about 8' 4"" x 10' 1"", and an owner's suite of about 13' x 15'. It also has a half bath for guests.

The Elm adds a fourth bedroom and a formal dining room at the end of the foyer. The drawing shows the dining room at about 17' 7"" x 11', the family room at about 15' x 13' 4"", and the owner's suite at about 15' x 13'. Three bedrooms sit at the front with a full bath close by. Lennar lists one optional layout for the Elm's living and dining space.

How to choose: the Elm gives you one more bedroom and a real dining room for only about 95 more square feet. The Birch gives you a bigger open living space and a guest half bath. If you host dinners, look hard at the Elm. If you want one big room for everyday life, the Birch may fit better. Walk both.

One small note: the Elm's garage drawing reads about 18' x 20'. The other five plans show about 20' x 20'. If you park two large vehicles, measure. Our guide to real two-car garage sizes in Homestead homes shows what fits in each size.

Trade-off 2: two floors, all bedrooms up or one bedroom down (Hickory vs Laurel)

Both of these are two-story, four-bedroom homes. The big difference is where the bedrooms go.

The Hickory keeps all four bedrooms on the second floor, including the owner's suite with its own bath and walk-in closet. The first floor is open living: a Great Room of about 16' 9"" x 30' 4"", a kitchen of about 9' x 16', and a breakfast nook of about 7' 11"" x 16'. Upstairs, the owner's suite reads about 11' 8"" x 16' 2"", and the laundry is on the bedroom floor.

The Laurel moves one bedroom down. Its first floor has a den off the foyer of about 11' 1"" x 11' 2"", a Great Room of about 17' 8"" x 24' 8"", and a bedroom of about 10' 6"" x 11' near a full bath that opens to the patio. Upstairs are two more bedrooms of about 11' x 12' each and the owner's suite of about 14' 3"" x 15' 3"".

How to choose: the Hickory suits a household that wants every bedroom on one floor, close together. The Laurel suits a household with a guest, an older parent or a teen who wants some space downstairs, plus a den for work or homework. The Laurel is about 256 square feet bigger.

Trade-off 3: the two 5 bedroom homes (Orchard vs Spruce)

This is where most of the interest in larger homes lands. Both plans have five bedrooms and two floors, but they solve different problems.

The Orchard puts one bedroom on the main floor, steps from a full bath. Lennar describes it as great for a guest room. A flexible living room sits off the foyer. Lennar says it can be a lounge, home office or studio. The open area at the back joins the kitchen, family room and dining room. Upstairs are four more bedrooms, including the owner's suite with its own bath and walk-in closet.

From the drawings:

  • Living room: about 15' 10"" x 12'

  • Family room: about 14' 6"" x 15' 7""

  • Dining room: about 11' 6"" x 15' 7""

  • Main-floor bedroom: about 11' x 10' 6""

  • Owner's suite: about 14' x 15' 8""

The Spruce is Lennar's Next Gen plan here. It has a private suite with two entrances, its own living room, a kitchenette, a bathroom and a bedroom. The main home has an open family room, dining room and kitchen on the first floor, and four bedrooms upstairs. Lennar says the owner's suite has two oversized walk-in closets.

From the drawings:

  • Next Gen living room: about 12' x 14'

  • Next Gen bedroom: about 12' x 11'

  • Family room: about 15' 4"" x 17' 3""

  • Kitchen: about 10' x 13' 6""

  • Owner's suite: about 13' 6"" x 17'

How to choose: if you want a guest room downstairs and a flexible front room, the Orchard covers it. If someone in your family needs a real home within the home, with a way in and out of their own, the Spruce is the only plan here built for that. On Lennar's starting prices, the Spruce runs roughly forty thousand dollars more than the Orchard.
