Acacia Groves vs Acacia Parc: Two Lennar Neighbors, Explained

In this article
Acacia Groves and Acacia Parc are two different Lennar communities that sit close together near Homestead. Acacia Groves is single-family homes that Lennar lists as actively selling. Acacia Parc is a separate project that Lennar says will offer villa-style townhomes, and it is still at the interest-list stage. Same builder, same ZIP code, almost the same name, but a different home type and a different place in line. Here is how to tell them apart.

Everything in that table comes from each community's page on Lennar's site and from Miami-Dade County's address map.
Why people mix the two up
There are a few good reasons the names get tangled.
The names are close. ""Acacia"" leads both, and ""Groves"" and ""Parc"" both sound like green space.
They are neighbors. On the county's address map, the Acacia Parc address on SW 192nd Avenue sits roughly a third of a mile east of the Acacia Groves homesites we checked. Both share ZIP code 33034 and a Homestead mailing address.
Lennar files them in different places. Lennar's web address for Acacia Groves sits under Miami, while Acacia Parc sits under Homestead. Neither one is wrong about the county. Both are in unincorporated Miami-Dade.
Old text lingers. The main Acacia Groves page describes ""new single-family homes."" But the community blurb on some Acacia Groves plan pages still describes ""new townhomes and single-family homes."" That older wording makes it sound like one project with both home types. Today, Lennar presents them as two.
Search results blend them. When we searched for Acacia Groves in Homestead, several of the top results were listing pages for Acacia Parc. At least one listing site also called an Acacia Groves plan a townhome plan. If you are researching online, check which community each page is really about.

What you can buy at Acacia Groves
Acacia Groves is the one you can buy into now. Lennar describes it as ""new single-family homes with impact resistant windows in Homestead, FL."" Lennar also says residents ""will enjoy access to five parks throughout the community, plus one main park area with a children's playground.""
The six plans run from a one-story, three-bedroom home of 1,732 square feet to a two-story, five-bedroom Next Gen home of 2,987 square feet. Every plan has a two-car garage. Starting prices on Lennar's site begin in the low $500,000s. Call 561-704-0091 for today's numbers.
The plans split three ways:
One floor: the Birch and the Elm
Two floors, four bedrooms: the Hickory and the Laurel
Two floors, five bedrooms: the Orchard and the Spruce, which has a private Next Gen suite
Our room-by-room comparison of the six Acacia Groves plans puts the sizes side by side, so you can see which ones fit before you tour.
What we know about Acacia Parc so far
Lennar's page for Acacia Parc is short. It describes ""smart, attainable villa-style townhomes"" and says the community is ""perfect for first-time buyers looking for modern living in Miami at a more accessible price point."" Under its new-community note, it says: ""This community will offer townhomes.""
What the page does not show yet:
No floor plans
No prices
No list of amenities
Lennar's page invites buyers to join an interest list for updates on the community, home availability and tours. It lists a Welcome Home Center at SW 338th Street and 192nd Avenue. You can follow the project on the Acacia Parc community page. We will not guess at plans or prices before Lennar posts them.
Which one fits you?
Acacia Groves may fit if you want:
A single-family home on its own lot
A two-car garage
Four or five bedrooms, or a single-story plan
A Next Gen suite for family (the Spruce)
To buy now rather than wait
Acacia Parc may fit if you want:
A townhome instead of a detached home
A home Lennar is pitching as a first step into ownership
To wait for plans and prices to come out
Townhome or single-family is the big fork in the road. If you are not sure which way to go, start there, then look at the communities.

Questions to ask before you join an interest list
An interest list is a sign-up for updates. It is not a contract, and it is not a promise of a home or a price. If you are thinking about waiting for Acacia Parc, ask the Lennar team:
When do you expect to post floor plans and prices?
Does joining the interest list give me any early access?
Will the homes have a garage, and how many bedrooms will the plans offer?
Is there a deposit to hold a place, and is it refundable?
And if you are leaning toward Acacia Groves instead, ask:
Which of the six plans can I buy today?
Which homesites are open, and where are they near the parks?
What is the timing on the homes that are already under way?
How we checked these facts
We read each community's own page on Lennar's site and saved a copy the same day. We looked up the Acacia Groves homesite addresses and the Acacia Parc address on Miami-Dade County's address map, which lists the county, the city status and the mailing city for each one. We do not use listing sites as a source, because, as this page shows, they sometimes mix the two communities up.
Other Lennar and other-builder options nearby
Acacia Groves and Acacia Parc are not the only choices around Homestead. Lennar builds several other communities in the area, and our comparison of Lennar homes in Homestead lines a few of them up.
D.R. Horton also builds single-family homes nearby. If you want to compare builders, our guide to the eight Juniper Cove floor plans covers its townhomes and single-family homes. If another community fits you better, we will say so.
